64 properties providing over 80 tenancies (53 owned) Over 60 staff (14 apprentices) Over 120 service users in any one week Annual turnover of over £1.7 million

Asset or Liability?

• High proportion of poorly managed private rented property • Higher than average unemployment• Low educational attainment• Low skills base• Low aspiration and expectation

Empty homes are predominantly in the most deprived places, theoretically with low demand where there is a:

Our Approach

We join up the jigsaw by:• Working with others• Aggregating different funding streams• We meet our organisational objectives whilst meeting the objectives of our partners• Maintaining a collective self belief and motivation in each other and our mission • Managing our resources to continue to grow and develop

The Results

More than just a roof……

• 70% of our construction team are former service users• 14 full time apprentices created from empty homes work• Placements provided for people at risk of exclusion• Over 40 properties brought

back into use on behalf of registered providers in 2012/13• Funding in place to add 34 units to our own stock

Owning assets provides security and the ability to smooth out the funding cycle Housing – key to regenerating deprived communities if residents benefit from income and opportunities created Integration of personal development opportunities within the construction process creates jobs and support for young people Maintaining the culture, ethos and commitment of a core group of staff is challenging
