DESIGN INSPIRATIONOlearia furfuracea, or Akepiro, is a native shrub found in coastal scrub and forest margins of the northern half of the North Island. It is known as the ‘tree daisy’ and belongs to the Asteraceae family which it shares with the common English daisy (Bellis perennis).
The daisy is a composite flower that consists of large numbers of small flowers called florets. Ray florets form the outer part of the flower and they look like typical petals. Disk florets are located at the centre of the flower and are small and tubular, and often hexagonal.
The wall relief patterning on the building exterior is a geometrical play on this hexagon floret shape. The pattern is made up of smaller diamond shaped elements, and depending on the direction of the sun, time of day and viewing angle, different forms will become more dominant. For example, diagonal diamond rows will appear and disappear over the course of the day. Similarly three dimensional cubes, star patterns or hexagons will become more apparent depending on the light. The result will be a highly responsive façade that subtly transforms over the course of the day and throughout the seasons, providing a continually active and changing building on the cityscape.
The façade is a painted rendered finish over concrete construction, with the patterning formed as a relief in the render. At street level, a colonnade of tile-finished structural columns line the footpath. Glass entry doors and perforated garage screen doors fill out the spaces in-between. A large cantilevered canopy with soft landscaping signals the main entry to the building and scooter lift access. The overall elevations are regularly composed with aligned windows and balconies to provide a simple yet classic aesthetic.

DAISY LOCATION GUIDE
Daisy is tucked away at the end of Akepiro Street, a small no-exit street just off the Northern-most part of the iconic and historic Dominion Road in Mt Eden. A convenient location, only three kilometres from Auckland’s CBD and nestled between the ever-popular historic suburbs of Mt Eden, Eden Terrace and Kingsland, with all their charms and amenities.
Dominion Road itself is one of Auckland’s best-known roads. It was made famous by the Muttonbirds in their song ‘Dominion Road’. The road offers a wide range of amenities, with a huge variety of restaurants as well as practical shopping. Famed for its wide range of authentic Asian cuisine, there is an energy and vibe to the area that is hard to beat. There are some real hidden gems, so expect the unexpected!
At Daisy, you are within easy reach of some of Auckland’s trendiest suburbs and favourite destinations for boutique shopping, eating out and nightlife, namely Mt Eden Village, Kingsland and Ponsonby Road.

Transport
Mt Eden is one of the most centrally located suburbs of Auckland City and is well served by all modes of public transport.
Dominion Road is one of Auckland’s best-served arterial routes for public transport, in fact it carries about 2.2million bus passengers a year and there are more people in buses than in cars at peak times*.
Mt Eden or Kingsland train stations are a five minute walk away. These are on the Western Line with regular trains into the city and out to the western suburbs. With easy access to the motorways, it’s a short direct hop into the city and links to the southern, northern and eastern motorway routes. In fact the beautiful Takapuna Beach is less than 15 minutes drive on weekends.

Local Parks
Mt Eden Domain - the sound bowl, the playground and the mountain walk with its many tracks to discover, make this a must do for you and your visitors.
The beautiful Potters Park (corner of Dominion Road and Balmoral Road) has lots of green space, gorgeous tall Norfolk Pines, playground and splash pad for the kids. The park’s amenities also include basketball courts, which are always well used. Potters Park is the venue for various festivals and community events, including Carols by Candlelight and the Auckland Cultural Festival.
• Edenvale Park - known locally as the secret park, just off Wynyard Road. This is the perfect spot to breathe, wander and walk the dog.
• Basque Road Reserve - a surprise in the urban jungle, Basque Park is a green bowl with art, water and its own vibe.

Mt Eden - The most exceptional Mt Eden attraction is the mountain itself. Known as Mangawhau in Maori, and the highest peak in the Auckland isthmus, the summit has unrivalled panoramic views of the city that, although a fantastic sight at any time, is at its best once the city’s lights go on.- Laotian inspired Bolaven is proudly serving up traditional family recipes alongside indulgences such as homemade tamarillo jam.- Eden Gardens is truly a sanctuary in the city. Eden Terrace- Pay a visit to Lot 23 on Minnie Street - a gallery, cafe, studio and workspace with a hearty menu, great cabinet food and Brazilian coffee. A very cool space that frequently hosts events.- The French Cafe is perfect for a special or romantic evening. Frequently awarded for its outstanding fine dining menu and service, you’ll need to book well in advance.- Cartel - Step into the foyer of the old Post Office at 224 Symonds Street and head downstairs to the basement, where you’ll find Cartel, one of Auckland’s best-kept secrets. - Gina’s - at Gina’s you get all Italian service, attitude, style and food with a certain evocative style perfect for a night out with the girls... or the boys!- Galbraith’s Ale House - the home of Auckland’s craft beer movement, Galbraith’s also offers an under-rated but consistently good menu under the guiding hand of an award winning kitchen team. OCKHAM FOUNDATION:In 2009 during the GFC Ben Preston and Mark Todd jointly founded Ockham Residential and the Ockham Foundation, an education based registered charity, with the firm belief that a new reality was possible. Six years later, Ockham Residential has completed in excess of $100m of market leading residential developments on the Auckland Isthmus and has a further $88m of development in planning and under construction. Daisy forms part of that new reality and is being jointly developed by Ockham Residential and the Ockham Foundation.
Ockham Foundation Mission Statement:
We will support educational initiatives that encourage critical thought, independent thinking and the fostering of a sense of social justice amongst students of all ages.
To date the Ockham Foundation has:
• Gifted US$200,000 to the University of Auckland to fund First Foundation Scholars studying in the Science Faculty.• Gifted $100,000 to the Grey Lynn Primary School to fund an outdoor classroom and Nature Trail. • Recently funded two post graduate scholarships in statistics to the value of $25,000 each at the University of Auckland.

CREATIVE INTEREST FREE* FINANCE
SHAPING A NEW REALITYThe modern interpretation of a successful business focuses largely on financial performance. While financial viability is a necessary component of a successful business, it is not alone sufficient to guide us in the pursuit of fostering a sustainable, equitable economy. The art of business is creating ‘win-win’ mutually beneficial relationships. Indeed, the whole concept of urban life for thousands of years has been underpinned by the mutual benefits derived from forming communities together.
Daisy is a prototype collaborative business model shaping a new reality in the residential construction sector. Daisy is being developed as a joint venture between a commercial entity (Ockham Residential) and an education based charity (Ockham Foundation). A creative vendor finance package that we believe will reduce ownership costs and accelerate the sales process is available exclusively to Owner Occupier purchasers at Daisy. Tangible benefits for both the developers and purchasers are possible from this new hybrid development model.
Vendor Finance Offering – Exclusive to Owner OccupiersUp to one third of the apartments in Daisy are available for purchase with an interest free* vendor finance package on the following basis:
• An interest free* loan for an amount equal to 15% of the purchase price.• Available for a period of up to 10 years.• Flexible early repayment terms.• Repayment is the greater of (a) issued value or (b) 15% of the value of the apartment at the time of repayment.
Three Examples of how the Vendor Finance package may work for you.**
• You have a 25% deposit and purchase a $600,000 apartment in Daisy. In normal circumstances you would secure a 75% mortgage of $450,000 with an associated weekly mortgage cost. If you chose to take up the 15% interest free* vendor finance package then you would require a reduced 60% mortgage of $360,000 to purchase the apartment. This would result in a 20% reduction on your mortgage servicing costs for up to 10 years.
• You may be in a positon to help your son or daughter into their first home. The interest free vendor finance of 15% of the value of the house may help reduce the amount of cash required for a deposit and also increase the ability of your child to service the required mortgage as noted in the example above.
• Finally, you may wish to invest more capital in your business rather than your home. Suppose you own a home valued at $1,000,000 with 60% mortgage of $600,000. Then you have $400,000 of equity invested in your home. If you chose to take up the interest free* vendor finance package on a new apartment of similar value then you would have $150,000 in cash freed up and still have the same 60% mortgage and servicing costs on your new apartment at Daisy.
*The loan is interest free. Repayment of the loan is the greater of (a) issued value or (b) 15% of the value of the apartment at the time of repayment.
