The move’s been welcomed as signalling a major upturn in demand for high quality commercial property. Leading developer Hazledene has announced that the Wood Group has leased the first three floors of the 125,000 sq. ft six-storey building – one of the biggest office lets in Scotland for some time. Energy giant Centrica is leasing the upper three terraced floors of the state of the art office development with a rental level of £31 per square ft, which sets a new Scottish record for commercial property lets. There’s been fierce competition to secure space in the stunning office development which forms the centrepiece of the £75 million project,which includes the 185 room Park Inn by Radisson hotel which opened last summer. Hazledene Group chief executive Mark Shaw said: “To attract tenants of the calibre of Wood Group and Centrica to iQ and to do it so quickly after completion reflects a very healthy and promising position for top end office accommodation.” Joint letting agents Ryden and Donald Begg have negotiated what’s understood to be one of the highest rents in Scotland for the top three floors occupied by Centrica, although no details for the rent for Wood Group have been disclosed. Centrica will occupy around half of the 125,000 sq. ft building which has been designed as an eco friendly venture aimed to blend with the city centre landscape. The building’s low energy air conditioning uses fresh air when the outside temperature is below 19c, making it 40% more efficient than conventional systems and providing a healthy indoor environment. And the hotel has already won a civic award and has been praised as a masterpiece of modern design and architecture. Mr Donald Begg said: “Hazledene Group has proved that if you insist on the highest quality coupled with prime location the demand is there. The widespread interest in securing accommodation in iQ reflects just how the market currently places a high premium on top of the range, high quality offices and how business are keen to establish city centre bases.” Following the swift take up of the new iQ development, there will now be a shortage of high quality office space in the city which is expected to have a knock on effect on the rest of the office market. Aberdeen’s iQdevelopment fully letThe prestigious office development at the iQ building in the centre ofAberdeen has been fully let less than two weeks after being completed.

The move’s been welcomed as signalling a major upturn indemand for high quality commercial property.

Leading developer Hazledene has announced that theWood Grouphas leased the first three floors of the 125,000 sq. ft six-storeybuilding – one of the biggest office lets in Scotland for some time.

Energy giant Centrica is leasing the upper three terraced floors of thestate of the art office development with a rental level of £31 persquare ft, which sets a new Scottish record for commercial propertylets.

There’s been fierce competition to secure space in the stunningoffice development which forms the centrepiece of the £75 millionproject,which includes the 185 room Park Inn by Radisson hotelwhich opened last summer.

Hazledene Group chief executive Mark Shaw said: “To attracttenants of the calibre of Wood Group and Centrica to iQ and to doit so quickly after completion reflects a very healthy and promisingposition for top end office accommodation.”

Joint letting agents Ryden and Donald Begg have negotiated what’sunderstood to be one of the highest rents in Scotland for the topthree floors occupied by Centrica, although no details for the rent forWood Group have been disclosed.

Scotland’s leading workplace design firm has announced anew key appointment as it steps up its plans for continuedgrowth throughout 2011.

Work has begun on a £31 million competition standardswimming pool in Dundee.

The new pool and a multi storey car park are due for completionin September 2012.

The state of the art leisure facility will include an adaptable 50-metre competition pool, a wave pool, rapid river, dive pool,flumes and fitness suite.

The Dundee City Council project is being built at East Marketgaitby Mansell Construction Services. Council Leader Councillor KenGuild said the project would bring a welcome boost to the localeconomy.

“A number of local contractors are being used in the constructionphase and that will give firms a boost during what are very difficulttimes,” Councillor Guild said.

The pool’s being seen as a welcome boost to efforts ahead of theGlasgow 2014 Commonwealth Games and also provides newleisure facilities for local families. Sportscotland invested fundingof £3 million in the venture.

Mansell’s Regional Director, Lindsay Cowan said: “This is a majorexciting development for the people of Dundee and the widerTayside community. We are delighted to be playing our part in thecreation of this hugely impressive facility, not only will this projectsustain jobs, but it will also create new opportunities for the area.”

Research undertaken by leading national business ratesspecialists and Chartered Surveyors RatesRecovery warnsthat many private landlords are facing huge increases inrates on their vacant commercial properties.

From 1 April 2011 changes to the empty rates provisions couldcost many landlords up to £7,800 per property per year wherelast year they were paying nothing.

RatesRecovery Director, Nick Wright MRICS commented, ‘Asignificant number of landlords will be faced with substantial ratesbills. Our research indicates this change will potentially affect990,000 properties. It will hit the poorest areas hardest wherevacancy rates are high and there is low demand from localbusinesses for commercial premises. If we also see interest ratesincreasing in 2011 then the heavily debt financed private landlordmarket could suffer very badly. This would be bad news for theeconomy as well as many individuals’ pensions which are builtaround these types of property investments.”

The way local authorities charge business rates for emptyproperties will change from 1st April 2011. In 2010/11 emptyproperties with a rateable value of £18,000 or less were exemptfrom paying rates. This threshold will be reduced to £2,600 fromApril 2011.

Energy efficiency atAberdeen campusThe new £10 million Aberdeen College ConstructionTraining Facility has opened at the college’s Altenscampus.

The new building has workshops and classrooms for joinery,brickwork, painting and decorating and plumbing courses. It alsohas a new library, learning resource centre, fitness suite,communal dining areas and student common rooms.

It has been designed as the new main building on the Altenscampus and allows construction trade courses to be locatedalongside engineering.

Existing college buildings at Altens are to refurbished andAberdeen Skills and Enterprise Training will be brought onto thecampus from an adjacent site. The building marks the first phaseof Aberdeen College’s estates development strategy.

It was designed by Archial, one of the country’s biggestarchitectural practices and a member of the Ingenium Group ofCompanies. The building reflects the college’s commitment tosustainability and a key aspect of the design brief was toincorporate elements required to achieve a BREEAM ‘Excellent’rating. The new facility includes solar panels, a 25kw windturbine, natural ventilation, modulated lighting and rain water iscollected from the roof for use in toilet cisterns.

Archial Associate Ricky Connell said: “The redevelopment of thesite, whilst integrating with the longer term master plan, aims toenable all future stages and development goals to be achieved.It also creates significantly improved access and egress fromthe site, allowing for more efficient parking and open spaces withthe campus itself.”

Private landlords face rates hike

Ryden has sold the former Wood Group premises atBaldavie Industrial Estate in Dundee - the largest industrialsale the city has seen for five years.

The 43,374 sq. ft premises at Forties Road was sold to a localbusinessman who’s seeking planning permission for an indoorfive-aside football complex at the site.

The site incorporates a substantial workshop building, associatedoffices and laboratory space. Andy Boal, Associate at Ryden saidhe was delighted to have secured the sale on behalf of WoodGroup Properties.

“There’s been relatively little activity at the larger end of theindustrial property market in Dundee over the past year or twoand hopefully this sale is a sign of more positive things to come.”

Mr Boal said the vacant site had been targeted by vandals whocaused hundreds of thousands of pounds worth of damage andthat this had been reflected in the sale price.

Commenting on the broader picture, Mr Boal said the Dundeemarket has seen growing levels of activity in recent months. “Interms of inquiries we are certainly seeing a lot more across theboard, whether that’s office or industrial. The encouraging thingis that it would appear there are more people looking,” Mr Boaladded.

He also welcomed news that world-leading Spanish wind energycompany Gamesa had announced plans to develop their windturbine manufacturing and maintenance operations in Dundee.

The move is expected to bring a significant jobs boost to the city.“The Scottish government has certainly been pushing hard forrenewable jobs to come to Dundee and this is the first substantialsuccess story. It hasn’t been announced yet which site in Dundeethey are going to go to, but it is going to happen,” said Mr Boal.

“I think the renewables is going to be an increasingly importantsector for Dundee. Dundee ticks an awful lot of boxes becauseit’s a good port, it’s got easy access to the North Sea, it’s got thework force and relatively cheap land and buildings. We could bein for a bit of a boom in that sector - that’s the sector to watch,”he said.

Meanwhile, Ryden is acting for Guide Dogs for the Blind who areselling their former Scottish Training Centre in Forfar. The 13 acre-site has been prepared for housing development following thedemolition of Princess Alexandra House, a well-known landmarkin the area.

Outline planning permission for the site was granted in 2006 forthe development of 120 homes and a more detailed scheme wassubmitted to Angus Council in December last year. The charitymoved its Scottish Training School to a state of the art facility atOrchardbank Business Park in Forfar in 2007.

Speculative developments are rare in the current climate, butdeveloper Stockland Muir Ltd is about to apply for planningpermission and hopes to begin building in the Spring.

Hydrasun have just moved into 100,000 sq. ft new headquartersat the 45-acre business park, joining National Oilwell Varco whomoved in last year and the Driving Standards Agency whichmoved to the business park two years ago.

The economic downturn saw more than 90% ofconstruction firms in the north and north-east of Scotlandaffected by bank funding shortfalls according to a newsurvey – with a fifth of businesses having submittedunprofitable tenders just to win work in the past 18months.

More than 65% of companies who responded to a surveyconducted by Ledingham Chalmers LLP expect to see lower-rate tenders increase as the economy recovers from one of theworst recessions in recent memory.

The findings were gathered from an audience of almost 100construction leaders from across the regions at an annual eventheld in Aberdeen, hosted by leading regional solicitorsLedingham Chalmers.

December’s Scottish Construction Monitor, a survey carried outby the Scottish Building Federation, further highlighted theproblems faced with nearly 80% of those responding predictingcontinued reductions in industry activity during 2011.

Business leaders have however voiced confidence in the sectorby strongly backing the need to support apprenticeships andcontinued on-the-job training to ensure readiness for a return tohigher levels of activity.

There was uncertainty over whether or not potential gains couldbe seen in the industry as a result of the UK's membership ofthe EU – with a third of respondents equally agreeing,disagreeing or being non-committal about the claim.

Jennifer Young, construction partner at Ledingham Chalmers,says: "The fact that 79% of businesses rejected any suggestionthat training schemes for young staff are an unnecessary luxuryis clearly very positive despite a lack of available cash from thebanking system and a downturn in capital investment by thepublic sector.

“Given the current warnings of slump and job losses continuingwell into 2011, marketing the construction sector for futurerecruitment must be a key priority to ensure a sustainablerecovery."

Kenny Anderson, managing director of building contractorsAnderson Construction (Aberdeen) Limited and Trustee of theChartered Institute of Building, said: “In these difficult times weshould be training to upskill our existing staff to improve overallperformance and while I accept this is easy to say, it is not alwayseasy to create the budget.”

Tritax and CedarwoodPurchase AberdeenEstate for £4.2m

Tritax and Cedarwood Asset Management’s new industrialproperty joint venture, Tritax Industrial 2 LP, has completeda second acquisition at Bridge of Don in Aberdeen.

Ryden, acting on behalf of Tritax Industrial 2 LP, acquired units15-25 Denmore Industrial Estate in Bridge of Don from HampshireCounty Council for £4.2m.

The price reflects a net initial yield of around 8%. The multi-letterraced unit estate extends to 53,100 sq. ft and is fully let to eighttenants including Eurocell, Caprock and Greco Subsea.

Angus Council has appointed property firm Ryden to carryout appeals following the 2010 rating revaluation after acompetitive tendering process.

The local authority has seen its rateable value rise by over a thirdacross its operational property portfolio, which includes schools,libraries, leisure centres, offices and service depots.

There are 374 properties in the local authority portfolio which nowhave a total rateable value of around £11.7 million. That’s anincrease of about 34.5% from the pre-revaluation figure of £8.7million.
