REDEVCO – MANAGER AND DEVELOPER OF A MAjOR RETAIL REAL ESTATE PORTFOLIO IN EUROPE.Redevco is an independent, international real estate company managing and developing one of the largest retail portfolios in Europe. The portfolio comprises more than 600 properties, many in top locations on the main high streets of major European cities. We focus on prime retail offering high growth potential. Most of our properties are in historic city centres, large retail parks and shopping centres. Our tenant base comprises many major national and multinational companies throughout Europe.

Quality and sustainability are key words for the Redevco portfolio. We have a highly experienced team that focuses on the management, development and value enhancement of our assets.

Our core business is to understand retailers’ demands and respond to their changing needs.

WE ARE A yOUNG ORGANISATION WITH A RICH HISTORy.C&A, the global fashion retailer, managed its own real estate for 150 years before it was decided to separate these activities into an independent real estate entity, Redevco, in 1999.

Redevco is now wholly owned by COFRA Holding AG. COFRA, founded in October 2001, is the holding company for a privately owned group of companies located in Europe, North and Latin America and Asia, whose main activities include retail, real estate and private equity investment management. COFRA is headquartered in Zug, Switzerland.

Redevco has opted for a decentralised structure, with offices and support services in the countries where we operate. This gives us an extensive knowledge of the local retail, consumer and real estate markets and allows us to respond rapidly to opportunities and to create opportunities ourselves.

Our activities in the various countries are supported at the strategic level by Redevco’s Head Office in Amsterdam, the Netherlands, which coordinates all international operations.

Retailers expect real estate companies to understand the dynamics of consumerism

and to offer suitable retail space at the right time and in the right place.

A new economic reality is currently taking root across Europe and the entire globe. We are responding to it by keeping our portfolio fit for purpose and future-proof. The current economic situation directly affects the performance of our retail customers. Since consumer spending is under pressure, our customers will simply be unable to rely on the same level of discretionary spending that we have seen in the recent past. Retailers are responding to this changing environment. We strive to be close to them and to be alert to their new requirements. We evolve as they evolve.

We use our existing European real estate portfolio as the basis for further development, taking market conditions and benchmarks into account. We focus primarily on managing our existing portfolio, upgrading its quality and growing portfolio value through asset management and carefully considered acquisitions.

Rapidly evolving technologies are changing the way consumers access information and take decisions. Global Internet penetration is reaching a critical mass in many markets. Location-based services (store finders, location-based offers), QR codes, cutting-edge apps, augmented reality and the ability to search for product information and reviews while on the go are all having a big impact on retail businesses. Cross-channel shopping and the power of the Internet will have a significant impact on the way people shop. For retailers seeking to remain relevant in this connected consumer environment, the ability to deliver an enhanced customer experience will be a critical success factor.

Extensive consumer and retailer research conducted by our in-house research team shows that physical stores will remain very important, however as part of a cross-channel strategy. On the one hand retailers will have to welcome consumers in a vibrant, high-quality environment. High-street sites are often the preferred locations, with flagship stores playing an increasingly important role. On the other hand we are seeing a demand for click & collect convenience locations, and these are often linked to retail parks and shopping centres.

Retailers are now in the process of determining their position in this newly evolving environment. For them Redevco aims to be a service provider able to help optimise the offline channel mix in a winning cross-channel strategy.

As a business we are very proud of our heritage and the values that are a fundamental part of the way we conduct business. Redevco strives to be a leading investor and asset manager and a specialist in retail property in the core markets of Europe. We focus on satisfying the needs of our tenants and want to be considered the preferred real estate partner for retailers. We have taken a strategic decision to concentrate on our key markets in Europe, and we are going to focus even more on European city centres, which, because of their history and mix of functions, will always remain attractive places to both live and shop.

As a result of this new focus we have decided to cease operations in emerging markets, where the higher risk profile of our development programme was no longer aligned with the requirements of our shareholder.

OUR STRATEGy

One of our key strategic objectives for the years to come is to maximise the quality of our portfolio, based on current trends in demographics, consumer preferences and distribution channels in many European cities. Our priorities will lie in continuously enhancing the value of the portfolio by broadening the tenant mix and intensifying use, as well as through active management, redevelopment and repositioning.

We will also grow the size of the portfolio through well-researched and selective acquisitions in all our key markets. We will capitalise on our extensive operating platforms and our understanding of local market dynamics to acquire high-quality assets and those that require our asset management capabilities to create additional value. We will also explore possibilities to work in future with other like-minded co-investors.

We are well aware of the changing economic environment in which we operate and every real estate company has to be prepared to adapt its strategies and tactics to remain successful. So we will have to remain agile and flexible and constantly review our activities.

Socially responsible entrepreneurship for us also entails full commitment to internationally acknowledged, green building standards, which provide the best methods for measuring the environmental impact of buildings. All our new development projects are assessed against such international standards, so that we can be sure of best practice in sustainable design. In addition, we want to comply with, or stay ahead of, all legislation relating to our activities.
