THE JULIETS ARE BORN!!!
There’s a new ladies lunch group in Callender Lake. If you live at Callender Lake and would like to go to lunch with your friends and neighbors once a month, this is for you. Plan to go to lunch the
3rd Thursday of each month at 12:30pm.
If you wish to join the group and receive a reminder each month, Shirley Wilkins will be emailing the group the monthly location and hostess name and number. You will need to R.S.V.P. to the hostess
of the month so she can make the reservations for the group at the location of her choice.
In January (after all the holiday food) we’re going Mexican at Abuelo’s located in The Village at Cumberland Park. Bring a friend or new neighbor and join us for a great day out! Please R.S.V.P. to

Callender Lake Property Owners Improvement Association
Saturday, December 12, 2015
The CLPOIA Board meeting was called to order by President Debra Abbuhl at 1:00 PM in the
Callender Lake Community Center. All nine Board members were present with nine guest in attendance.
The invocation was given by Tilla Strickland. All attendees voiced the Pledge of Allegiance.
President Abbuhl asked if any changes to the Agenda. There were no changes. Agenda approved as
posted.
OPENING COMMENTS
President Abbuhl began the meeting by thanking everyone for coming. The holiday season has affected
our attendance but after the first of the year hopefully things will quieten down and we’ll see more faces.
So once again, thank you for coming.
PRESIDENT’S REPORT
“The Board would like to thank folks for feedback on problematic areas around the community.
Most of the feedback has come back in the way of ditch drainage issues. Callender Lake has not seen this
onslaught of this volume of rain in many years, well before the time frame of most folks currently living
here. Fifteen to twenty inches of rain in a couple of hours can make a mess of the most ideal situation. We
are addressing the roads, trees, drainage, washout and other such issues based on severity and greatest
potential to become a larger issue and a danger.
As property owners work diligently on their own ditch and erosion problems, please remember that
according to Restrictions 2.29 (a) “improvements on a lot must only be constructed so that the resulting
improvements do not modify the natural water runoff and drainage in a manner that would adversely
affect adjacent lots, streets, or common areas.” We are working with folks to help and encourage
correcting “self-inflicted” issues. Thank you, everyone, for your patience as we deal with these issues.
Due to recent feedback, and the hard work of the Beautification Committee, we need to consider the use
of signage in the flower bed behind the guard shack”
Vice President, Tilla Strickland made a motion that we cease using anything but the Information Board,
our website or the Lake Lines for any and all of the advertising needs of the community. Motion seconded
by Jan Liedtke. Motion passed unanimously.
OFFICER'S REPORTS
Secretary’s Report – Sara Kesler reported that the minutes from the November 2015 monthly Board
meeting were circulated via email and published in the CL Lines. If there are no corrections and with no
objections from the Board, I move that the minutes from the November Board meeting be accepted and
filed for record. Motion was seconded by Tilla Strickland. The motion passed unanimously.
Treasurer's Report - Jan Liedtke announced the Reconciliation Report is available on the table near the
library door. As of November 30th
, 2015, we have $132,192.45 in our account. Will be filed for audit.
COMMITTEE REPORTS
Recreation Committee - Hope Enochs reported The Recreation Committee met on December 1, 2015.
Chairman, Elain Giles opened the meeting stating Boneta Strickland had resigned. After discussion, the
committee decided to continue at this time without a co-chair.
The main topic of the meeting was last minute planning for the Christmas party which was hosted on
Saturday, December 6, 2015, at 6:00 P.M. and what a wonderful evening it was. The food, the
decorations, the entertainment, the hugs and the smiling faces were all extraordinary. The feast fed
approximately sixty four adults and two children. A special thanks to all of you who spent countless hours
making lists, shopping, decorating, cooking, cleaning and serving our community in such a special way.
Get your decorations out and lights up! The Light Contest will be judged the week of Christmas and
prizes will be awarded.
The Recreation Committee is planning no activities for January but will host a coffee and donuts breakfast
in February.
The Recreation Committee would like to request approval for two new members, Sandi Hadden and Lisa
Hadden so I move that these two ladies be confirmed. Motion seconded by Larry Giles. Motion carried.
MAINTENANCE:
Community Center – Jan Liedtke reported our community center looks beautiful and festive. Thanks to
Linda Rhodes who donated her decorations and decorating talents. Thanks to Dick and Greg Bolle for
installing the lovely outdoor lights and decorations and for all the Recreation Committee members for
their part in making the Christmas Dinner evening so enjoyable.
Beaty Plumbing repaired a leaking faucet on the South wall of the community center.
Public Areas – Sara Kesler reported the Beautification Committee planted some winter kale and pansies.
The warmer weather has kept the plants in bloom. Thanks Ladies for your hard work in helping keep our
community beautiful.
During the month of November, Maintenance employee, Doug Ferris trimmed trees on Wildwood,
Whipporwill, Timber Grove and Terrapin. He removed fallen trees in Armadillo and Dogwood. He
removed trash at all parks, placed rock in eroding ditch on Elm. He helped clean and remove limbs at the
community center. He blew leaves at the Resale Shop and Community Center. He also performed
maintenance on tractor and organized the shop. He removed silt to open clogged culverts on Callender
Lake Drive. Thanks, Doug, for helping keep our community beautiful.
Architectural Control – Julie Morris reported the ACC met Saturday, December 5, 2015. One permit was
approved for an addition to an existing house.
One letter was sent out for a restriction violation for improper grading on property that adversely effected
neighboring properties.
Audit – Tilla Strickland reported the Audit Committee will be starting the process for the audit period of
January 1 to August 31, 2015 next month. These dates will now coincide with the CLPOIA’s fiscal year.
Security and Fire Committee - Jeff Smith reported Security and Fire Committee met November 28th
with
the following members in attendance: Ken Petty, Gerald Kesler and Ron Liedtke.
The call box stopped working December 3, 2015. Upgrading the system is an action item for the Security
and Fire Committee for this budget year and they have been working on getting bids. The committee
understands that not having an operational call box is an inconvenience for many residents, and they are
working to get the upgrade in place as soon as possible. However, upgrading the system will require new
software that will need to be configured and installed so it is difficult to estimate when the upgrade will be
completed. As of Friday evening, December 11th
, the call box was working again.
CVZCC/ GLPC/ Legislative - C.A. Cockrell reported most groups, Greater Lake Palestine, Council of
VZ County, & Texas Neighborhoods Together, all had Christmas meetings this month so there is no
report.
New Business
Treasurer Jan Liedtke reported we have two new Monthly Pay Plan agreements. Agreements are within
the guidelines so I move that they be accepted. Motion seconded by Julie Morris. Motion carried. Jan
further stated to remember that CLPOIA dues or MFA (Monthly Pay Plan Agreement) are due January 1,
2016. We appreciate property owners paying their dues on time.
Announcements & Questions
President Abbuhl opened up the floor for any questions or announcements. She announced that tables and
chairs are to be left standing at end of today’s meeting for Friendship Club on Monday.
Guest from floor had a general question as to what alternative does Century Link offer regarding software
for the internet. President Abbuhl advised per her understanding Century Link has over extended their
Broadband and for now you will be put on a waiting list. It was announced that every phone company will
have to provide internet service by second quarter of 2016. Much information and discussion followed.
Question from guest as to when and what is being done to help prevent washing out of roads. Per
President Abbuhl that issue is being addressed. The culvert issue at 700 block of Callender Lake is the
biggest one at this time with the road sluffing off. We are waiting for the water company to mark the 4”
main on one side and the 2” main on the other side. There are a lot of area issues due to the excessive rain
that we’ve had. Lengthy discussion followed.
Another guest inquired as to the status of the emergency exit road. Per President Abbuhl this is an
ongoing process in determining the best route to go and how to acquire that property.
Several other comments and questions arose regarding water leaks, especially the water problem at main
entrance. President Abbuhl suggested to keep calling Southwest Water and register complaint. The more
complaints the company receives, the sooner they may make repairs.
Guest from floor inquired as to why the back hoe is parked beside the tractor barn and are we no longer
using it. He was advised at this time there is no room in the tractor barn but that is being resolved.
President Abbuhl entertained a motion to adjourn. Motion made by Tilla Strickland
Seconded by Jan Liedtke. Motion carried. Meeting adjourned at 1:33 p.m.
