Changes in Listing Entry to Preview Public and Realtor Only Remarks Effective Wednesday, 3/20/13 In light of recent concerns regarding potential violations of the Fair Housing Act in listing remarks, MFR has implemented a new remark checking program that will review both the Public and Realtor Only remarks for potential violations. Example #1: If you see words or phrases highlighted in YELLOW the system will be drawing attention to a warning word (use caution based on context). The listing can be saved as-is but MFRMLS recommends review for context prior to saving. Example#2: If you see words or phrases highlighted in RED you have entered prohibited words or phrases. The comments must be revised before the listing can be saved. Disclaimer: MFR has implemented this new step to assist in protecting MFRMLS Participants and Subscribers. However, there is no guarantee that the filter will catch every possible violation. It is the responsibility of the listing broker and a gent to ensure that the remarks are in compliance with the Fair Housing Act. The best guideline: describe the property, not the current or a potential buyer/tenant. EXAMPLE #1 EXAMPLE #2
