President’s CornerWell, we are one month into the new
year and we’d like to say thank you to those Chandler Creek homeowners who have paid their 2012 annual assessments in full or requested a payment plan.
Many homeowners may not realize that when assessments aren’t paid on time, it ends up costing all homeowners as the HOA has to expend extra funds to collect the past due assessments. Those extra funds can be made up of collection fees charged by the management company, attorney fees, lien fees, etc. While those fees are charged to delinquent homeowners, the HOA has to pay them up front. Essentially, delinquent homeowners end up paying to have their own past due assessments collected. These collection costs can be easily avoided by paying in full or by requesting a payment plan.
If you have not yet paid your assessments in full, it is not too late to pay them in full or request a payment plan. A payment plan request form was mailed to all homeowners along with the annual statement. If you need another copy, please contact Alliance at 347-2888.
The first round of collection letters will be sent out mid-February giving homeowners 30 days to pay in full or request a payment plan. After 30 days, liens will be prepared for those accounts that are still delinquent and are not on a payment plan. This is not an action the HOA takes lightly, but it is

a necessary action to compel delinquent homeowners to pay their assessments. It would be unfair to those homeowners who do pay in full and on time if the HOA did not adhere to its collection policy.

We’d also like to remind everyone that while the pool is in the offseason, the restrooms are still accessible to those with an active pool key. However, some of our residents have gone to great lengths to “trash” the restrooms. Please keep an eye out for this type of behavior and report it to Alliance.
Also, a few of the HOA’s “no fireworks” signs were stolen shortly after they were put out. While we do not wish to believe it was our own residents who stole them, we want to remind everyone that the signs are the property of the HOA and they are not to be removed or tampered with. Thanks for your understanding and cooperation.
The HOA is in the process of purchasing a new community bulletin board that will be installed in the park close to the pool house. This will allow the HOA to post important notices, the board meeting agendas, as well as other useful information. Keep an eye out for this in the next few weeks.

Pre-Spring Cleaning TipsAs February marches us towards another Spring, it’s a great time
to take stock of how the year is already taking shape so that this year does not get away from us (again) leaving us frazzled and disorganized after the hectic holidays.
There are a number of non-profit organizations that could use your donations to benefit their missions, all while helping you de-clutter your home and thereby de-stress your life! Round up those old towels that have bleach spots, small holes, or frayed edges and donate them to one of the local animal shelters or low cost veterinary clinics. Take those old magazines and recycle them or donate them to local day care or senior centers for arts and crafts projects.
Travel often? If so, gather up the travel sized shampoos and bars of soaps from hotels and donate them to a local charity such as a friendship closet or the local battered women’s center.
Go through your kids’ closets and either share those outgrown clothes with other families you know, or donate them to Goodwill, a local daycare center, church, or similar organization. Check through adult closets too. Men’s button down shirts with a few spots are great to donate to schools or daycare centers to use as smocks for those budding young painters! Check for food in your pantry that is still in date and donate some to a local food pantry. Doing even one of these projects per weekend (or per month) will benefit you, your community, and your home.

The property manager for the Chandler Creek HOA performs property inspections twice a month. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. The property manager also takes pictures of the violations, which can be sent to the homeowner upon request.
Here is a breakdown of the types of violations noted for the month of December 2011:
In spite of recent rains, we continue to be in a drought situation and the HOA expects owners to keep their property up. There is not the expectation that lawns be green and manicured but it does need to be tidy. Winter weeds are especially prevalent right now.

community park survey conducted at the Fall Festival, one of the most requested items was additional trails and lighting. The MUD Board approved adding 14 lights to the new section of jogging trail located behind the pavilion and the playscape area next to the pavilion. The project is currently under construction and we anticipate completion of the additional lights by the end of February.
Drought Conditions Continue: Even though we have been fortunate enough to receive much needed rain in the past couple of months, Central Texas is still in an extreme drought stage. We receive 37 inches of rain in an average year; this year we are still 25 inches below that average.
Currently we are still in Stage II (b) that restricts outdoor watering to once per week. Violations of Stage II (b) are punishable by fine. Please report any issues to Kristi Hester

landscape. Use a minimum of 6” to 8” of compost amended soil under turf and landscape plants in order to improve plant health and increase your yard’s ability to stay healthy through dry periods. Maintain 2” of mulch in your beds to combat weeds, keep soil cool and moist, and give your yard a finished look.
2. Plants are the performers in a landscape. Choose plants that are well adapted to the soil and climate conditions of your yard. Native plants are beautiful and tough. They maintain the look and feel of the Hill Country and provide a haven for birds and butterflies. Well adapted plants are easy to maintain, and less likely to be stressed by the thin soils and climate extremes of the
Central Texas area. 3. Design creates a feel and provides for the
long-term success of your yard. Plant no more than 50% of your yard in turf grass. Give your plants sufficient space from structures and other plants to allow them to grow to full size without crowding. Avoid above and underground utilities when planting trees.
4. efficient irrigation means only providing plants with the water they need. Group plants with similar water needs and zone your yard accordingly. Use modern, efficient irrigation equipment. Know your watering schedule and change it seasonally. Water no more than twice a week. Do your watering between dusk and dawn. Install a rain sensor to turn off your system during a rainstorm.
