Colorado Construction and Engineering is a medium sized privately owned specialist construction, engineering andfinishes business, with a specialisation in the refurbishment and renewal of listed buildings, the construction ofone-off luxury homes, and the design and build of distilleries and visitor centres. We are Link-up® accredited, theUK Safety Critical Audit Qualification. We are also CHAS and Constructionline accredited, and are the recipients ofa RoSPA Silver Award for Health and Safety.

We are approved by several blue-chip clients, such as PepsiCo and Network Rail. We believe in working in an‘open book’ manner and aim to provide demonstrable value throughout the construction and engineering process.Our success with this approach, where-in our people take an ‘’ownership’’ approach to our projects, isdemonstrated by the fact that over 85% of our work comes from repeat business. Our remaining workload issecured under selective competitive tender.

Formed in 2006, our business has been built up on the many years of construction experience of its directors,building management and trades teams. We now have an annual turnover of c.£17M and received the BusinessInsider Award as the fastest growing Scottish SME.

This is well demonstrated by the fact that one of the founding directors ofthe Colorado Group is the recipient of the Construction Manager of the yearaward in 2011.

We employ a full-time Health & Safety practitioner and have an industryleading H&S Management System that meets Network Rail’s exactingrequirements.

We have built a core team of handpicked managers and tradesmen. All ofour employees either have or are in the process of achieving CSCS.

All site employees undertake a training needs analysis and specific jobrelated training. Our site teams receive a minimum 1-day H&S trainingcourse and other job-essential training such as first aid, PASMA, IPAF, etc.

Project Profile: Quaker Oats

Colorado Group constructed a new 900m²warehouse for Quaker Oats.

After winning the project through a competitivetender process, Colorado Group worked with thedesign team to engineer over £100K of savings intothe scheme. This was done through alternatemethods of forming and supporting the new lowlevel docking bays and by rationalising the drainagelayout proposals and the heating system. The newunits incorporated four docking bays for transport,doubling the loading capacity of the site. Nearly2,000m² of new concrete hard-standing and roadswere laid to provide access, turning and externalstorage areas.

Protection of food areas while works arein progress and clean and unobtrusivehoarding are prerequisites in foodenvironments. Kyle Rowley, Colorado’sProject Manager at Quaker received acommendation for his work in ensuringQuakers operations were integrated intothe overall works scheduling. Kyleworked hand in hand with Quaker at alltimes ensuring he fully understood thereday to day requirements.

Colorado Group have on-going relationships and have completed food-safe designation projects for Quaker/PepsiCo, and Devro. These business demand absolute cleanliness as their products can never be put at risk fromnon-product specific materials. This requires a close attention to detail in terms of operations, including thetesting of any screen integrity. Food-safe systems of work are put in place and close scrutiny of the work-practisesare subject to continuous audit.

When Quaker needed to construct a new £1.8M ‘Jones Line’ and Flaking Mill for the Oats So Simple brandColorado Group were selected to undertake the project under a Construction Management format, to bestaddress the need to start on site while still concluding the design of the building.

Profile: Devro, Food Safe Environment

Devro is the worlds leading provider of collagen products for the food industry. Devro also manufacture a broadrange of collagen casings and films for fibrous and plastic casings and other related products. World wide brandsinclude Devro, Coria, Cutisin, Edicol.

Devro have their headquarters in Scotland and have manufacturing, technical development and sales officesacross the globe, employing some 463 employees. The facilities in Scotland are in Moodiesburn and Bellshill.

Devro have extensive food safety and quality requirements. The Scottish facilities have BRC/ EFSIS Food SafetyAccreditation and work within 9001. Colorado won the project to extend the food-safe facility at the Moodiesburnmanufacturing headquarters. Colorado completed the extension on time and to budget including the delicateseries of procedures required to link into the existing food-safe environment.

Our team consists of people who have led works spanning mainstream construction, the remodelling of existing superstores,bakery and meat departments, and the installation of servicesincluding refrigeration, mechanical and electrical, CCTV andcore infrastructure and engineering works.

Project Profile: Apex House, Edinburgh

In 2013 Colorado Group completed a £1.5Mcentral Edinburgh redevelopment, to extensivelyrefurbish and fit-out the existing four-storey ApexHouse into a state-of-the-art business hub.

The project incorporated several tenant movesand the renewal of the central power bus-bar, allwhile the building was fully occupied.

The project included the complete refurbishmentof the open plan office areas, toilets, centralcorridors and the modernisation of the all ofexternal entrances and approaches incorporatingIrish Limestone and feature glass balustrades.

Project Profile: Apex House, Edinburgh

Due to the success of theproject the following phasesand tenant direct fit-outworks were all negotiated.

The central corridors, stairwells and the main lift workswere all refurbished while the building was fullyoperational, with much of the project visible from theopen atrium.

The existing house was built in three stages over a 250 year period with different building styles we therefore had toadjust and accommodate these building adaptions. To bring these periods together, our stone masons carried out fullexternal repairs to the existing building, including full stone replacements, indents and lithomex repairs. Ourtradesmen also picked and pointed several internal walls within the building to create feature points. The existingproperty was enhanced substantially with an extension built in Forest of Dean stone. Our stonemason also formed newstructural openings within the existing stone walls, and rebuilt new stone chimneys and a detailed family shield to themain tower.

O-I is the largest manufacturer of glasscontainers in the world. The company has aturnover of £1.5billion and employs over23,000 people. O-I has operating bases in 11European countries, including 39 plants and78 furnaces, and specialises in glasspackaging for food and beverages, such asbeer, wine, spirits and soft drinks.

Project Profile: OI Glass

Colorado Group is a term contractor at the O-I facilityin Alloa and has successfully completed a wide range ofprojects over the last three years including specialistlaboratory refurbishments to ensure optimum workingconditions for O-I’s engineers. Colorado has undertakenseveral projects including facility refurbishments andrelocation works, re-surfacing and concrete yardrepairs, and amenity and bathroom facilities.

Project Profile: Kingsbarns Distillery & Visitors Centre

Kingsbarns Distillery and Visitors Centre is the conversion of aCategory B Listed 19th Century Farm Steading incorporatingan earlier period doocot tower in the centre of the mainfrontage. The project includes the restoration of the mainstonework while the doocot has the original lime-wash finishrestored.

The project incorporates the construction of a new 600 ,000litre malt whisky distillery. The distillery will utilise water fromthe new on site bore hole, while the effluent is treated on siteto allow clean discharge to the land and nearby river.

Project Profile: Kingsbarns Distillery & Visitors Centre

Extensive VE savings were achievedthough early involvement in thedesign stage.

Plate heat exchangers, in line with thepot ale tank, will assist the visitorscentre underfloor heating system.

The visitors centre is set within the redevelopedsteading buildings while a new steel structure isconstructed for the distillery.

Elie House is an 18th Century Category B Listedbuilding. When the developer, Chris Stewart Group,acquired the property, Colorado Group were asked totake on the complete refurbishment and fit-out of theremaining five flats together with the adjoining stairsand hallways.

The project was extremely complex, with therequirement to retain the key features of the dwellingwhile bringing the building up to current insulation andservices standards.

The finishes needed to meet an extremely high standardand this required whole-scale upgrade with a closeattention to every detail.

The £750k project wascompleted while the residentsof the existing propertiesremained in residence.

Colorado Group, under a design and buildcontract, have completed a £3.5M ‘one-off’individually styled home in Perthshire. The houseincludes state of the art services throughout andincorporates a environmentally advanced heatingand heat recovery system.

The finishes are high-end throughout and includestone tiles and oak finishes, bespoke kitchen andbathrooms, together with a cinema room, gymand full-sized snooker room. The building has a25m swimming pool, sauna and jacuzzi.

The building has been designed to ‘bring theoutside into the inside scale of the dwelling’. Thehouse has extensive control systems to tie-in theAV, lighting, heating and window blinds allowingremote and alarmed set-up.

The project incorporates ground and watersource heat pumps.

The Malting’s is a converted city centre council office, set over three levels in an old warehouse stone facedbuilding, developed into 10 flats and a new office suite. The principal challenges that were overcome included:

Increasing the basement office head-height, by taking the floor level down while supporting the three storeycast-iron column and timber beam ‘pinned’ structure.

Demolishing the central core of the building to form a new main access walkway, and stairs to the upper levelflats.

The site was extremely constricted being in central Edinburgh and undertaken during the new tram-works.

In 2008 the Colorado Group completed the first ’twin’ bonded warehouse forLabel 5 in Livingston. The project was completed 3 weeks ahead ofprogramme. Through working closely with the client and the design team wewere able to realise a 30% increase in storage capacity over previous designs.This enabled 23,520 barrels to be stored in each unit.

From our past experience on this type of project and by workingclosely with the designers, the Colorado team were able to improvethe foundation and structural design of the warehouses to deliver asignificant saving.

We are proud of our growingreputation in the distillingand brewing industries andhave completed a number ofprojects with clients such asNorth British Distillers, GlenTurner Distillery Ltd andInBev.

The Glen Turner grain distillery is the first new green-field grain distilleryconstructed in Scotland for over 40 years and is now producing 25 million litres ofwhisky each year.

The Colorado Group had delivered substantial savings to Glen Turner on previousprojects and through late 2007 and into 2008 we were asked to assist Glen Turner indeveloping the new distillery, to be constructed immediately to the west of theexisting bottling store with its own effluent management plant and powergeneration.

The Glen Turner project was assessed by the Scottish Construction Centre as anexample of ‘best practice’ of construction procurement due to the level of savingsthat were delivered to Glen Turner.

Colorado worked closely with Glen Turner to undertake detailed planningconsents and compile the master programme for the project, incorporatingthe detailed plans needed to address the complex plant layouts and processdesign. The facility is an Upper Tier COMAH site and there were furtherrequirements associated with SEPA and with effluent discharge consents,utilities and the Inland Revenue.

The construction of the building needed to be sequenced around the processinstallation sequence and required to incorporate extensive fire requirementswith the distillation and milling processes segregated from the main building.The project was completed on programme while including designdevelopment during the construction phase of the programme.

Speyside Cooperage, a part of theFrancois Frères Group, provide a repair,rebuild and cask rejuvenation service,together with sourcing and supplyingbarrels to most of the whiskyproducers in Scotland. They haveworld-wide interests. With thesubstantial increase in whisky volumeoutput, Speyside needed to rapidlydesign and construct a new state of theart cooperage to meet the rapidlygrowing demand. Colorado Groupworked hand in hand with Speyside todesign the facility to meet their exactneeds. The project was completed ontime and under the budget whiledesign development concluded duringthe construction process. Value £2M

Dingbro specialise in carparts (excluding Tyres).They operate across Scotland.

Since 1973 Dingbro have become synonymouswith excellence in the field of automotivecomponent distribution. With over 1000employees in 26 sites, Dingbro are Scotland'slargest independent motor factoring group.

Servicing an area from Shetland and the FaroeIslands down to the Scottish borders. Dingbroare a member of the parts Alliance and thecompany is seen as the leading company in itsfield in Scotland.

Colorado Group work in partnership with Dingbro and havecompleted over £2.1M worth of projects.

Colorado Group have assisted in the acquisition, design andconstruction of 7 trade retail offices and warehouses.

Completed projects have ranged from a brand new 10,000Sq.ft facility in Pitreavie Business Park, to internal fitouts ofexisting and newly acquired facilities.

Project Profile: Network Rail

Colorado Group has Link-up accreditation. Link-up is the UK rail industry supplier qualification scheme, providing asingle common registration, qualification and audit process for suppliers. Colorado Group have completed over 20station works. A good example of the projects undertaken is the 116-year old Crianlarich railway station, which was inneed of an upgrade involving the removal of the current depot and the installation of a new 12-bay car park andmodular units that would form a new training facility.

In order to keep the station operational and safe throughout the project, Colorado Group compiled andcommunicated a detailed programme that, on the critical activities, depicted work-flow every hour.In addition to coordinating all work around train and passenger traffic, the team also set the plan to accommodate thestation's on-site administrative staff and sizeable maintenance team throughout the duration of the project.

Construction required excavations, drainage ducting, water, gas and electrical services, and new external lighting.Despite the challenge of working in an occupied, operational train station, the project was completed right on time.

The Seton Place property wascompletely upgraded while greatcare was taken to retain the existingperiod features, inside and out.

The rear of the property wascarefully taken down over two floorsand a new extension constructed tothe original building line, whileholding the stone façade in place.

Colorado Group constructed 5individual holiday homes at NorthThird Trout Fishery in Stirlingshire.The £0.60M project commenced inJanuary 2011 and was completed atthe end of October 2011.

The project involved theconstruction of two new dwellingsfrom the ‘old bothy’ andconstructing three new individualhouses adjacent.

The project was constructed whileensuring clear routes for the existingfishery and with minimal disruptionto the owners of Greathill House.Key features of the project includeattenuated drainage to meet SEPArequirements of discharge to thefields above the reservoir togetherwith on-site gas supply and bore-hole water supply in a very tightsite.

Little Spott Steading is aredevelopment of an East Lothiansteading into fourteen homes, setin a semi-rural positionoverlooking the Firth of Forth.

The project involved therestoration of sections of the stonesteading while areas beyond repairwere reconstructed in the originalEast Lothian sandstone cut anddressed from the existingbuildings.

The exterior of the dwellings arecompleted in traditional stonewith pan tile roof finishes. Thedoors and windows are all intraditional finished timber. Thewalls are constructed in naturalstonework by Colorado Group’slocal stone masons.

Colorado Group have created an enviable combination of traditional craftsman-finished red sandstone homes, while seamlessly installing all of the features for ahigh-specification modern home.

The Colorado Group have highly experienced tradesmen at ease in delivering high-end fit-out works and this expertise has been put to good use incorporatinghardwood floors and features into the well specified interiors.

The steading development includes high-end specification finishes throughout,with state of the art sound and lighting integrated into the fabric of the dwellings.

Project Profile: Apartment Development & Construction

Silkhouse Apartments is a £2.5M development of 14 well appointed and spacious apartments in Edinburgh.

The Colorado Group was responsible for structuring the finance, managing the site acquisition, project design, and construction completing the project in September 2008.

The focus of the economic design is on high quality finishes and creating a spacious environment.

Internally our designers have given the apartments a strong contemporary feel which is reflected throughout in the quality and aesthetics of the fixtures and fittings.

The Callander Youth Trust bought the Bridge End hotel in2012 and selected the Colorado Group to convert thebuilding into a youth club, café and hostel. 20% of theCallander population are aged between 11 and 25 and theCharitable Trust ‘s aim was to create a focal point for theyoung people of Callander. The Colorado Group completedthe project right on programme while working with thedesign team and youth club in providing a resource tobenefit the community as a whole.

The Colorado Group is developing Pathgreen Farm Steadings, a £3.5M project toprovide 7 dwellings within the existing green including the redevelopment of thegrade B listed farm house. The Colorado Group is responsible for structuring thefinance, managing the site acquisition, project design, attaining planningpermission, construction, sales and marketing. The project will start in late 2013.

The Colorado Group has a Safety Management System (SMS) with the objective of improving safety standards onsite and preventing injuries, thereby reducing losses and enhancing efficiency. All site employees are required tohave a CSCS Skill card appropriate to their role. If they do not have this prior to commencing employment with us,the process will be concluded within 4 months. Training needs analyses are performed on a regular basis and ourpeople receive relevant job related training as required. The Group employs a full-time health and safetypractitioner, Richard Wakeman. Richard will visit site regularly to carry out monitoring and inspection audits. Alongwith our site management team Richard will also attend the monthly site safety meeting with the Jura House ProjectTeam.

Colorado Construction has the Link-up® UK Rail Supplier Safety Critical Audit Qualification. The Link-up®accreditation is a recognised bench-mark throughout the Construction and the rail industry. This qualificationprovides a constant measure of Safety competence across the rail industry and assists Colorado Group inmaintaining our own high standards of Health, Safety and Environmental delivery.

As required under the new CDM Regulations, a dedicated Site Safety Plan will be prepared prior to commencing onsite. The plan is compiled and implemented by the site team and is updated and amended as necessary. The SiteSafety Plan is utilised as a working document covering all safety and working issues on the contract. Under a Designand Build Format, we can take on the responsibility for the role of Principal Contractor and Principal Designer.

Colorado Group sponsor Scottish and Britishyouth team members, assisting them in theirgoal in following in the footsteps of BritishOlympians such as David Florence andCampbell Walsh. For example, ColoradoSponsored youth athlete, Eilidh Gibson, whohelped GB win a team bronze medal at theUnder-23 World Championships in Wausau,Wisconsin. Eilidh is the current ScottishChampion.

The Colorado Group was formed from anidea born in the Grand Canyon. Several ofthe owners of the business were keencanoeists in their youth and so when theopportunity arose to help thedevelopment of Scottish canoe slalom’syouth, we were delighted to be of help.

The Colorado Group worked with SportScotland and the local clubs to develop acentre of excellence in Alva, Stirlingshire.We continue to support the centre andprovide on-going support to up andcoming youth athletes in Scotland.

On 6th June 2015, an intrepid team of twenty from the Colorado Groupand colleagues ,undertook a challenge to climb Bruach Na Frithe in aid ofthe Action on Depression charity.

Bruach Na Frithe is a 3,143ft Munro on the Isle of Skye, a significant testfor the majority with no hill climbing experience. Added to the alreadychallenging prospect was the weather which was described on theMountain Climbing weather report as “appalling” for the day of the climb.

Sure enough on the morning of the walk the weather was extremely poorwith gale force winds, heavy rain and fog. However, undaunted, the teamset off into the storm.

The suggestion at the start was as long as one or two made the summitwe would consider it a success, however it soon became apparent if onewas going we would all be going, and sure enough after three and a halfhours of climbing we arrived at the top – as a team! After a brief bite toeat, it was back on with the backpacks and the three hour climb backdown the Munro, arriving back at base camp, very soggy, for a wellearned drink!

This was an exciting and emotional adventure for us all and we would liketo thank all our friends whom supported us and kindly donated to ourchosen charity, Action on Depression.

Primary School Swim and Dive Gala 2015

The Edinburgh Primary Schools Swim Relay Gala and Diving competition 2015 was held on 1 April at theRoyal Commonwealth Pool. The annual event is a celebration of swimming/aquatics. It brings together 45primary schools and over 500 youngsters from across the city to show off their swimming and diving skills.

“ I just wanted to write to thank you for sponsoring the Swim and Dive Gala at the Royal Commonwealth Poolyesterday. The event was a tremendous success enjoyed by children, parents and staff alike. The addition of theswimming hats was extremely welcome and all the children got one to swim in and take home. Children from 40

schools benefited from your sponsorship, it was greatly appreciated.“

Children In Need: ‘’The Yard’’ onEyre Place in Edinburgh, is aspecialist drop-in centre forchildren with additional supportneeds. When DIYSOS requestedhelp in the complete upgrade ofthe Child Drop-in Centre, theColorado Group supplied a teamof trades, plant and materials tocontribute to the transformationof the centre in just two weeks.
