IGUA Group, Inc. is a New York City based commercial real estate brokerage. The Division of Charter School Facilities was created with a singular focus to serve the facility needs of charter schools. To date, the IGUA team has successfully placed more than 20 charter schools in private facilities. The charter school facilities' team leaders, Maureen Coughlin and James Clarke, have more than 60 years of combined real estate experience in New York City.

Maureen has been active in the real estate industry since her college years. In addition to working in real estate, she has also served on several University faculties teaching under-graduate and graduate students. This experience provides a

personal understanding of the importance of great facilities to an educator. Maureen is also an experienced researcher and business consultant.

James is the Corporate Vice- President of the Commercial Division of Fillmore Real Estate. Jim's background in accounting and law provides valuable skills to expertly serve charter school clients. Many years managing a private consulting business adds to Jim's breadth of knowledge to create one of the best support services in our industry.

Our charter school facilities team has created a network of developers, financial institutions and private property owners to deliver exciting school facilities. Additionally, we have solid working relationships with religious institu-tions throughout New York City to convert underutilized property into charter school facilities. Our skills and services allow charter schools to navigate one of the most complex and competitive real estate marketplaces in the world. There is never a fee to the charter schools for our services.

Understanding Charter School Facility Needs

Our real estate team's strength is in the fundamental understanding of charter school needs. We realize that every school has different requirements for a facility. Our team understands the following concerns and will work to help you address them:

• incubation space may be needed

• permanent facilities must be designed to meet specific program requirements

needs analysis | Charter schools have varying needs depending on student enrollment, grades served and program requirements. We will consider the size and number of classrooms, specialty room requirements, gymnasium/auditorium/cafeteria spaces, and outdoor play areas in helping you find a facility.

site analysis | We can help you find a property that is zoned for school use. Our team will conduct a zoning analy-sis to evaluate the building size and any set-back require-ments. We will make sure that the location is within your charter’s school district and that the property footprint is large enough to meet your school’s needs. Our brokers value the well-being of the students in your school and will make sure that the building is in a safe and healthy environ-ment. PartnershipsStrong partnerships with those responsible for delivering the building must be built early in the process. new construction | A newly constructed facility requires extensive planning and a 24-36 month timetable for delivery. We understand that the NYC Department of Buildings can pose a challenge for approval and that a charter school must have a temporary space while awaiting the permanent new building. Our facilities team will help support the search for a temporary location in the event the Department of Education is not able to tempo-rarily accommodate the charter school.

renovation | Retro-fitting an existing building into a school facility generally takes less time to deliver than ground-up construction. We can connect you with an expert design team that has the talent to turn an existing building into a spectacular school facility.

upgrade | There are many religious closed or underutilized school buildings throughout New York City's commu-nities. We can help you outfit these lovely older buildings with electrical and mechanical upgrades and proper cosmetic work. The turn-around time to deliver the improved building may be just a few weeks or several months.

IGUA Group, Inc. real estate brokerage service has played a central role in helping school districts foster successful charter schools. Our Charter School Facilities team has successfully placed 23 charter schools in private facilities throughout New York City’s neighbor-hoods. The facilities are home to charter elementary, middle and high school programs in all five boroughs. The building developments include a wide range of projects: newly constructed facilities, renovated buildings for school use and upgraded religious institution properties.

As a result of our hard work the facilities team is an approved vendor by the New York City Charter School Center. Addi-tionally, we have received high recom-mendations from members of the New York State Charter School Association. We support the Futures in Education Program along with the National and New York State Charter School Confer-ences. We have contributed our expertise to the Boards of the Brooklyn Economic Development Corporation as well as the Brooklyn Chamber of Commerce.
