SituationCubberely House is situated between the River Wye and the rolling hills of the Forest of Dean in South East Herefordshire just outside Ross-On-Wye and close to the Gloucestershire and Monmouthshire borders. The area is classified as an Area of Outstanding Natural Beauty (AONB) yet remains convenient for the major centres and communication hubs. Ross is a short drive away and has all the expected shops and services of a famous market town whilst Monmouth is a short drive to the south.

E The area is fortunate to have some excellent schools nearby including Monmouth Haberdashers for boys and girls, Hereford Cathedral School and the excellent colleges in Cheltenham and Malvern.

M The M50 provides fast access to the national motorway network whilst the A40 does likewise to the M4, the commercial centres of South Wales, Bristol, Gloucester and Cheltenham.

Cubberley House• There is likely to have been a dwelling on the site of Cubberley

for over 1,000 years although the current house, built by Lord Greville in 1971 replaced the previous Georgian mansion. Designed by the eminent architect Claude Phillimore, it is known as one of Herefordshire’s last great country houses.

• The house sits down a long drive in the centre of its extensive grounds giving an enormous sense of privacy. It is surrounded by wide lawns, Italian and wall gardens and has lovely open views out over the parkland and paddocks beyond.

• The tarmac drive with two electric gates lead past The Lodge and Aylesmarsh Cottage to a fork in front of the house and on to the ornately paved front yard, or around to the extensive parking to the rear. The house is entered through a pair of double doors into a magnificent reception hall with a staircase hall and cloakrooms.

• There are all the usual features one would expect in a house of this importance including panelled doors, fine fireplaces, ornate coving and tall shuttered sash windows.

• Approached down the long gallery to the east is the drawing room with its dentil cornice, great coved ceiling and polished Iroko floor. This must be one of the finest rooms in the county.

• At the opposite end is the sitting room with lovely views out over the gardens. The dining room has a door back to the inner hall and double doors through to the library. The latter has extensive book cases and a door out to the Italian garden. A side door in the gallery leads through to the inner hall.

• The north wing includes an inner hall, boot and utility rooms with the large day room opening to the immaculate Mark Wilkinson kitchen with its Travertine floor and set of four light double doors opening out into the courtyard.

• The side staircase leads down to the wine cellar, store and boiler room.

• The main staircase with cast iron banisters and polished handrail leads up to a large light landing with doors off to the four principal bedrooms with their en-suite dressing and bathrooms. The principal bedroom has the most stunning views out over the gardens. The north wing has three more bedrooms, two being en-suite with an additional bathroom. There is also a study and a sitting area, although could be additional bedroom space if required.

Gardens and grounds• The magnificent gardens surround Cubberely House

with extensive lawns running away from a brick terrace and ornamental pool to the far trees and shrubbed belt producing a glorious backdrop. The lawns are dotted with a variety of trees including holm oak, sycamore and plane whilst ancient sweet chestnut dates back to much earlier times.

Swimming pool complex• At the side of the Italian garden is the swimming

pool complex with an enclosed pool with changing rooms, gymnasium, sauna and the plant room. A balustraded terrace beyond opens out to the hard tennis court in a beech hedge surround.

Walled Garden and Office complex• Beyond the house and with a separate entrance
