Red Hat

November luncheon at Villa Montez was nice .We had a great time and welcomed new Red Hatters to the group. The Red Hat Christmas party was at Potpourri House . It was a winter wonderland and we all had a great time sharing the spirit of Christmas. January 16th at 12:30 we will be going to D'Barn Restaurant in Murchison. They have sandwiches with a twist. Becky Sossamon is the hostess. February 20th at 12:30 we will be going to Cheddar's Restaurant at 6701 South Broadway Ave. in Tyler. Don't forget to try The Cookie Monster first. Wow! It is a real treat! Mary Bromhall is the hostess. March 20th at 12:30 say O'le as we head to Tele's Mexican Restaurant at 175 West Main St. in Van. Ann Faulkner is the hostess .Jan Marler will be the hostess for April stay tuned to see where she will take us .If you would like to join in on the fun, we would love to have you. And as always Happy Hatting.

Friendship Club Friendship Club Meets January 13, 2014

The final meeting of 2013 for the Friendship Club was a self-catered luncheon coordinated by

Becky Sossamon with the help of Jackie Miles and Suzanne McDougle. Meeting at noon on

December 9, we welcomed the officers of the Hickory Hills Ladies’ Club and enjoyed playing

several games before adjourning at 2:00. The business meeting included a resolution to do-

nate $400 to the Beautification Committee to buy one of two vertical blind sets for the sliding

doors in the community center. Our next meeting will be on January 13 at 2 PM with Linda

Rhodes acting as coordinator and Bette Ransom and JoAnn Ishmael hostessing.

Notice of Christmas Office Hours Changes:

The office will not be open on 23 December 2013 as previously posted. The office will be open 24 December 2013 from 8:30 AM to 3:00 PM. The office will resume normal business hours on 26 December.

MERRY CHRISTMAS DINNER AND PROGRAM A HIT!

The Annual Merry Christmas Dinner and Program, sponsored by the

Recreation Committee of Callender Lake was held Dec. 7, 2013 in the

community center, which was beautifully decorated for the Christmas

Holiday Season.

The committee had planned the decoration design for several weeks and it

took the volunteers many, many hours to complete decorating the committee

center and cooking the meal for everyone. We wish to thank everyone in the

community who braved the cold weather and came out to enjoy a delightful

evening of delicious food, a delightful program and fellowship with friends.

Many favorable comments were overheard on the delicious food, beautiful

decorating and great program for the evening. Of Course, Santa Clause

surprised us with a visit & literally came from the North (Dallas) Pole,

through snow and slippery ice in his 4 wheel sled so he could be with us.

Thank you Greg Bolle.

The Recreation Committee also, would like to THANK the lovely

Miss Callender Lake Amber Ellis who graced those attending with a

beautiful solo, while her brother played the piano.

Also, those present were (Acting) Miss Teen Callender Lake Hannah

Halamka, Little Miss Callender Lake Savanna Anderson, plus contestant

Aurora Halamka.

We are so proud of all of the young ladies who represented Callender Lake

in their roles these past months. They have set a high standard for the future

Miss Callender Lake contestants. It has been a pleasure to get to know you

all and thank you for attending the events that were required of these lovely

young ladies.

Enclosing, THANK YOU Recreation Committee members for the

teamwork you have shown in volunteering and giving so many hours to this

community.

There has undoubtedly been a time when you have needed various services, such as a plumber, an

electrician, a tree trimmer, a painter, etc. You have probably even asked a neighbor or friend if they

knew someone. We would like to take opportunity to help provide that ever asked question, “Who do I

call?” It is sometimes as important to know who not to call, as it is who to call. The intent is to develop a

list of contractors and service providers, contact numbers and ratings based on four criteria:

dependability, price, customer service, and quality of work. We would like for anyone who wishes, to fill

out the form below and give your rating. We will then publish the list in the Lines and keep a list

available at the Callender Lake Office. You can submit your list directly to the Callender Lake office via

hardcopy or by email at [email protected] or you can also email your submission to

[email protected].

When providing a rating, please rate from 1 to 5, with 1 being very dissatisfied to 5 being very satisfied.

Provide a rating in each of the categories. Below are currently submitted service providers. The scores

are the average of all ratings received for the provider.

Board Meeting Minutes

Callender Lake Property Owner Improvement Association

Saturday, December 14, 2013

The CLPOIA Board meeting was called to order by President Jo Ann Ishmael at 1:00 PM in the Callender Lake Community Center. All nine board members were present with fifteen guest attending the meeting. The invocation was given by John Harwood who also led the pledge of allegiance.

OPENING COMMENTS President Jo Ann Ishmael extended a welcome to all attendees. She extended appreciation to Don White for making the meeting in spite not feeling well. Announced John Bradfield taken by ambulance To ER. Also announced Dick Bolle had knee replacement on Friday, Liza Ely slipped on the ice, broke her ankle and Gary Stevens is undergoing chemo. President Ishmael made a motion that the Agenda be accepted as written. The motion was seconded by John Harwood. The motion passed unanimously.

OFFICER'S REPORTS Secretary’s Report Sara Kesler noted that the minutes from November 9 meeting had been circulated via email and published in the CL Lines. Minutes found to be correct. With no objections from the Board she moved to dispense with the reading of the minutes from the November meeting and they be approved and filed for record. Motion was seconded by Larry Giles. The motion passed unanimously. Treasurer's Report The Treasurer’s Report that is attached was reviewed by Jan Liedtke. She moved that the reconciliation report be approved and filed for audit. The motion was seconded by Larry Giles. The motion passed unanimously. Jan also reported three maintenance agreements had been received. All three fell within guidelines. Jan moved they be accepted. Motion seconded by Larry Giles. Motion passed unanimously.

COMMITTEE REPORTS

Architectural Control Committee Debra Abbuhl reported two permits were issued, both for 12’ x 12’ storage buildings. ACC is investigating the possibility of an unauthorized enclosing of a carport. Follow up on the unauthorized installation of two culverts in an Association easement is being pursued. Audit Committee Eddie Hueston reported an inquiry to Ramona Butler, CPA in Tyler resulted in a statement that she did not perform audits. At this time, no person to Chair the Audit Committee for the Association has been found. Still searching for a person to fill this position for first 6 months. Fish and Wildlife Larry Giles reported no report for this month.

Legal Advisory Committee Jo Ann Ishmael reported the Committee has recommended to the Board that letters be sent to five property owners who are in violation of the Neat and Orderly Restrictions. The letters will advise them they have 30 days in which to rectify this situation. After 30 days a fine of $20 per day will be applied until rectified. If not paid, the possibility of a lien will be placed against the property and filed with the county. These property owners are also in non-compliance with the Texas Health and Safety Codes for Sanitation and Environmental Quality. The Committee is also reviewing HOA rentals and obtaining information. . Maintenance – Community Center: Jan Liedtke reported our Community Center has a new roof. The removal of the old shingles and replacement with Architectural Lifetime Warranty shingles with a 10 year algae warranty cost our association $591 in out-of-pocket expenses. Doug Ferris did a great job clearing our lot next to the Center parking lot. Nice job Doug! We appreciate the Recreation Committee decorating the Center for Christmas. Thanks to Mike and Jan Marler for donating a stereo system for our enjoyment.. Public Areas : Eddie Hueston reported part time employee, Doug Ferris cleared out underbrush, raised low hanging limbs, removed debris and mowed the lot next to the Community Center parking lot. He also helped prepare the Community Center floors, restrooms, etc. for several public events. Restrooms at the swim park were winterized. The up-light fixture on the east side of the brick Callender Lake sign was replaced and the electrical wiring was repaired. The Beautification Committee members performed an update and renovation of the entrance gate area which included landscape beds, new carriage lights, pruning and painting. Roads - Bill Faulkner reported this month Doug Ferris made repairs of potholes and other road problems on Long Shadow, Dogwood and at the dumpster area. Following the recent rains there was water boiling up through the road at the intersection of Pritchett Hill and Callender Lake Drive. This was causing water to stand on the streets. Don Hollis of the Roads Committee opened up the culvert, which was blocked with dirt, which allowed a large volume of water to drain off. He also opened the drainage path in the ditch on Callender Lake Dr. There is still some seepage from the water-soaked ditch along Pritchett Hill which will be addressed when there has been some drying in the area. . Publicity- John Harwood reported the Publicity Committee continues to work with all our new members in establishing/defining our expanding role. Currently activities consist of E-mails to CLPOIA group, Real Time calendar of events on CLPOIA Home page, Maintenance of Activity tabs for 4 surrounding communities on CLPOIA Home page: Edom, Ben Wheeler, Tyler and Athens. Weekly posting of activities on small B-Board, larger publicity on larger B-Board (soon to install new lighted larger Board), hot news banner on bottom of home page. Future activities consist of electronic picture album of CLPOIA activities on Homepage, small board at card reader, CLPOIA phone book, Real Estate tab on Homepage and exploring possible Emergency notification systems. Recreation Committee – Sara Kesler reported the Recreation Committee met December 2, with nine members in attendance. Dick Bolle advised he would be out of commission for a while due to having knee replacement December 13, 2013. Time was spent finalizing plans for the annual Christmas party on Saturday night, December 7 at 6:00PM with 65 reservations for the party. Johnny Bradfield to be added as a new member to the Recreation Committee. Next meeting scheduled January 7, 2014. Sanitation and Pollution – Don White had nothing to report other than thankful we did not have the ice storm that so much of North Texas had. Still asking for volunteers who do live here full time to help

around the large dumpsters. President Ishmael stated this is a simple task and would help save Don a trip out here during the week. Security and Fire – Larry Giles reported two new members to the Security and Fire Committee are Jerry Rains and Jay Wiesner. Committee met on December 7, 2013. At this meeting we discussed the need for all members to be trained in the equipment in the guard shack and the work on all entrance cards and call box. It was decided that this training would best be accomplished on a one to one basis. We are in the process of setting a time to do this. With over 2700 gate cards and over 600 call box numbers John needs help. It should be noted that we have over 600 call box numbers in our system in a community with only 300 or so houses. This fact led to our discussion of the need for clarification of our Access Policy and call box requirements. We need to provide standard application forms for all access ways to our community. Becky Sossamon and Ron Liedtke agreed to undertake this task. We need to note that all contractor cards currently out will be turned off December 31, 2013. If you have a contractor working for you, then you and the contractor need to come to the office and renew the cards. Remember contractor cards are issued to the property owner and not the contractor. We do not want to delay anyone’s project on January 1, 2014, but we have to start somewhere to get our cards fixed. We discussed the report of a dog loose and chasing people in our community. We agreed that the matter needs to be turned over to the sheriff’s office. We also agreed to turn the matter over to the Board for their possible contacting the property owner as the dog appears to belong to a renter. Other Reports C.A. Cockrell was in attendance and commented that there was no activity this month. He advised that Arlene Jones’ trial was rescheduled for Tuesday, January 7, 2014 at 9:00AM. Unfinished Business John Harwood announced awaiting bids for the Bulletin Board road. Bill Faulkner has provided the correct forms for obtaining bids which will be used in the future New Business President Ishmael met with CLPOIA attorney, Bud Berry regarding several documents. In reviewing these documents the Code of Ethics was determined to not be necessary. Eddie Hueston moved that on the advice of CLPOIA attorney, Bud Berry, the Code of Ethics previously adopted by the Board on February 11, 2011, be deleted as no longer needed. Motion seconded by John Harwood. Motion passed unanimously. Jo Ann Ishmael announced that we are going to form a library committee that will fall under the liaison office ship of Jan Liedtke for the Community Center. Jan is asking for volunteers to serve on this committee and a Chair person will be named at that time. Jan Liedtke reported that after the roof was replaced, inspection revealed siding deterioration. Dick and Greg Bolle inspected the damage. Jan indicated a great need at this time for new siding. John Harwood advised still needing information for new phone book. Discussed advertising cost.

Information being gathered regarding emergency contact system. Debra Abbuhl ask that the “buddy” system be used in case of emergencies such as”water boil”. Monarch to notify John Harwood when such events occur. Comments, Questions and Announcements Jan Liedtke announced a set of car keys had been found on Oak Forest and Ron Liedtke would take calls from anyone who had lost them. Doug Ferris expressed thanks for the card and monetary gift from the Recreation Committee. Jo Ann expressed deep appreciation to both Doug Ferris and Sherri Cole for the work they do for our community. Adjournment President Ishmael announced meeting adjourned at 2:05 PM .
