It is shocking to hear that a bed wetting child was forced to drink her urine. Children have to be edu-cated and shaped, as they are only learning things in this world. Do not equate them with your maturity and expect them to out-perform other kids or expect them to perform what you have not. Allow kids to enjoy their childhood. FLYING CARPET

(An English version of Tamil Drama “ParakkumKambalam” written by Vaanoli Anna KalaimamaniKoothapiran.)

Velayutham asked, “What is special about this carpet?”

Devi replied, “Appa, this carpet is not an ordinary carpet. It’s a magical carpet. Just see this ring tied to the end of the carpet. If we clean this with tamarind and ash, Tingu, a tiny magical boy will appear. He is visible only to us.”

The oldman intervened and asked, “In which book have you read this story?”

Velayutham also told, “It’s strange…We can’t believe this….”

“Appa I will show you now….Shankar, you give me the ring …..” told Devi.

Shankar gave the ring to Devi and asked her father and the oldman to hold the ring and pray to see Tingu. They did the same.

Devi cleaned the ring and within seconds, Tingu appeared with the noise Ting..Ting…Ting…and asked “Have you got the carpet?”

“Yes Tingu we got the carpet. It’s here.” told Devi.

Both Velayudham and the old man got exclaimed and asked Devi to whom she is talking to. “Just see below near your leg.Tingu is dancing and jumping. See that” said Devi.

Both got astonished “We just can’t believe this”

Tingu jumped and sat on the shoulder of the oldman. Shankar shouted with joy, “Grandpa, see there on your shoulder, Tingu is sitting.”

He immediately took Tingu in his hand and started talking to him.

Then Tingu jumped on to Velayutham.

Selvi asked, “Atleast now, do you believe us?”

Both Velayutham and the oldman nodded their head immediately.

Devi continued Now you will see one more magic….”The Flying Carpet”

“Oh Yes, pl show that to us” eagerly asked Velayutham

Tingu started ordering them, “All of you take the carpet to an open ground. Spread it on the floor.”

Devi, Shankar, Selvi, Velayutham and the oldman took the carpet and went to the terrace and spread it on the floor.

Tingu said, “Now all of you listen carefully. This carpet is a magical carpet. It can fly up in the sky. All of you can go and sit on it.”

All the five sat on the carpet.

Tingu continued, “Listen carefully, after sitting on the carpet, any one of you can order the carpet to fly up. Then only it will fly. And if you order to fly down it will come down to earth.

Here be careful you have to order the carpet to fly only after sitting on it. If you order without sitting on it, then also it will fly but you can’t order it to fly down again. So Be careful…Be careful”

Devi ordered the carpet to fly up. Then immediately the carpet started flying in the sky with a noise Ting….Ting…Ting.. All of them screamed with joy. Tingu asked, “Where to go?”

Velayutham told, “Let’s go around Kasi.”

They saw all the places in Kasi including The Ganges River, Lord Kasi Viswanathar Temple.

The two buzzwords in Real Estate Industry

An old saying go like this. “ Do construct a house – do perform a marriage”. A marriage is a bonding for LIFE. A house is also a life long bonding. A house is not just made up of bricks and mortar. It is made up of bloods, veins and hearts who live inside the four walls.

For a middle class buyer , it is a lifetime investment. All his savings over years and a commitment for future years, if on loan goes into the house. For many, it may be an ambition in life to OWN A HOUSE.

PRELIMINARY STEPS :

1) Identify the location. 2) Ensure that the Children’s school is

nearby. 3) Ensure that the groceries and

provisions are available in the vicinity. 4) Ensure that the area is good with proper

sanitation, water and electricity. 5) Ensure that the average class of

residents match to your income levels. 6) Fix your budget with plus / minus 10%. 7) Ensure that the loan amount does not

exceed 50% of your take home salary.

IDENTIFY THE BUILDER :

Go to the Builders who have done such projects in the past, even if the price is fixed and non-negotiable.

Check if the Builder is clear in his deliverables with timelines attached to. It is a MUST to check how he has performed in his earlier projects and discuss with the residents about his performance against deliverables.

Go for a stage-wise payment , upon your approval, even if you go for housing loan rather than ONE TIME payment for an incremental discount.

POINTS TO CHECK ONCE YOU SHORTLIST THE BUILDER :

Land and Building Plan approval – original and the copy given to you.

Whether the area is notified as “residential” area by the CMDA or DTCP.

You may take the pains of visiting the respective local body to confirm such approvals being accorded to the Builder for constructing the flats.

Plinth area, carpet area, open space, car park, power back-up, children play area, gym and other civic amenities.

BUILDING TRUST IS THE KEY

From the Builders standpoint, it is always the REPUTATION , which makes him grow. He grows bigger and bigger by bringing good fortunes to the residents of his completed projects. The Builder should always keep in mind that the buyer who comes to him, is investing his HARD EARNED MONEYS, in good faith and belief that the flat will be delivered promptly as committed in the OFFER DOCUMENT OR BROCHURE.

Builder should always work on this CREDIBILITY factor more than looking at short term gains from ONE PROJECT Vs. a Continuous , Ongoing projects going to be executed.

It is clearly a marriage between the buyer and the builder which goes beyond one flat being bought but multiplies geometrically to many more buyers. The Builder should inculcate that CONFIDENCE in his buyers and gain reputation as a good , prompt and a REASONABLE HUMAN BEING rather than looking at the project as a PROFIT CENTRE with a HIT AND RUN attitude.

Chennai Buyers could be rated lucky as most of the builders are fair and reasonable in delivery of their committed projects.

The craze to gold purchase by the younger generation has come down drastically. Also the gold rates are flattening globally. Now-a-days women prefer fashion jewellery to wearing costly and risky yellow metal. Prudent Women desire owning a flat than to invest in occasionally used gold ornaments. A house is a long term utility asset for the present generation and for the future generations to enjoy and cherish. It brings in a lot of pride and respect for the family. With more and more urbanization, the land parcels are becoming very scarce and precious. We know, the farmers who were holding land parcels in OMR and GST stretch have become crorepatis in a short span of 5 years. Appreciation for a real estate property is more than 15% on an average which remains as highest among all type of investments – gold, mutual funds or equity linked investments. Also, you need to factor the rental values of Rs.3 lacs per annum on an investment of Rs.50 lacs in a property which works to 6% flat. The National Housing Bank (NHB) Residex Index shows that Chennai has registered 200 % increase in prices of residential property in the period of 2007-2012.

Chennai is stated to witness construction of around 75,000 residential units in the next 3-4 years. The South Chennai alone will constitute 60% of this growth in residential units. The North Chennai’s stake is low due to pollution and transportation.

Factors attributable to the real estate growth in South Chennai are :

Rapidly growing IT and Manufacturing units particularly Global Automotive manufacturing Hub of many Multi-national Corporations.

Chennai expanding very fast into Greater Chennai widening its base to suburbs such as OMR, GST, ECR and beyond up to Tindivanam & Chengalpet in South and Ambattur, Tiruvallur & Arakkonam in North Chennai and larger pockets of Sriperumbudur & Oragadam.

Infrastructure, Transportation and Social facilities – good schooling, colleges and connectivity.

Fairness of the Builders in hand-over. Not too much of volatility in prices charged by

Builders (like exhorbitant pricing during boom and slicing by 40-50% during slackness) is not found in Chennai.

Once sleepy pockets of Velachery, Madipakkam, Nanganallur, Medavakkam & Kelambakkam, Thalambur to Vandalur stretch is getting well connected to the city in the last 3-4 years and a lot of construction activities is going around.

Many projects are “Affordable Projects” predominantly catering to the salaried group.

Now, that the schools have started functioning, we have our children coming back from school and demanding chips, noodles and other junk foods. Some mothers always try to convince their children of what is good and what is bad for their health. Mostly this doesn’t seem to satisfy them and they are always behind the junk foods.

Some mothers put in special efforts to prepare whatever the children demands, while they are kids. They also take pride in doing so. This gives rise to the problem of facing the high expectation of the grown up children. Mostly the children are given food even before they sense hunger.

Whatever be the situation, the mothers have to remember one thing. When the children return from the school they are not only physically tired; they are also mentally tired after listening to class after class and doing class works.

They are also emotionally tired having expecting praise from the teachers and recognition from the fellow students. When a mother is able to accept their children emotionally, understanding their mental state and then cater to their physical needs, the children would be happy and satisfied.

The parents have to take note of the following points :

When the children come from school, embrace them without any queries, irritation or tension.

Understand the child’s questions (what is asked and what is not asked also) understanding the child’s question is more important than answering them.

Whenever you spend time with your children see that you attend to them without any other preoccupation.
