What Happens Next…? 1. Making an offer Once you have found the perfect property with one our local property consultants you will be required to complete our offer form and submit a formal offer which will be submitted to the landlord for their approval. Once the offer has been accepted subject to contract and references, you will be required to make an initial payment to Laurels which will secure the property and register your commitment and interest. This payment is non-refundable should the tenancy not go ahead due to a withdrawal or unsatisfactory references. If the tenancy does go ahead as planned, then this amount will be deducted from the first months’ rent. 2. Referencing Laurels require all tenants to pass referencing prior to moving into any rental property. At Laurels we use a company called Lettings Hub. The Lettings Hub will use credit scoring methods to assess your application and to verify your identity. If you have any bad credit history that you are aware of, please discuss this at the time of your offer. The Lettings Hub will also contact your employer to confirm your salary and employment. You will need to have a total gross income for all tenants of at least 30 times the monthly rent in order to pass affordability. The Lettings Hub will also contact your previous landlord/agent (if applicable) to confirm the monthly rental paid and how you act as a tenant. Please ensure you notify all nominated referee’s and provide them with your permission for your information to be shared to avoid any delays in the process. 3. Administration Once we have received satisfactory references, our administration team will begin drawing up the necessary paperwork for your tenancy. At this stage you will also be given the invoice for the final total which is payable prior to the tenancy commencement. All negotiations are ‘subject to contract’ and the tenancy start date CANNOT be relied upon until satisfactory references have been received, the Landlord has given permission to proceed and the Tenancy Agreement has been signed. A copy of Laurels Estate Agents Limited Tenancy Agreement will be provided to you before signing. We strongly advise that you read through this document thoroughly before signing. 4. Monthly Rent The Rent is payable per calendar month exclusive of utilities and council tax and is payable in advance by Standing Order. You will be required to pay your monthly rent by standing order throughout the duration of your tenancy and you will need to provide us with proof that this has been set up with your bank when you sign your tenancy. In the case of joint tenancies only one Standing Order for payment of the rent can be accepted.

5. Security Deposit The security deposit will be equal to five/six weeks rental (depending on the rental amount) and will be held by the Landlord or by Laurels Estate Agents Limited as ‘Stakeholder’. 6. Right to rent You might be aware that the government have a policy called the Right to Rent. This policy requires any adults over the age of 18 who will be living in the property to provide us with proof that they have the right to rent in the UK. This needs to be done prior to the start of the tenancy but no earlier than 28 days before the start date. PLEASE BE AWARE WE LEGALLY CANNOT HAND OVER KEYS WITHOUT THIS. Acceptable documents: Any 1 from Group 1:

• UK passport

• EEA/Swiss national passport/identity card

• Registration Certificate or document certifying permanent residence of EEA/Swiss national

• EEA/Swiss family member Permanent Residence card

• Biometric Residence Permit with unlimited leave

• Passport or travel document endorsed with unlimited leave

• UK immigration status document endorsed with unlimited leave

• A certificate of naturalisation or registration as a British citizen If you do not have a document from Group 1, then any 2 from Group 2 are acceptable:

• UK birth or adoption certificate

• Full or provisional UK driving license

• A letter from HM Prison Service

• A letter from a UK Government Department or Local Authority

• A letter from National Offender Management Service Evidence of current or previous service in UK armed forces

• A letter from a police force confirming that certain documents have been reported stolen

7. Move-in day Providing everything is correct and in order, we will meet you at a time of your choosing on your move in day in order to hand over the keys and your welcome pack. If your landlord has elected to manage the property themselves then we will provide you with the landlords contact details. If your landlord has decided to opt for our bespoke Fully Managed service then you will be given the contact details of your dedicated property manager. You will also receive a welcome pack which includes some further information to ensure a smooth transition for your new tenancy.
