• Boilers capacity (max) at operations ~ 75% of full capacity

• Boilers doesn’t have 10:1 turndown ratio

• Chiller surges at low load conditions (low refrigerant)

• Chiller operation & Free cooling switch over is not automatic

• Condensate water reset program was not installed

• Utility meters are not accurate

– Install the software for operational efficiency

– Fix system deficiencies

– Provide real-time (every 1 min) system data

– Track actual costs vs. optimum costs (Variance)

– Validate savings over time (at-least one year)
