Re: Major works update for 3-65 Warwick Crescent (project T155)

General project outline

Works started: October 2017

Works across the entire project is expected to end: December 2018 Completion of works to your block: should take place in the early part of December 2018, with scaffold being struck before this.

Progress to date

The scaffold work completed on the 20 August and the render/concrete repair surveys were carried out immediately after. Drainage and plumbing works are completed. The concrete/render repairs and the roofing works have started and we expect these to complete by early to mid-November.

Programme and timetable of work

• Asbestos removal: no asbestos has been identified at this stage

• Tank room repairs: this should start in late September and complete by early November

• Strip main roof and tank room roof and install new roofing system: this is underway and will complete on or around 8 November

• CCTV survey of internal rainwater outlets: this is completed and we are waiting for the surveys to see if there are any issues to be dealt with

• Inspection to in-flat windows: this should start on 13 September

• Servicing and overhaul of in-flat windows: this should start early October and complete by the end of October (subject to the availability of spare parts if required)

• Windowcare repairs to communal windows: we will confirm this at a later date

• External wall repair: this has started and will complete by early October

• Work to the external walkways: to be confirmed very shortly

• External decoration: this includes all previously decorated surfaces. This has started and will complete by mid-November

• Installation of a number of flat entrance doors: this should start late October and completion is subject to access

• Works to the internal communal areas: this includes Class '0' fire retardant paint to the stairwells. This should start mid-October complete around mid- November. We will match the existing colours.

• Striking of the scaffold: should start week commencing 12 November and complete by 07 December

• Cleaning of main front and rear entrance doors: will be completed when the scaffold strike is completed

Update following meetings with a number of key residents

We have met with a number of residents to discuss and agree the approach to the following elements of work:

1: Works to the external walkways: The Section 20 Notice of Intention allows for asphalt repairs and the installation of a Prokol balcony waterproofing system.

Residents have informed us of concerns over the ponding of water around the existing outlets on the external walkways and the number of properties suffering from water ingress.

CityWest confirmed that Prokol is not a suitable product for the walkways as it will not address the current issues and agreed to look at alternative solutions. We carried out two sets of pilot works to a small section of the top-floor external walkway.

The pilot works were monitored over a couple of months but were found to be unsuccessful as they did not resolve the issue of ponding. Furthermore, the floor was very slippery during the winter period.

Residents have asked us to look for a long-term solution and we believe that this is to remove the existing asphalt and relay with new asphalt. The company contracted to carry out the work is confident that this will address the existing issues.

We are currently awaiting confirmation of an exact start date in respect of the works to the external walkways but it will be shortly. As soon as this is known, Lawtech will provide relevant communications to residents.

2: Internal redecoration works: residents asked us to confirm the extent of the internal redecoration work under the current project as work was carried out previously under project Q156.

We've looked at the paperwork and certificates relating to the previous work and noted that the decoration work to the walls was carried out in a Dulux eggshell. There is no evidence to support that the existing paint is Class '0' certified.

As a landlord, we have to ensure that we adhere to all current regulations. Therefore, CityWest Homes have agreed to redecorate the internal areas in Class '0' paint and have agreed that the steel corner strips will be retained. We will match the existing colours. This element of cost will not be recharged to leaseholders.

3: Fire stopping work: was carried out under the previous project but work was omitted to a number of properties. This was due to issues around no-access. This will be picked up outside of the major work project and we have passed this to CityWest Homes Health and Safety team.

4: Leaseholders' billing: A number of leaseholders have asked for indicative timescales for when the bills will be issued. For all billing queries, please contact CityWest Homes leasehold operations team on 0800 358 3783 or via CustomerServicescwh.org.uk
