Attention 

Within the lift machine room at a high level is the fire alarm terminal box. The lid to this is loose and wires are not suitably run from the terminal box, this requires attention by the contractor responsible for the fire alarm system.

The lift controller requires cleaning both internally and externally. The cable entering the ERO (Emergency Recall Operation) box requires suitable termination within its gland.

MR4. Machine gear box general condition: 

Attention 

The lift machine gearbox requires cleaning to remove the light dust that is present and where there is oil contamination around the dip stick area this should be degreased. There is an oil leak to the gearbox between the main motor and the gearbox assembly and as a result, there is a significant amount of oil present within the bottom of the brake assembly housing. The gearbox should be fitted with a new seal and the entire brake assembly thoroughly cleaned including the gearbox where oil contamination is present.

The guarding to the sheave should be removed and the excess rope dust and dirt around the sheave area and bed plate be cleaned thoroughly to allow adequate monitoring of rope dust and dirt to be achieved.

The operation of the brake appears satisfactory, however, there is rouge appearing to the brake coil which should be cleaned up and monitored, one brake shoe grease nipple is clean where access is easily available, however, the second brake shoe grease nipple behind the guarding has old grease and fluff present highlighting lack of lubrication for a period of time. The entire brake assembly should be thoroughly cleaned and all lubrications suitably undertaken with records within the log card made.

MR15. Machine room housekeeping (Cleanliness): 

Attention 

The lift machine room housekeeping requires attention as outlined below: • All rubbish must be removed from site and suitably disposed of. • All spare parts must be suitably labelled and stored opposed to being left in the bottom of the lift controller. • All non-lift equipment must be removed from site. • All lift equipment, trunking, boxes and ledges within the lift machine room require wiping over to remove all dirt, dust and cob webs. • The lift machine room floor requires cleaning to remove all dust and fluff and it is recommended that this area be mopped to bring up to a high standard. 

MR16. Logs/certificates in good order: 

Attention 

There are no records highlighting any SAFed or LG examinations as outlined within the Lift Framework Agreement. The Competent Person has requested certification with regards supplementary testing following the replacement of car and counterweight Overspeed governor ropes, although a record of the tests is within the log card, certificates should be made available. All documentation should be made readily available with the onsite log card for inspection.

The correct wiring diagrams are available, however, these are in paper format in the bottom of the lift controller. D2E recommend that a set of machine relevant laminated wiring diagrams be provided to ensure life cycle of drawings are maximised.

  Having inspected this lift and viewed all areas of the installation with regards to housekeeping and general mechanical and electrical condition, the overall D2E lifecycle score was 53 (this falls into the make a one-year plan category). To improve the lifecycle strategy of this lift and ensure its maximum lifecycle be ascertained, the following areas of improvement should be undertaken: • All maintenance related items identified within this report be undertaken. • Housekeeping must be addressed to bring this lift up to an excellent standard and improve the overall score. • The lift service provider provide quotes for chargeable works where applicable (I.e. Misuse and abuse / BS7255 Works / BSEN81-80 SNEL Works) • D2E and client to agree relevant action plan for all quotable works to improve compliance levels to this lift. Addressing these three areas will improve the overall condition score to good which in turn will provide an overall score of 33 (make a five year plan) which coincides with he estimated life cycle of this lift (20 years).

Recommendation 4 

  The average life cycle of equipment of his type is circa 20 years and therefore D2E estimate no major works to this lift until 2024. D2E would recommend that consideration be given to undertaking a Strategic Survey and Report in circa 2019 to allow five years budgeting and planning for major works as this lift and all other lifts within this property reach the end of their estimated life cycles.
