COME TO EXPECT WHAT YOU NEVER IMAGINED
437 Madison Avenue is an 850,000 square foot, 40-story Class A office building located at the epicenter of one of the world’s most prestigious thoroughfares on Madison Avenue between 49th and 50th Streets. Owned by the William Kaufman Organization and The Travelers Companies, Inc., the building has been completely transformed by a $60 million capital improvement program featuring: a new visually compelling entrance, arcade, lobby, plaza, new elevator cabs, upgraded building systems and mechanicals including a new backup generator, condenser water system, extended HVAC hours, fully restored exteriors and a stunning 15th floor outdoor Sky Lounge. 437 Madison Avenue offers a state-of-the-art package that translates office space into an aesthetic statement to humanize and improve the quality of the workplace with the goal of attracting top talent in today’s workforce.
The original owner/developer, the William Kaufman Organization and Sage Realty Corporation own and manage buildings that enrich the lives of New York City’s workforce and the surrounding community. Sage Realty is guided by a deep commitment to our tenants. Our philosophy is based on the idea that tenants spend as much time in their offices as they do in their homes, and therefore the building and management should be attuned to tenants’ needs.
LOBBY
DESIGNED TO LIVE UP TOA HIGHER STANDARD
The entrance to 437 Madison Avenue has been elegantly updated with a new precast concrete façade and granite base. Prominent curved glass and metallic canopies extend over the three street entry portals to bring light and depth to the space and create a fluid contour between the arcade and lobby with robust architectural harmonies at play, including a pristine restoration of the original structural façade.
The redesigned, state-of-the-art lobby at 437 Madison Avenue is now a sleek, visually compelling space featuring polished Colorado Yule marble walls with gold veining dramatically lit behind the concierge/security desk by LED lights. Linear-mounted recessed lighting features translucent light blades that project down from the ceiling to create a distinct new visual identity, appointed by the Colorado Yule marble security desk, bronze-finished turnstiles and new terrazzo flooring with bronze strips.
SKY LOUNGE & PLAZA
As part of its transformation, 437 Madison Avenue has added a breathtaking 15th floor Sky Lounge for use by building tenants. The 8,870 square foot terrace creates a veritable “garden in the sky” with built-in planting beds featuring crepe myrtle trees, perennials and ornamental grasses. Other features include paved walkways and niches with tables and chairs, stainless steel and fiberglass shades, new glass railings and spectacular views of St. Patrick’s Cathedral. Sage Realty has designed a new, original amenity: terrace conference areas that can be reserved by tenants for meetings and special functions, at no charge. When not reserved, the terrace conference areas are available for use by all tenants.
The plaza at 437 Madison Avenue provides an idyllic refuge for tenants and the public, and consciously reflects the William Kaufman Organization philosophy that engaging public plazas are vital to the surrounding community. Capital improvements focused on maintaining and upgrading this prized community resource with the installation of new paving stones and the addition of large planting beds featuring Heritage River Birch trees and bicolored springtime daffodils. Tenants and passersby can unwind on wood benches and birch bistro tables and chairs designed by JANUS et Cie.
