Nationally, speaking, new home sales are increasing, but the overall market is still weak. The point is will Southwest Florida follow suit or can we expect a different outcome based on our market’s unique attributes? First, let’s look at things on a national level. Sales of new U.S. homes rose in March and the number of new properties on the market was its lowest since the 1960s, but further gains will be hampered by the broader property glut. Single-family home sales rose 11.1 percent to a seasonally adjusted annual rate of 300,000, the Commerce Department said on Monday, up from a near record low pace of 270,000 in February when harsh winter weather hit the economy. Analysts had expected a 280,000-unit rate in March. The market for new homes is being squeezed by competition from previously owned homes and a deluge of foreclosed properties, even though inventories of new properties in March fell to 183,000 units -- the lowest since August 1967. Builders, hurt by the weak market, are holding back on new home construction. While housing now accounts for a fraction of gross domestic product, indications that it continues to struggle may weigh on consumer confidence and have a negative impact on spending. Standard & Poor’s Ratings Services described conditions for U.S. homebuilders as still tough and said it did not expect a significant improvement until next year. A report last week showed there were 3.55 million previously owned homes on the market in March, well above the natural rate of between 2 million and 2.5 million. Including foreclosed homes and those on the verge of being repossessed by banks, economists say supply is anywhere in the range of 8 million to 9 million. Existing home sales rose to an annual rate of 5.10 million last month. The new home market accounts for less than 10 percent of the overall housing market. Underscoring the risks for new homes, distressed properties accounted for 40 percent of existing home sales last month. Such sales typically occur at 20 to 30 percent below value. The overall housing market has been hamstrung by a scarcity of jobs and will likely continue to cast a shadow over the broader economy. Bad weather depressed new home sales in the first two months of the year and held back building activity. Much of the anticipated slowdown is blamed on the bad weather that blanketed large parts of the country in January and February and a spike in gasoline prices. Manufacturing has led the recovery but with the labor market showing some signs of strength, there is cautious optimism that resales could see some modest gains. A recovery for the new home sales market remains far off. The median sales price for a new home fell 4.9 percent in March from a year earlier to $213,800. The spread between the prices of new and previously owned houses is now about $54,200, off a record high of $80,500 reached in January. At March’s sales pace, the supply of new homes on the market fell to 7.3 months’ worth from 8.2 months in February. What about Southwest Florida? As season draws to a close in Southwest Florida the real estate market continues in an upward and promising direction. However, based on national findings, do we still have a long way to go to reach market recovery? No doubt our market was affected just as much but all others, but with great weather and our winter visitors, we may not be heading for as slow recovery as other markets on a national level. Why? While the word on the street is that home sales are increasing here in Southwest Florida, it may not necessarily mean that the market is coming back strong – not as of yet anyway. Nationally, speaking, new home sales are increasing, but the overall market is still weak. The point is will Southwest Florida follow suit or can we expect a different outcome based on our market’s unique attributes? First, let’s look at things on a national level. Sixteen years ago I’ll never forget the feeling that came over me when my wife burst through the doors of my office panicked and crying. She had been grocery shopping less than a mile away when it happened. My little boy as a toddler had stood up in the grocery cart, lost his balance, and fell head first on the floor. I dropped everything and jumped in the car to rush him to the emergency room. As I turned and looked in the back seat, he had stopped crying but looked as if he was losing consciousness. Bubbly Baked Eggplant Parmesan

Ingredients 2 large Florida eggplant3/4 cup olive oil or enough nonstick

olive oil spray to coat eggplant2 cups homemade or store-bought

tomato sauce1 tablespoon chopped fresh Florida

basil, or 1 teaspoon dried1 tablespoon chopped fresh garlic,

or 1 teaspoon garlic powder1/4 cup grated Parmesan cheese8 ounces low-fat mozzarella cheese,

shredded

Method Peel eggplant (if desired) and cut crossways into 1/4-inch slices. Lightly fry on both sides in skillet using a nonstick pan and olive oil or nonstick spray until browned. Drain well on paper towels. Place a layer of eggplant slices in a shallow baking dish; cover with some tomato sauce, a sprinkling of basil and garlic, a little Parmesan cheese and a little of the mozzarella cheese. Repeat layers until all ingredients are used, ending with mozzarella cheese. Bake, uncovered, at 400° for 15 to 20 minutes until bubbly.

Ingredients 1 1/2 pounds Florida potatoes,

peeled or unpeeledKosher salt and freshly ground pepper

to taste1 pint Florida cherry tomatoes, halved1 small Florida sweet onion, thinly

sliced1/3 cup black olives, pitted and

halved (preferably Kalamata olives)

2 tablespoons capers, drained1/3 cup chopped fresh Florida basilPinch of crushed red pepper flakes

for heat1 tablespoon fresh Florida oregano,

or 1 teaspoon dried oregano1/4 cup olive oil8 ounces feta cheese, crumbled

Method Place the potatoes in a pot, cover with cold water by at least an inch, add a good pinch of salt and bring to a boil. Reduce the heat to medium and cook until the potatoes are almost tender. Drain on a rack set in the sink and leave them there until cool enough to handle. Cut potatoes into 1/3-inch cubes. Drop them into a mixing bowl, separating the cubes as you go. Add the tomatoes, onion, olives, capers, basil, feta and red pepper flakes. Toss gently. Crumble the oregano over the top, pour in the oil and toss gently.

Feta, Tomato and Caper Potato Salad

IngredientsFor filling:1 stick butter1 teaspoon lemon juice4 cups fresh Florida blueberries, rinsed

and drained1 cup natural sugarFor topping:1 cup self-rising flour1 cup natural sugar1 teaspoon natural vanilla extract1/2 cup low-fat milk

Method Preheat oven to 375°. Place the butter in an 8-inch square glass baking dish (no substitutes) and melt in the microwave. In a mixing bowl, combine lemon juice and blueberries. Add the sugar and mix well. Add the blueberry mixture to the baking dish with the melted butter. Do not stir.

Make topping: Combine all of the topping ingredients in a small bowl. Pour this mixture over the blueberries and bake 45 minutes, or until brown. Serve with fresh whipped cream or vanilla ice cream.

Choosing a “Home Repair Specialist” – Who Do You Let Inside Your Front Door?By Joni Hall, President, Luxury Home Solutions The recent tragic death of a Lee County woman apparently strangled by her painter and news of a “handy” man who is accused of stealing jewelry, electronics and a truck from a North Naples man bring to light the dangers of hiring just anyone to come into your home to do odd jobs. According to reports, these men were invited into these homes and hired by the homeowners to do work around the house. The Lee County Sheriff’s Office says that this time of year many people like to do work around the home. They

warn individuals about letting just anyone in your home—suggesting that you check with the county’s licensing departments before hiring anyone (www.myfloridalicense.com). It is also a good idea to follow these simple steps: Don’t hire anyone that claims they are “in your neighborhood today” or “my guys are working next door” or he/she just happens to knock on your door and offer their services to you. Hire a legitimate

company; most companies today in order to have workers comp and liability insurance have to do criminal background checks and random drug tests of all employees. Do research, join Angie’s List, check the company website, research the Internet, and check for referrals. Make sure the license fits the scope of work you need done. Contractors, plumbers, and electricians have very specific job descriptions; a very nice electrician should not be painting your kitchen or fixing your clogged sink. Unless the person carries workers compensation insurance and liability coverage, your homeowners may be responsible for his injuries, if they occur. Ask to see the Insurance Certificates, and make yourself a “Certificate Holder” for the length of the job, if necessary. If he cannot do this, he may not be the contractor for you. Ask for references—and actually call them until you have a level of comfort that satisfies you. These steps may seem extreme but we have taken such precautions with other areas of our lives; we hire the only the best doctors, the sharpest financial planners, the smartest estate lawyers, why not protect our homes with the same due diligence? Rapallo took a step backwards in April 2011 with inventory increasing and a slow down with price improvements for the second straight month. Rapallo sellers need to get back on track burning inventory and getting aggressive with prices to bring more homes under contract and bringing inventory down.   In addition, I think it would help if Rapallo was not so restrictive with open house rules.  These rules limit the showing traffic to help sell the community and available units.

Mortgage rates rose slightly with the average rate on a 30-year fixed-rate mortgage climbing for a fourth straight week, according to Freddie Mac’s weekly survey of mortgage rates. The 30-year fixed-rate averaged 4.91% this past week, up slightly from the prior week’s 4.87% but down from 5.07% this time last year. Financing is clearly available with 33% of the last 12 months’ sales being financed -- compared to 67% of the market sold to cash buyers. According to local real estate statistics, March 2011 sales increased an amazing 112% from March of 2008. Sales were posted at 1,217 units compared to only 573 units in 2008. The 2010 to 2011 increase was exceptional with a 70% increase overall. This is good news for buyers and motivated sellers as increased activity creates better prices and more offers. The number of properties under contract rose to an even higher percentage gain with 140% more properties under contract in March 2011. Figures show 1,907 units were under contract in March 2011 verses 791 units in March of 2008. The median price property in Southwest Florida continues to be consistent and is hovering at $175,000. This trend has remained the same for the last six months which covered our season of October through March. The median price has remained rather consistent for past three years only moving slightly up or down. March of 2011 the median price, as mentioned, was $175,000. March 2010 was slightly higher at $200,000 and March 2009 recorded the median at $180,000. Overall, the Southwest Florida seasonal market, January through March, closed with a 3% increase. Collier County was ranked 29th in the State for foreclosure activity with a rate of one in every 196 homes filing. The total was 992 properties in foreclosure which was a decrease of nearly 55% compared with last quarter, and a decrease of 70% from the first quarter of 2010. The best news is the inventory continues to decrease. We have dropped below 9,500 units on the market. This figure gives us an average of nine months a unit will be on the market in the overall market. New inventory or units on the market was reduced by 16% compared to last year’s new inventory. Basic economics of supply and demand continue to have created some areas of multiple offers on properties for sale.

It is becoming popular for banks representing foreclosures to set the ‘low end’ list price verses an average price. By setting a lower list price, banks are creating multiple offers and have posted sales above the listing price. The local market saw more activity from area developers this season also. Developers have stepped back to the playing table with huge incentive programs for general realtor sales. It is expected that new development sales will increase as well. WCI is back in Naples with ground breaking at Manchester Square off Livingston Road. Prices start in the $200’s and Andalucía off Whippoorwill Lane has begun a new sales promotion with a new development team where prices start in the $300’s. Nationally speaking, recovery seems headed in the right direction, but the overall market is still weak. In comparison to Southwest Florida and based on our recent numbers, it seems that Southwest Florida may experience a quicker path to a stronger market. This is surely a sign of better times for this market and the surge of winter visitors, retirees, and homebuyers still continue in an upward trend…and why not? Who doesn’t want to live in Southwest Florida – even only part-time? Thinking of buying? Now is a great time. Short Sales: Don't Sell Yourself Short There is no shortage of literature regarding "short sales". However, this article will explore relatively new waters by examining critical terms that should be reduced to writing when navigating a short sale. All parties to the transaction (seller/borrower, lender, buyer, guarantor(s)) should consider how to protect themselves with written agreements. As you probably know, a short sale is where the current lender agrees to release property from the lien of the mortgage in exchange for less than the outstanding mortgage debt. Shorts sales gain popularity as owners owe more on their outstanding mortgage than their property is currently worth. Essential Contract Terms A short sale comes to life when a contract for sale is executed by the seller/borrower and buyer. At a minimum, the contract should clearly state that the transaction is a short sale and provide that closing is contingent upon: (i) the lender's approval of the terms and conditions of the contract; (ii) the lender's approval of the settlement or closing statement; (iii) the lender's agreement to accept a specific payoff amount which is less than the balance due on the loan; and (iv) the lender's release and satisfaction of the mortgage upon receipt of the discounted payoff, together with a dismissal of any pending foreclosure or other lawsuit affecting the property. The contract should require the lender to provide the foregoing assurances in a writing signed by an officer who has authority to bind the lender. The contract should also contain a deadline for lender approval, as discussed below. It is common for a seller/borrower to solicit offers from multiple buyers. The lender may require the seller/borrower to obtain multiple offers so that the lender can select and approve its favorite one. The important distinction between an offer and a contract can be overlooked in this instance. What looks like an offer could be a contract, and the seller/borrower may have inadvertently exposed itself to liability to each buyer. When dealing with multiple offers or contracts, the parties should consider a "back-up contract" provision to acknowledge that the second (or third or fourth) contract is subject to the termination of the primary contract. Lender Agreements The lender is not a party to the short sale contract. However, the lender, the seller/borrower and any loan guarantor should consider entering into a separate agreement amongst themselves to set forth the terms of the short sale as amongst themselves. This separate agreement should reference the short sale contract and include additional terms governing the parties to the loan. Some of these additional terms include: (i) a representation from the seller/borrower and any guarantor that the short sale contract is a valid, arm's length contract, and that the buyer under the short sale contract is not related to or affiliated with the seller/borrower or any guarantor; (ii) that the purchase price under the short sale contract represents the fair market value of the property; (iii) that following closing, neither the seller/borrower nor any guarantor will have or acquire any direct or indirect interest in the property, and (iv) that neither the

seller/borrower nor any guarantor will receive any proceeds from the sale of the property now or in the future. These provision aim to protect the lender from fraudulent activity. Other considerations to be included in the separate agreement between the parties to the loan include: whether the lender will waive any deficiency balance on the loan; whether the lender will file any tax reporting forms required by law to evidence any forgiveness of debt; whether the parties waive any claims against each other relating to the loan; whether a bankruptcy has been or will be filed by the seller/borrower or any guarantor; and whether any pending foreclosure or other lawsuit will be dismissed. Some of the foregoing provisions benefit the seller/borrower and any guarantor. As a result, all of the parties to the loan can benefit from this separate agreement. Unique Affect on Deadlines Short sales can uniquely affect contract deadlines for inspections and other due diligence items. Generally, real estate contracts will allow a party a limited time to obtain a desired approval or inspection. When dealing with a short sale, an important issue is whether the time periods for deadlines commence when the contract is signed by all parties or when lender approval is obtained. Blindly entering into a short sale contract without considering this issue can leave a buyer in an unfortunate position. For example, if the date of contract execution marks the commencement of the critical time periods, then the buyer may end up paying for a loan application, appraisal, inspection or environmental report even though lender approval is never obtained. The buyer will therefore want to designate lender approval as the commencement date for these time periods. This could also save the buyer from wasting time and expense reviewing association documents, restrictive covenants, existing leases to be assumed at closing, permits and other property entitlements. Conclusion Short sales can be beneficial because they allow the borrower to sell property that is worth less than the outstanding mortgage and allow the lender to get the loan off of its books without the expense and burden of foreclosing and spending additional funds carrying the property until sale. However, the benefit of a short sale can be undermined if the parties do not appreciate the risks and complexities of a transaction with so many moving parts. Rushing into a short sale contract or agreement without this appreciation is therefore

Florida Veterinary Referral Center & 24-Hour Emergency and Critical Care (FVRC) hospital is celebrating their 5th anniversary. Contact your local Social Security office three months in advance of your 65th birthday to start the process. If you still receive medical insurance from another provider (such as your employer or your spouse's employer), you can wait to sign up for Medicare. To avoid paying a higher premium, you will be required to enroll during the eight-month period that begins during the month your employment ends or the group health coverage ends, whichever is first. Note also

that you may be assessed with higher premiums if your modified gross adjusted income is over $85,000 for single filers and $170,000 for married couples filing jointly.Medicare Part C and Part D Both Medicare Part C (Medicare Advantage) and Part D, which is prescription drug coverage, are provided by private insurers whose plans are approved by Medicare. You can get information on these providers on the Medicare Web site (www.medicare.gov). You can sign up for both Part C and Part D when you first become eligible for Medicare. You can also sign up between January 1 and March 31 or between November 15 and December 31 each year. Even if you don't currently have many prescriptions, you may want to consider signing up for Part D as soon as you become eligible. If you wait and try to sign up during a subsequent enrollment period, you may be charged a late enrollment penalty and be forced to pay higher premiums.Supplementing With Medigap Many retirees supplement their Medicare coverage with Medigap plans, which are sold by private insurers. The state where you live may determine the type of plan available to you. It's important to note that these policies do not cover long-term care, vision care, dental care, hearing aids, eyeglasses, prescription drugs, and private-duty nursing. If you anticipate ongoing use of these services, you may need to obtain another form of insurance or pay out of pocket. When you sign a contract for Medigap insurance, you usually permit the insurer to access your Medicare

In certain instances, Medigap providers will manage claims for Medicare Part A as well.Your Rights as a Medigap Beneficiary Medigap policies cover only one individual, which means that for couples, each partner needs to purchase a separate policy. The best time to purchase a Medigap policy is during the Medigap open enrollment period, which lasts for six months after you are both age 65 or older and enrolled in Medicare Part B. During this period, an insurer cannot refuse to sell you a Medigap policy or impose a surcharge because of your health status. A standardized Medigap policy typically is guaranteed renewable, which means that, as long as you continue paying premiums, an insurer cannot use your health status as a rationale for cancelling the policy. If you were diagnosed or treated for a pre-existing medical condition within six months prior to a Medigap policy taking effect, an insurer can make you wait up to six months before providing coverage for the condition. In certain instances, if you had health insurance coverage during the six-month period before the Medigap policy takes effect, the waiting period may be eliminated or shortened. One of the easiest ways to shave strokes off of your game is to improve your short game. Half of your score develops here, so if you can reduce the amount of shots lost around and on the green then your score will improve. Lets choose putting for this tip. Putting is technique mixed with feel. You have to feel comfortable while also using simple basics. To start your eyes should be over the ball. A simple way to test this is to grab an extra ball, hold it in your hand while you set up and then raise the ball to your eye level and drop it. If it lands directly over your putter, you are in great shape. If it lands anywhere else you need to make the proper adjustment. Next you need a putter that feels comfortable to you and to your eye.

Some people love putters with as many lines as possible and some choose putters without any. There are blade putters, the classic putter with a small flange on the back and mallets, it’s up to you. Your stance should be comfortable with your weight evenly distributed with the ball in the middle to front of your stance with your eyes over the ball and your arms should be loose while making a triangle once you grip your putter. While it’s fun to go the range and hit as many golf balls as you can as hard as you can, if you just take some extra time at the green and work on those 2 and 3 footers and also 20+ footers for feel you will be very happy with the changes in your game.
