The Immigration Act – Your Questions Answered; As a landlord, one clear advantage of letting your property through a
reputable agent is that you are kept up-to-date with any changes in the law relating to your tenancy agreement. With effect from October 2014 any landlord who does not check whether their tenants have the right to live in the UK may be fined. This new law applies to a broad range of property owners, but notably to any landlord entering into a ‘residential tenancy agreement’I’m a landlord, what should I do now? As a landlord you should ensure the following:- Properly check the immigration status of any tenant and additional occupants of your rented properties before entering into a tenancy agreement. When their right to live in the UK is only temporary, always carry out further checks after that permission expires. We would also recommend the following if you are working with a lettings agent:- Read through the small print of your agreement with your letting agent. You should ensure that your lettings agent cannot claim reimbursement of any fines imposed for their failure to carry out proper checks. If in doubt, ask. Check the reputation and background of any lettings agent you work with, ask to see files and evidence of their practice.What fines could be imposed on landlords who fail to carry out appropriate checks? Landlords (or lettings agents) who fail to carry out necessary checks or knowingly let their property to an individual who does not have permission to live in the UK may be fined up to £3,000 per tenant.Landlords who rent their properties through us can be assured that we will comply with all aspects of the Immigration Act and carry out comprehensive checks on all of our tenants. PGA Golf Tips from Jeremy Nicholls at Ledene Golf Centre.....Hit a Fade Under PressureDuring a round whether your a professional or a club golfer playing in a medal round you will come under pressure at some point in the round when compiling a good score. Its easier to fade the ball as opposed to trying to draw it, since there’s a tendency to “hold onto” the clubface longer whilst trying to execute a draw. (right to left ball flight)
Therefore to hit the power fade:
• Aim the club face at your intended target.• Then aim your body alignment, shoulders, hips and feet slightly left of your intended target.• Let the arms and club swing along the body alignment created at the address.• As you swing the club head through impact keep the logo on the back of your glove hand pointing at the
target a little longer than normal.• This delays the release of your right hand long enough to ensure that the ball starts slightly left of your
intended target.

A Word From Your MP..... Amongst many people’s greatest fears, as they get older, is the possibility that they will
become isolated. As friends marry or move away, it is very easy to slip into a rut and gradually lose opportunities to socialise. It can be a terrifying prospect, being alone. That is why organisations such as the Codsall Forget-Me-Not Club are so important. The Codsall Forget-Me-Not Club is a social group for the over 55s. Members are able to take part in monthly coach trips, listen to speakers, play bingo and go out for meals.Last month, I visited the group at its headquarters on Station Road. I gave a brief – and hopefully not too boring - spiel about the job of an MP, my work at No. 10 Downing Street and briefing the Prime Minister ahead of Prime Minister’s Question. The occasion was also a wonderful opportunity for me to chat with residents about the local area and their views on what could be improved. Indeed, we talked about a vast array of topics, ranging from the need to provide more public toilets through to potential improvements to shopping facilities. Coincidentally, the Codsall Forget-Me-Not Club is one of the groups that is served by Local Village Transport. Just prior to my visit, I had spent a day volunteering with the service, which helps less mobile people get to hospitals, medical appointments and essential shopping trips. These schemes are a wonderful concept and they would not exist without the continued hard work put in by local volunteers. Living in a rural area has a great number of benefits, but it does not come without its challenges and at some time in our lives – if we are truly honest - we all need a bit of help. For people with mobility issues or without easy access to private or public transport, life in the countryside can prove extremely difficult. Something as simple as a weekly shop can be a huge obstacle to overcome. The voluntary driving schemes are a vital service for many local residents and can provide them with that little bit of assistance that enables them to stay in their home. I am grateful to be able to live in an area where this assistance is available and would urge everyone to give these schemes their full support. After all, you never know when you, yourself, might need a helping hand.
