Like the homeowner quoted above, I loved the inherent charm that an older home offers. My first home was a tiny 1920s shingled bungalow that had crooked walls and uneven floors, but I loved every square inch. Three years after my purchase, I married the man next door who lived in a tiny 1950s brick ranch.

After getting plenty of expert advice we decided to knock down his place and build a new home on his wooded lot. I have to admit, that it didn’t take me long to get used to my brand new appliances, second floor laundry, and draft-free living room.

Similar to our cover story, I took my new home and added plenty of charm in the form of color, fabrics and antiques—or in my case flea-market finds. If that’s a look you like, our Antiques Guide offers some great suggestions for visiting local antique shops and malls that are just a short drive away. Who knows? You just might come across a circa 1952 Chambers Range and decide to design your kitchen around it. (See page 58.)

Another great source of inspiration, year after year, is HoMeARAMA®. We have a sneak peek at what you can expect to see in the Carmelle community in Mason this September.

Beth and Jay Karp have a large, meticulously landscaped garden on three acres in Indian Hill. It is, without a doubt, one of the finest perennial gardens in the tri-state area. It’s a European style garden, designed with formal and informal components in the tradition of the estate garden. There are perennial beds, conifers, and water gardens. Individual garden rooms burst with life and color, and carefully designed walkways provide for a delightful walking tour.

“I don’t think everybody is lucky enough to have a big piece of property like this,” says Beth modestly. She designed and does most of the gardening on this domain herself. Beth has gardened all of her adult life, and has a keen interest in plants and wide knowledge of their cultivation.

Grand beginningsThe formal entrance garden was the first to be developed, “because it was the only place that had good drainage,” says Beth, looking around the walled garden. With its blue and white planting scheme, it is graceful and elegant. The Karps have positioned a piece of Rookwood pottery on the house wall. A marble statue of a woman anchors the plantings, which include white roses, iris and larkspur.

In the back, the garden’s main axis leads from French doors on the patio down a flagstone path through a vast lawn, bisecting a boxwood hedge that separates the front of the back yard from the back half. A huge, dyed concrete urn is the focal point, and glimpses of distant gardens draw the visitor down the path to see what lies beyond.

OPPOSITE: The stone path that winds through the gardens has been dubbed “the primrose path” by the homeowners. “I personally like it when you can’t see everything at once; you have to get out there and walk to see it. This lends an air of inter-est, of mystery,” Beth says.

At the very back of the property lies a large garden shed, which Beth and Jay have laughingly christened The Vacation Home. This, too, attracts visitors for a closer look. To its left, a path leads through a large mixed garden enveloping a pond chock full of water lilies. Beth’s favorite path is through this garden with its moist soil and boggy areas that never completely dry out, even in the summer.

Beth loves Japanese iris, and they grow like gangbusters in the moist soil. Filipendula ulmaria, or meadowsweet, blooms at the same time as the adjacent spirea shrubs. It lends bold texture to the garden, remaining attractive all season. A celosia that Beth grew from seed blooms in front of a clematis vine sprawling through a ninebark shrub.

Primroses, impossible to grow in dry areas, thrive in this gar-den. One of Beth’s favorites, Primula japonica, is a candelabra-type primrose, called so because of the many whorls of flowers superimposed on the flower stem. They flower for a good six weeks and are really spectacular.

Trial runs“The most important thing is to know your property, and learn what plants will grow in your conditions,” says Beth. She tries new things—just about every new tree, shrub and perennial gets a trial somewhere in her garden. If they don’t work, she has no regrets; she simply moves on to something else.

Other garden rooms include the conifer garden, the front hosta bed, and the rock garden. Beth laid every stone on the path and every rock in the garden. This is where she can plant things that don’t like wet feet. “I had to prove that it could be done,” she explains.

Throughout her garden beds, Beth incorporates numerous urns, statues and other garden decor. Some of her finds come from antique shops, others are gifts from friends.

While the Karps are attracted to sculpture with an aged patina, not all of the pieces need be old. “I bought one statue that was sold as an antique. When we were placing it in the garden, we saw a sticker on the back that said something like ‘Home Décor, 1996!’” laughs Beth.

Matters of maintenanceOne might think that the upkeep on a garden this size would be overwhelming, but Beth takes it in stride. She explains, “When you first start a garden, the plants are tiny, and they are so far apart, and they look silly, and it’s a lot of work. But once they get big, the maintenance isn’t as intense as it was when they were first plant-ed.” Edging and mulching are great time-savers, too, she notes.

Jay cuts the grass and edges the beds and borders. According to Beth, he claims that nobody cares about the garden unless it’s well-edged!

Another maintenance chore is critter control. Beth uses a com-bination of deer fencing and various repellants to deter both deer and rabbits. She has a rubber snake and a fake alligator, but has to wonder, “Do Cincinnati rabbits know about alligators?”

Beth also keeps busy with her landscape design business: Beth Karp Designs. She designs gardens, and has regular clients for whom she plants annuals and designs contain-ers each year. Her son, Justin, installs woody plants under Beth’s direction. He is a co-owner of a landscaping business called The Complete Outdoors.

The root of it allWhen asked how she got into the garden design business, Beth explains, “Somebody had a really big property and they had a daughter who was getting married, and they asked for help with the garden.” From those roots, the pas-sion grew. In fact, Beth’s own daughter was married in her mom’s fabulous garden.

Beth’s gardens have been toured by hundreds of people to benefit various charitable organizations and to provide education and conservation. Her gardens were among more than 300 gardens open for touring across the U.S. by the Garden Conservancy in 2009, and have recently been catalogued in the Smithsonian Archives of American Gardens.

This property is a bold testament to her work. “I wake up in the morning and look at the garden and I love it . . . I just love it!” But after 13 years spent perfecting the garden, Beth feels like she is ready to move on to a new garden. “This garden is just glorious. But the fun and the challenge is in developing and nurturing the garden. I’m hoping for the opportunity to start over again,” she says.

A step toward cozyWhile it is cottage style, it is hardly a cottage. This newly-built, sprawling 4,500-square-foot home is actually a downsize from the residents’ prior home which they describe as “quite large.” With two grown daughters, one married and one finishing college, they decided it was time to simplify their lives and scale things down a bit.

Also, after years of living in older homes, the couple decided it was time to build. They wanted their new home to look old but have all the modern conveniences.

“We still love old homes,” the home- owner says. “We’ve just had enough of old houses.”

Tea for twoWorking in sync, the husband and wife each took their roles in the building pro-cess. He kept a close eye on the budget, worked to keep the size of the home within reason, and was the driving force behind the home’s charming exterior combination of shingle, stone, cedar and shutters. She took the lead on the home’s interior, working with a hand-picked team of talented designers and craftsmen to create a space that showcases the couple’s understated, yet sophisticated, style.

Earlier in their marriage the couple had built a house with Joe Stewart, co-owner of Stewart and Jervis Builders, whom they met at HomEarama® in 1986. The experience had been a positive one, so it was clear to them both that Stewart would lead the team to build this 11/2 story home on a private three-acre lot.

From the earlier experience, Stewart knew that most of his interaction would be with the female homeowner who works out of the couple’s home. But that was just fine with him because he knew her disciplined and impeccable style. She’s someone who is very hands on in the process, willing to do a tremendous amount of research and a lot of the leg work.

“She knows what she wants and is good at making decisions.” Stewart says. “Plus, it’s always fun to work with someone who has such wonderful taste.”

Together the two would tackle the research to build the home from the floor up—liter-ally. The homeowner had photos of a hand-scraped floor that she wanted to run through-out the home, but later discovered the cost would be prohibitively expensive. Stewart found reclaimed oak boards which were cut from old beams and used them to create the rustic and relaxed country feel that she was after at a considerable cost savings.

“The thing I like most about my job is helping people find the material to achieve the vision they have inside their head,” says Stewart.

Adding chintz and charmAnother person who is tuned in to the homeowners’ thoughts, is interior design-er Elizabeth Schmidt. She was instru-mental in selecting the wall color in the living room that is a favorite space for the homeowner to relax.

“I can’t wear yellow, but I love the color because it is so cheerful—it reminds me of sunshine,” the homeowner says.

In true English Country style, this home is drenched in color that works together with a mixture of fabrics. Schmidt was the mastermind behind the plethora of pat-terns, picking up from the couple’s exist-ing furniture and rugs to complement their style with a few upholstered pieces, pillows and window treatments.

The home is filled with English antiques that the couple acquired over the years from predominately one source, Zee Faulkner, an antiques dealer from Lexington. Although Faulkner recently retired from that business and now works exclusively with antique fine art, the couple still stays in contact and values her input.

“We really relied on Zee,” the homeowner says. “She took the time to get to know her clients. She brought us pieces in her truck and left them with us so that we could get comfortable with them in our home.”

Many of the treasures Faulkner brought to the couple over the years have become focal points of the house. The family room, in fact, was designed with the corner cabinet in mind. A hutch in the kitchen houses a few select pieces from the homeowner’s extensive dish collection.

The couple’s older daughter, who appreciates her parents’ antiques a bit more than her younger sister, is about to benefit from her parents downsizing. “We have a stash of antiques in the basement just waiting for when she and her husband buy a home,” the homeowner says.

An English Country kitchenPulling in the talents of another veteran to their cause, the couple selected Kimball Derrick of The Kitchen Design Studio to help out in the kitchen. This is the fifth kitchen Derrick has designed for the couple and he was involved from the blueprint stage.

While it’s a large kitchen—about 300 square feet with 10-foot ceilings, the designer kept the feel cozy by keeping an eye on proportions. The cabinets reach to the 9-foot mark and an 8-foot wide hearth treatment, built with traditional English design in mind, covers an expanse of Delft tile which frames a 48-inch range.

Both the husband and wife admit they are “addicted to the Food Network” and cook together often. Guests to their home often look forward to relaxed summertime meals on the manicured terrace, or small dinners inside possibly featuring a winter stew.

Not being the types to follow the crowd, when one Indian Hill couple decided it was

time to “update” their kitchen, they didn’t begin the process with the typical remodel-

ing goals. It wasn’t about adding square feet or acquiring the latest trendy appliances.

Instead they went back in time to the home’s initial construction in the 1950s. They

built the whole kitchen remodel around a 50-year-old retro stove and they had a bit

of fun in the meantime. When you walk into this kitchen, you don’t know where

to look first. You may be immediately drawn to the apple-martini colored island that

dominates the space, or to the retro style of the room itself. Bright and colorful selec-

tions with mid-century touches let you know right away you’re not in an ordinary

kitchen remodel. “It was time for a kitchen update,” says the homeowner. “It

was also time to make the kitchen more consistent with the rest of the house.” The

home, an L-shape 1950s ranch, had recently undergone an addition to grow to a

2,800-square-foot U-shape. While the rest of the home shares the same color palette,

it’s with much more muted tones. But not in the kitchen—that’s where the colors zing.

The homeowner and his wife, empty nesters, love to design. “It’s been my lifelong pas-sion,” he laughs. They own two currently rehabbed homes, one here and one in Michigan. “I love doing it and enjoy the design challenge,” he says.

He started the kitchen remodel by deciding along with his wife just how they wanted to use the space. “We spend about 80 percent of our time here in these two rooms,” he says. “It was important to get the design just right for us, to make the work flow easier. We spent significant time working on the angles, adding more space to make the hallways 4 feet wide instead of 3 feet. That, along with the vaulted ceiling, added a significantly larger feel to the spaciousness of the room, making the whole house feel larger.”

The remodeling goal, according to kitchen designer Karen Kinsella of Kinsella Manufacturing, was to make the room function for today’s modern family. “We didn’t change the footprint of the room at all,” she says. “It was just oriented awkwardly with a small traffic pattern and an island and peninsula area that didn’t flow. It just wasn’t functioning well.”

Spinning the island, and removing the load-bearing wall that connected the space to the family room opened up the traffic pattern. “There wasn’t an efficient traffic pattern before,” says the homeowner. “With the remodel, the kitchen feels big and spacious.”

and aficionados of the different style of cooking used with this stove. “It’s a lifestyle thing,” the homeowner explained. “It makes the best grilled cheese in the world among other things,” he laughs. A custom made range hood complements the 1950s style.

Because of the unique style of cooking methods used, specialized cookbooks were created to teach users the proper methods of using the range. The homeowner used the Internet to find all the original instruction manuals and cookbooks to go with the stove. It also includes a top-mounted griddle/broiler, as well as a recessed ThermoWell for cooking soups and stews using a special aluminum kettle specifically designed for the Chambers.

The remodel also included a new convection wall oven, topped by a microwave oven. Across the room is a similarly styled Northstar Retro refrigerator, with additional freezer drawers supplemented by meat and crisper drawers. The cabinetry is maple with 1950s high gloss chrome hardware, topped with stainless steel countertops. The colorful back-splash features green and yellow tile accented with a punch of red for whimsy.

Designer Kinsella also changed the countertop heights to 38 inches instead of the industry standard 36 inches. “The homeowners are tall people and we adapted this to their needs,” she explains.

According to Kinsella the existing skylights were nice in the room but offered no benefits until the homeowner redid the room. “The room feels lighter too because the skylights are more oriented to the space, more useful and more appreciated in the new design,” she says. Additional lighting changes were minor, including redistributing can lighting, and adding under-the-cabinet lights.

Flooring throughout the kitchen is reclaimed random width tongue and groove barn-board that also extends through the rest of the home.

Small space challenges“My goal is to make sure my clients are happy,” Kinsella says. “It’s also important to me that I follow the rules of good design and ultimately meet the clients’ style requests and their wishes for the space.”

Both Kinsella and the homeowner agree that it’s more challenging designing in smaller spaces. “You have to really think about the functionality of the room’s various spaces and design usage, make some space sacrifices, and manage it more efficiently,” Kinsella sum-marizes. “Every inch in a small kitchen is used. It demands more planning and careful design.”

The homeowners are now moved in, and happily enjoying the remodeled kitchen. “It’s absolutely as perfect as I envisioned it,” exclaims the homeowner. “We’re never going to get tired of the color. I think everyone should have more fun in their designs, and make color more a part of their life. This kitchen is our ‘wow’ factor. The whole design is ‘in your face.’ It’s not only the brightest spot in our home, it’s our happiest space.”

While it’s true that it is possible to be a slave to objects, collectors see their passion as a way of learning and enjoyment. The record collector finds nirvana in music, the political enthusiast learns about the history of a nation in election paraphernalia, and a postcard collector revels in an ancient view of the city where they grew up. Discovering a collecting interest can lead to a lifetime of enlightenment.

It’s fun to build a new circle of friends.There is no shortage of conversation between people who share an interest in a genre of collecting. Two people entangled in a debate about fishing lures sound like a foreign language to the uninitiated. Postcard collectors enjoy sharing specifics. Some collect postmarks while others look for images of building,

bridges or a specific holiday or illustrator. There are many nuances to almost every field of collecting. Conversations between collectors help each grow with the sharing of the “secrets” of the field.

It’s a great reason to take a road trip.Almost anything can be purchased online, but technology can take away some of the magic of collecting. Getting in your car and exploring new towns and countryside is a wonderful (albeit old school) way to spend evenings and weekends. There can be great joy residing in the antique shops and cafés of small town America. Conversations that occur with travel companions, fellow shoppers and shop owners will be some of your favorite encounters. You will meet people from all over the globe even if you only travel a couple hours from home. Many collectors tour the country in search of specific items that can only be found by scouring the countryside. You can also learn a great deal about cities and towns by going to those places and talking to the local residents. Traveling is a key ingredient to experiencing the hobby in a complete way.

It’s the thrill of the hunt.You never know what great deal is lurking in the next aisle. Every collector revels in the story of buying a piece of

pottery for five dollars at a yard sale that is worth $500. The treasure hunting nature of antique collecting may be at the root of the hobby.

The bedroomTraditional armoires are a nice option for placing a standard size television, but as screens are growing wider it is becoming harder to find furniture pieces large enough to house these units. Plus, the TV takes up much needed storage space for other bedroom items like linens and clothing.

Another option is a custom-built bed with a projection screen housed in the footboard. Nathan Chamberlin, owner of Extreme

Audio and Video in Cincinnati had the bed featured here custom made to support the electronic components of the unit. “As soon as you press the ‘On’ button on the remote, the screen lifts up and the TV comes on,” Chamberlin says of the ease of use. The screen slides back down into the footboard when not in use, and it is practically unrecognizable.

The living roomThe sky’s the limit when looking for ways to hide a television in the living room. “We can drop a flat screen out of the ceiling,” Chamberlin explains. “We can also hide one behind a motorized piece of art.”

Another great way to disguise a television is hidden behind the mantel. The rustic Indianapolis retreat below is a prime example of blending decor. The wooden mantel is extended into the stone fireplace, and the television is hidden behind folding panels.

Whether you are looking for a nice piece of furniture that blends with your decor, or a completely undetectable painting that shifts to expose your TV, make sure your choice blends nicely with the other furnishings in your home.
