Course aims: This course introduces the basics of business administration. There will be an introduction to markets, business areas, products, and corporate structures and processes. The students will learn how to draw up and structure a business plan. The course focuses non-real estate-specific economic topics in order to teach students general economic competences, also with a view to modules to come in later semesters. Requirements of entry: - Applicability to other modules and study programmes: Bachelor of Arts Business Administration Module BB12. Knowledge of this module is required in modules BR07, 25, and 30. Course aims: This course builds on Module BR08. Focus will be put on profit and loss statements and financial statement analysis in accordance with the German Commercial Code (HGB, German GAAP). Fi-nancial accounting in accordance with the German Commercial Code will be discussed on the basis of its objectives and principles, and in relation to those items of the annual financial state-ment that are relevant to the real estate industry. On the basis of the authoritative principle (Maßgeblichkeitsprinzip) the course will discuss the similarities and differences of the practices of tax law and the regulations of commercial law. Case studies will serve as practical examples. After this course, students will be able to understand and interpret the financial statement anal-ysis (from the perspective of both commercial and tax law), and address questions of account-ing. They will be able to conduct a basic strategic planning and install strategic measures. Emphasis will be put on different methods of portfolio analysis. Course aims: This course focuses on the basics of accounting and enables the students to understand and use financial accounting and business calculation. Students will learn to see book-keeping as one central element of accounting and understand that companies use it to illustrate annual profits and losses to internal and external stakeholders. Additionally, students will acquire methods to record all business transactions which can be expressed in numbers, to account for them and to document them. Finally, students will learn to use the balance sheet and income statement. In the field of cost accounting, coverage will include information on costs and cost analysis with regard to corporate management and communication. This also includes cost type accounting, cost centre accounting with regard to full costing and variable costing, and cost unit accounting. In this module, stu-dents engage with the fundamental aspects of human behaviour and learn about factors that motivate human actions and shape a person’s perception of their environment. Course aims: Human Resources & Organisation: Students learn about practical structural forms of organisations as well as their advantages and disadvantages (organisational management). Modern instruments of personnel planning, mar-keting, selection/recruitment, development, management, remuneration, and layoff will be de-scribed and evaluated. Labour Law: Corporate management is impossible without knowledge of the basic principles of labour law. Knowing and following the rights and obligations of employers and employees is indispensable for leading and motivating employees. The following topics will be addressed: job advertise-ments and application process; employment contract; employment relationship and termination of the employment. Students will learn basic knowledge in these areas. Moreover, their awareness for complex legal problems will be raised. They will learn that sometimes not only applying laws correctly but also practical solutions can be in the best interests of both employers and employees. Course aims: This module teaches knowledge of the fundamentals of structural engineering with regard to the life cycle stages of a building. Students will be able to understand characteristics of building materials and recognise components and their function. They learn to understand different con-structions and the basics of building physics, which are necessary if one wants to provide a comfortable living environment. Knowledge of these basics will help to illustrate typical building damages and how to avoid them. Course aims: Based on Module BR02, this course now focusses on national and international consolidated financial statements and the basic principles of balance sheet analysis. Consolidated accounting is currently undergoing changes and is moving towards the International Financial Reporting Standards (IFRS). Therefore, this course will illustrate the IFRS, which are compulsory for capital market-oriented corporations within the EU, and will compare them to the principles determined by the German Commercial Code (HGB, German GAAP). Students will be able to address questions arising from both contexts, read balance of accounts from both contexts and understand the scope of action. The course will also teach basic knowledge of balance sheet analysis. Course aims: After providing an introduction to the system of taxation, this module will deal with the income tax foundations of business taxation. Coverage includes those aspects of income tax, corporate income tax, and trade tax that are relevant to the real estate industry. Practical examples and case studies will be used. Moreover, specialities of the legal forms of individual enterprises, business partnerships and corporations will be examined. After having examined the income tax aspects, real estate relevant aspects of value added tax, real estate transfer tax, and inheritance tax will be focused on, as well as their effect on business decisions.
