3A Approve Proposal for Replacement of One Roof Top Unit in the City Center Mall

Staff is requesting approval to replace one Roof Top unit in City Center Mall area.

Review

NAC Mechanical and Electrical Services has been our preferred contractor providing HVACservice for City Hall, Police, Fire Department and City Center Mall for many years. They have amaintenance agreement on all of our units and provide information and a quote if repairs orreplacement is needed. During recent maintenance inspection they encounter one unit ( unit 5)in need of repair or replacement, the unit has a cracked heat exchanger or in poor conditionsee attached map of roof top units). This roof top unit is one of three 5-ton units within the mall.

In the long- range Capital Improvement plan, we have been setting aside funds for replacementof all these units. We are also doing our best to preform regular maintenance with use of staffand NAC when larger issues happen. NAC provided two options one is to repair the unit andone be to replace the unit with a new energy efficient unit.

In the proposal it identified the current situation on this unit where there is a cracked heatexchanger. The life expectancy is about 15 years and all the roof top units on the City CenterMall exceed 15 years. We are aware of the age of these units but with proper maintenance we

are trying to extend the life of these units until replacement is needed.

The timeline for these repairs or replacement is approximately one to finro weeks. Staff will workwith NAC and East Central Energy for any available rebates for the replacement of this unit.

Recommendation

Staff recommends the EDA approve the quote submitted by NAC Mechanical & Electrical

Services to replace the unit for $ 9,990.00 and authorized the EDA President and ExecutiveDirector to sign the proposal with NAC Mechanical Electrical Services.
