We are planning our Easter Egg Hunt for March 28th, there is more information on the events page. I would ask that if you plan to make any big changes in your yard or the exterior of your home, please contact the ECC or the HOA manager to file the appropriate forms to request approval of any proposed changes before you begin a copy of the form is available in this issue or can be downloaded from our website at www.catmountainhoa.com. I would like to remind everyone again that the HOA dues for 2015 have increased $2.00 per month to $47.00. If you don’t use the coupon book that was mailed to you and pay electronically thru your bank, please update your payment provider so that your account will be up to date. Also let Jesse know and we can take you off the mailing list for coupon books. As of early January about half of the payments we have received have been made at the 2014 rate of $45, please check your records and adjust if needed. Pool and Tennis Court Keys: With Spring around the corner, just a reminder that if you need pool or tennis court keys, please see Jesse. ere is a $10 deposit per key (one key per household). Homeowner dues: e 2015 homeowner dues are now $47.00 per month. I've noticed that many payments for 2015 that were already processed at BB&T (Branch Banking & Trust) in Largo, Florida still shows homeowners paying the prior year monthly rate of $45.00. REPORT MANAGER’S MARCH 2015 February 18th we held the 2015 Annual Meeting of the Association Membership. Two seats on the board were up for election and I would like to welcome our newly elected Board member, Ken Nirenberg who is a longtime resident and will be a welcome addition to the board. e second seat was filled by incumbent Marc Dully who will continue in his role on the board providing conservative guidance with a “get it done” attitude. I received notice from Bufkin Engineering that our 20 year infrastructure study is complete after a few delays due to rain. We will develop a maintenance plan based on the study report and provide an update as the plan takes shape. Again, I would also like to thank Jesse for coordinating the annual board of director elections, mailings and gathering all the ballots and proxies needed to make our quorum. Best Regards, Bryan Harter I would like to request all homeowners to inform their payment providers to make their payment with the new rate of $47.00. Also for homeowners to include in their next payment the difference of $2.00 for payments already paid for January 2015. If you have any questions please call or email Cat Mountain HOA Manager: Jesse Chargualaf at 512.451.3884 or [email protected]

The Environmental Control Committee (ECC) has the authority and responsibility for approving all improvements made on homeowner’s Lots. The ECC is chartered with maintaining a harmonious balance between the Association’s architectural integrity and the needs of owners. An assessment of impact on properties adjoining or affected by proposed Lot improvements is a significant consideration in the ECC approval process. All improvements must be reviewed and approved by the ECC prior to being implemented.

Some examples of items that require ECC approval are as follows:Design of new homesAlterations to the exterior of existing homes (including color changes)Other construction that affects the exterior surfaces of a homeAlterations to Lots (e.g., landscaping, retaining walls, AC units,

additional structures)The ECC encourages all members to review the Architectural

Guidelines and Standards before planning any Lot improvements. Members should use the Project Approval Form to submit Lot improvements to the ECC.

Both documents can be found on the Cat Mountain HOA Website at www.catmountainhoa.com

For more information about the ECC Committee, contact HOA Manager, Jesse Chargualaf via email at [email protected] or by calling 512-451-3884.
