Green Star Buildings Design vs. Performance

Lessons learnt so far – Good Points –  Energy consumption & efficiency

better than older buildings => lower emissions and energy cost

–  Building fabric, façade, glazing and insulation superior compared to older buildings

–  Water consumption efficiency better than older buildings => lower water cost

–  Building technology such as Building Management Systems and lighting control systems provide valuable facilities management tools

Lessons learnt so far – Challenges –  Innovative elements like Blackwater

treatment plants, cogeneration, chilled beams and passive ventilation systems can be problematic

–  Higher maintenance costs to manage the technology systems

–  Design energy modelling targets difficult to achieve

–  Analysis of data from sub-metering of electricity and water usage is resource intensive
