Dear Chi Mu Brothers,

Do you remember the day you were initiated into the Chi Mu Chapter

of Phi Gamma Delta? When you chose Fiji, you chose a lifetime of brotherhood and friendship. You pledged to uphold the traditions of our Fraternity and ensure continuation from one generation to the next. “Not for college days alone!” is our slogan. We are writing today because our Chi Mu Chapter needs a new home to remain competitive at the University of Missouri. With an undergraduate membership of 120 exemplary young men now firmly in place, we are ready and excited to build our forever home right in the heart of Mizzou’s Greektown. Beta, ATO, Phi Delt, Farmhouse, Kappa Sig, Sigma Chi, Ag Rho, Farmhouse, Alpha Gamma Sigma, Sigma Nu plus others have built new or renovated their chapter houses in the past seven years. We must act now to accelerate our Chapter’s momentum and leadership position with scholarship, campus activities and personal development.

In 2014, the Chi Mu House Corporation purchased land at 503-505 Rollins for our new Chapter house. Over the past three years, the Chi Mu House Corporation completed an architectural study and renderings plus investigated multiple fundraising and financing options. Many brothers have been engaged and given input into the process to determine how to proceed forward.

After a business and market analysis, the Chi Mu House Corporation has created a unique real estate LLC investment to obtain capital for construction of our new Chapter house. This is a for-profit model that allows Phi Gamma Delta alumni to invest with fellow brothers using both qualified and non-qualified investment funds while creating real ownership and a profit for your investment. We urge you to study the enclosed details of the Building our Diamond capital campaign, to lend your skills where needed and to be generous in your financial support. It’s our time to “Press On!” and invest in this great tradition of Phi Gamma Delta which had a transformative impact on our lives.

PROUD TO BE A CHI MU FIJI…OUR TRADITION

For over 100 years, the Chi Mu chapter of Phi Gamma Delta has been

an important part of the University of Missouri. From our founding in

1899 to the present, our proud history speaks for itself with academic

achievement and leadership on the Columbia campus. While many of

our brothers have gone on to successful and distinguished careers in

business, law, medicine and countless other endeavors, the common

bond of brotherhood remains, along with our shared principles and

values. Most of us can trace the roots of our success to one place: Phi

Gamma Delta. The early training we received through our Fraternity,

including leadership and organizational skills, social skills, teamwork

and character development, has been integral to personal success.

More than a house, Fiji is about brotherhood and friendships that

transcend time. It is about the memories, experiences, and friendships

that we try to explain but words cannot describe. Fiji is about finding

your place at the University of Missouri. It is about Fiji Islander,

intramurals, campus activities, formals and football weekends. It is

renewing friendships at our Norris Pig Dinner. It is the songs and

secrets. It is what all Chi Mu brothers have experienced.

Phi Gamma Delta is a part of each of us in different ways, linking all

brothers throughout our existence. While there may be some

differences in today’s chapter compared to the one you knew, there is

an unbroken chain of traditions and loyalty. Our fraternity and Chapter

played significant roles in all of our lives, and with that foundation in

mind we embark on the Building Our Diamond

campaign.

For all of our successes, our cherished Chapter is at a crossroads in

regard to housing. In order to remain competitive, we must build a new

Chapter house. Fortunately, we have been able to secure property in

Greektown – our current chapter house, an apartment house and

parking lot. There are two paths ahead for us: one rests on maintaining

the status quo, and the other is a realization of the challenges we are

facing and a vision for the future. We must leverage our tradition of

success with a determination to build a facility that reflects our

commitment to each other and the Chi Mu Fiji experience.

If we wish for Chi Mu Fiji to maintain its impressive record of

accomplishment, if we wish to continue to compete and excel at the

University of Missouri, then the importance of the campaign cannot

be understated.

INVESTMENT SUMMARY

THIS SUMMARY IS QUALIFIED in its entirety by reference to the more detailed information appearing in the Private Placement

OFFEROR:• 503-505 LLC, a Missouri limited liability company (the Company)

• Charted by Bob Pohl for the sole purpose of capitalizing, developing and managing real assets on land at 503 and 505 Rollins in Columbia Missouri

TYPE OF SECURITY• Limited liability company units in the Company

USE OF PROCEEDS• Pay expenses related to the land, design, development and

construction of a new Chi Mu fraternity house after demolishing the existing apartment house on 505 Rollins

by the LLC member investors

NUMBER OF UNITS OFFERED AND PRICE PER UNIT:• 400 units @ $25,000 will be offered to raise $10,000,000

• With the minimum number sold, bank financing ($1,750,000) will be required to complete the development

• Management believes it has the ability to place the debt under the conditions outlined herein but that cannot be guaranteed

RETURN:• Available cash will be distributed as follows: 100% to the holder of

units (after meeting requirements for operating reserves, capital reserves, and any agreed liquidity contingency funds)

INVESTOR SUITABILITY:• This investment is suitable for persons who can withstand a

potential loss of some or all of the funds being invested

• There is not anticipated secondary market established for the securities being made available through the Private Placement Offering Memorandum and as such the investment is not suitable for those who may require near term liquidity and investors must anticipate holding such investment for an indefinite period of time

503-505 LLC BOARD OF DIRECTORS

LEE MENDENHALL ’85

Lee pledged Chi Mu Fall 1981. Lee’s brother, Brent Mendenhall ’71, and son, Chandler Mendenhall ’17, are also Chi Mu Fijis. As an undergraduate brother, he served as Pledge Educator then President and graduated in 1985 with a BS Finance. In 2014, Lee joined the Chi Mu House Corporation Board and became board President in 2015. Professionally, Lee has worked in Sales and Marketing with Larson Juhl (a Berkshire Hathaway Company), RG Shakour, and Kraft Foods.

DAVE DANNOV ’83

Dave pledged Chi Mu Fall 1980 where he was voted #1 pledge. As an undergraduate brother, he served as Treasurer and graduated in 1983 with a BS Accountancy, cum laude. In the 1990’s, Dave served on the Chi Mu House Corporation Board as Treasurer. Professionally, Dave is the President of Seaboard Overseas and Trading Group a Division of Seaboard Corp., a publicly traded United States based Fortune 500 company, since August 2006.

CRIS BURNAM ’85

Cris pledged Chi Mu Fall 1981. As an undergraduate brother, he was in charge of many special projects that improved the condition of the house. In the 1990’s Cris served on the Chi Mu House Corporation Board. Professionally, Cris is President of StorageMart. StorageMart is headquartered in Columbia and is the largest privately owned storage company in the storage industry.

RALPH HILL ’81

Ralph pledged Chi Mu Fall 1978. As an undergraduate brother, he served as President and graduated in 1981 with a BS Finance. Ralph has served on the House Corporation Board the past three years plus supported Mizzou serving on Trulaske School of Business board of directors and One Mizzou Campaign cabinet. Professionally, Ralph is the CEO and Chairman of ETX Energy based in Tulsa Oklahoma.

STAFFORD SWEARINGEN ’86

Stafford pledged Chi Mu in the Fall of 1982 following in his father’s footsteps. As an undergraduate brother, he served as Assistant Rush Chairman, Co-Rush Chairman, and Treasurer before graduating with a BSBA degree in Business Administration. Stafford has assisted with the columns of XM capital campaign and the XM centennial celebration, served for 8 years on the House Corporation board helping with the re-colonization of the Chi Mu chapter, and is currently advising the scholarship chairman by serving on the Chi Mu BCA. Currently Stafford is President and CEO of Elliot Management Services in Sedalia, Mo.

MAIN FLOORWhen entering the doors to our new Chapter House, you will be welcomed to an open foyer reminiscing our days from 704 with “stones” and grand piano. The main floor will be designed to incorporate additional study and social space, competitive living arrangements for a house director and chapter room large enough for our undergraduate membership.

KITCHEN AND DINING HALLThe kitchen is designed with a walk-through service line and refreshment area to meet today’s student needs. Additionally, the kitchen will be equipped with commercial-grade appliances and will be secured at night. The dining hall will have enough seating for the Chapter, providing space for our Brothers to eat their meals together.

MODERN STUDENT LIVINGLooking at the current housing trends at Mizzou and preparing to accommodate the needs of students today, 2 man rooms, social/study areas on each floor and large group bathrooms with private showers and stalls.

SAFETYOne of the primary driving forces behind this construction is the need to provide a safe environment for our undergraduate Brothers. Housing code enforcement will require mandatory life-safety items, such as fire-rated doors and sprinkler system throughout the house.

The memories, traditions and friendships that were developed while each of us

were active members are “Not for College Days Alone!” We need your

in Greektown.

A fraternity is an association of men,

selected in their college days by

democratic processes, because of their

adherence to common ideals and

aspirations. Out of their association

arises a personal relation which makes

them unselfishly seek to advance one

another in the arts of life and to add, to

the formal instruction of the college

curriculum, the culture and character

which men acquire by contact with great

personalities, or when admitted to

partnership in great traditions.

A fraternity, too, is of such character that

after men have left college they delight to

renew their own youth by continued

association with it and to bring their

richest experiences back to the younger

generation in part payment of the debt

which they feel themselves to owe the

fraternity for what it gave them in their

formative years.
