Selling someone’s biggest asset is a serious business. Only by taking the job with the importance it deserves, can you be sure of getting the service you’d expect.

Every viewing, expertly accompaniedWhen some agents send ill-informed juniors to ‘accompany’ viewings, we’ll only send an experienced professional, who’s able to answer questions, counter any objections and give you proper, constructive feedback the next day.

What’s more, we make sure we all visit your property before marketing, so we can talk knowledgeably about it to potential buyers, and answer every question.

We just can’t understand why all agents don’t do these things…

Frank feedbackWhen gathering feedback from potential buyers, some agents will be happy with the answer of “it’s not for us”. We, on the other hand, make sure we dig as deep as we can, to find out what people really think – giving us the opportunity to counter any misconceptions on your behalf. Frankly, it’s what good agents should do!

Evenings & weekends – no problemOf course some buyers aren’t able to view properties during working hours, especially those from London on a weekend property-hunting trip.

That’s why we’re happy to say we can accommodate viewings on Saturdays, and in the evenings and on Sundays by arrangement, giving people the flexibility they need to make the right decisions.

Regular, prompt contactOnce you instruct us, we’ll be in regular contact with you, and we aim to give you constructive feedback within 24 hours of every viewing. And if you ever have to leave a message, we’ll make sure we call you back within two hours.

It doesn’t stop at the offer

Once you receive an offer, we don’t stop there. Not only do we help you with the mountain of legal paperwork, we take on the tough job of chasing and cajoling any buyers, sellers, solicitors, mortgage brokers as necessary to make very sure your property sale completes – and on time. “I remember one day, back in 2009, when one of our vendors was due to exchange but couldn’t because of problem with the building regs. And we couldn’t sort it out because the owner was abroad.

So we met the Council’s Building Control Officer at the property, and found out that it needed more insulation. We bought the insulation, had it installed, took photos, emailed them to the Council, got the regs signed and hand-delivered them to the solicitor. All in one day! If that’s not going the extra mile, I don’t know what is!”

Fantastic photographyIf you’ve been house-hunting, you’ll know that photos are really important. We make sure we take the time to take the shots that will make your property stand out in property listings, and look really good in print and online. Open days open doorsSometimes it can be beneficial to kick-start your marketing with an open day – in which we book people to view your property all on one day, saving you unnecessary tidying, and even getting a bit of buyer competition going!

Home stagingWhen you’ve lived in a property for years, it’s sometimes hard to see what a buyer might see. That’s where our home-staging comes in – in which we can help you declutter, modernise and generally give it some ‘wow’ for modern buyers! It doesn’t just work on TV, it works in real life too! Nobody does more than we do to find the right buyer for your property, whether they’re from across the road, or across the world.

It’s all about the internetThese days having a good internet presence is crucial – whether attracting buyers from around the world or just around the corner!

This is why we’ll market your property, complete with photos, descriptions and floorplans, on all the most popular property websites as well as our own.

Ready, aim fire!As soon as you instruct us, we’ll fire out your property’s details by email, text and post to our database of around 1000 potential buyers.

Then we’ll follow it all up with phone calls to those we know to be really keen, and start to book in the viewings.

London callingIn the old days, it was often useful to have an agent with a string of offices to promote your property.

But in this internet age people rarely go into their local estate agents to find out what is for sale in another town. These days, people use the internet of course.

So having your property promoted in a chain of branches isn’t nearly as useful as having it well promoted on the main property websites – which is exactly what we do, giving your property just as much coverage as a ‘chain’ agent.

However, to make sure we’ve got all bases covered, we’re also part of the ‘Move with Us’ network, whose 1,350 member offices, and 60 in London, are able to refer their buyers to us – whether they’re in Chichester, Bath, London or anywhere in the UK.

Well-known windowsDespite the power of the internet, people do still like to window shop, and potential buyers, especially property investors, like to come into the office to discuss new properties coming on to the market.

You’ll have seen our prominent office, right in the heart of East Preston – great for Sunday strollers browsing properties!

Prominent in the paperNewspapers are still a good source of enquiries, so we’ll also advertise your property in the local papers. We can also organise advertising in publications like ‘etc’ magazine Sussex Life or Country Life, which can be a good source of enquiries for certain types of property.

Sales and lettings working togetherOur sales and lettings teams work alongside each other to support our clients’ total needs. For example, vendors sometimes consider letting their home for a while to enable them to move into a newly purchased home immediately; and buyers looking for investment property often come to us for advice on a property’s rental prospects.

A local entrepreneur, who also had his own estate agency out elsewhere, needed to sell his home quickly to buy another before someone else did – but still get the best price. After trying to sell via websites (to no avail!) he came to us. We prepared a set of our famous magazine-style particulars, and it hit the internet the next morning. A buyer from Surrey spotted it late that night, and viewed it the next day. After negotiation she paid the full asking price, and we chased the sale through weekly then daily, contracts exchanged and all concerned were over the moon.

When you ask us to market your property, here’s what you can expect from us as a minimum.

Shaun Adams will personally oversee your transaction to make sure you’re nothing less than delighted.

Someone friendly, experienced and knowledgeable will be your point of contact at all times.

We’ll present your property better than any other local agent, including beautiful photos and a floorplan.

All our staff will visit your property to thoroughly familiarise themselves with it.

We’ll market your property to our database, and on five big property websites within a business day of your approval of the details – and in the local papers.

Only experienced staff, never an uninformed junior, will accompany buyers.

We can carry out viewings till 8pm on Thursdays, and often other nights too.

We’ll call frequently with honest and useful feedback on progress, and advice.

We’ll return any missed calls within two hours.

We’ll only ever offer advice that’s in your best interests.

We’ll never blag or bluff – if we don’t know, we’ll say so, find out and report back.

We won’t lose interest after an agreed offer, in fact we’ll keep chasing progress right up to completion, and update you at least weekly.

Born in Rustington and still living locally, Shaun certainly knows the local area well. And having been an estate agent for over 25 years, 11 of which running Cooper Adams, it’s hard to think of anyone who knows the East Preston area property market better.

What do I enjoy? Well, genuinely knowing that a client is pleased when I’ve ‘gone the extra mile’. Like the time I learnt how to use a 3D-visualisation software to help a buyer understand what built-in bedroom furniture would look like. It paid off – they bought the house!
