In order to give thoseworking on-site the highest levels of protection itsowner, Highbridge Properties, has insisted that each ofthe buildings has a state-of-the-art fire detectionsystem as part of an overall building servicesinfrastructure.Based in Blyth, Northumberland, ARC365 is one of thenorth-east of England’s leading life safety installationspecialists and it has enjoyed a long-term relationshipwith Cobalt Business Park. Chris Harris, director ofARC365, explains, ‘We were originally invited to tenderfor the fire detection installation in the first building.

Our proposal centred on the installation of a HochikiEurope fire detection system, which we have usedalmost exclusively over the last 17 years. We won thecontract and since then we have been asked to carryout similar work for all but three buildings on the site.’Although the buildings that comprise Cobalt BusinessPark are all different shapes and sizes, and house manydifferent types of organisations, ARC365 tries to keepthe fire detection systems as consistent as it can andintroduce as many common features as possible.Harris and his team are involved when the mainconstruction works are underway, usually throughCastle Building Services Ltd, who have been involvedin the electrical and mechanical disciplines of many ofthe buildings throughout the business park. Harris says, ‘When the developer has a client for thebuilding, a complete fire detection system is designedand installed, based on the layout the client requires.’If a building is unused, we usually just install a limitedfire detection system in shell and core areas such asstairwells until it is occupied. Working as a team withCastle Building Services Ltd gives them the confidencethat the Hochiki products we offer are of the highestquality and reliability.All of the systems installed at Cobalt Business Park areanalogue addressable and most of the use HochikiEurope’s Enhanced Systems Protocol (ESP). StuartDavies, the company’s marketing manager, explains,‘ESP is a resilient total communications solution forintelligent fire detection and fully integrated systems.It has a multi-purpose structure that provides theflexibility and expansion to accommodate simple

addressable systems through to integrated buildingmanagement and safety systems.’The buildings’ fire detection systems are also compliantto the BS 5839 category L1 standard, which meansthat automatic detectors are deployed throughout allareas – including roof spaces and voids. This gives theearliest possible warning of fire and makes sure thatthere is sufficient time for escape.Unwanted and false alarms are a problem in any typeof building but in offices, where there is a high densityof people, they are particularly disruptive. Wherepossible, ARC365 installs Hochiki Europe’s ALG-ENoptical smoke sensors, which feature the company’sHigh Performance Chamber Technology. Harris states,‘This innovative chamber design minimises thedifferences in sensitivity experienced in flaming andsmouldering fires. The result is a high performanceoptical chamber that is equally responsive to all smoketypes and helps to reduce the possibility of unwantedalarms, as the algorithms in the devices can be adjustedto account for the different environments that they areused in.’A fast and efficient installation is important for ARC365,and the ability to fit detectors onto a standard baseunit offers significant time and cost savings, withoutany compromise in quality. Harris adds, ‘Our experiencewith other manufacturers’ products has highlighted justhow well designed and thought out Hochiki Europe’sare – what can take minutes only takes seconds.’

DEPTFORDGREEN

Deptford Green School, which is one of the last in thecountry to receive funding under the BSF programme,

showcases the latest in sustainable building design,including a Levolux Solar Shading solution.

The £32 million development,designed by Watkins Gray Architects,re-unites upper and lower schools,which previously occupied separatesites, transforming educationprovision for 1300 pupils. The newbuilding, which is arranged over 2 to5 floors, boasts spacious classrooms,state-of-the-art music, soundrecording and IT facilities and naturallylit circulation areas. Designed to achieve a BREEAM‘excellent’ rating, the building isoptimised to maximise passiveenergy-efficiency. This includedadapting the external envelope,particularly on the south-facingelevation which required a form ofBrise Soleil. As the UK’s leading Solar Shadingspecialist, Levolux was invited todevelop an external Solar Shadingsolution comprising Western RedCedar Timber Fins, incorporated intohorizontal projections and verticalstacks. In total, 84 aerofoil-shaped TimberFins, each measuring 220mm wide by40mm thick, have been incorporatedinto horizontal projections aboveground, first and second floor

windows. Projecting 900mm from thebuilding’s facade and extending 16metres in length, each horizontal arraycomprises Timber Fins fixed at anangle of 60 degrees from vertical,between profile-cut aluminium sideplates. The Timber Fins are designedto provide shade, while allowing anunobstructed outward view. In contrast, 288 aerofoil-shaped

Timber Fins, also measuring 220mmwide by 40mm thick, have beenincorporated into an array of verticalstacks, extending 55 metres in lengthand with a height of 15 metres. TheFins are fixed at an angle of 90degrees from vertical, with agraduated pitch across each floor. At high level along each floor the

pitch of the Fins is just 300mm,concentrating them where theyprovide the most effective shade. Ateye level on each floor the pitch of theFins is opened up to 900mm tomaximise daylight levels and allowgood outward views across therevamped Fordham Park. As an effective form of solar control,the Timber Fins counter the risk ofexcessive solar heat gain inentrance/circulation areas, classrooms

and in the dining area, by reflectingand absorbing solar energy before itis transmitted through glass. The pitch and angle of the Finsensures they work most effectively inthe summer when the sun is at itspeak intensity and is higher in the sky.In the winter the sun is less powerfuland is lower in the sky, so its rays canpass through the Fins and solar energycan be transmitted through the glasshelping to heat the building.

As usual, all timber sourced for thisproject by Levolux was FSC-certifiedwith a full chain of custody. WesternRed Cedar is a lightweight, durabletimber and when left untreated, as inthis case, it gradually acquires anattractive, silver-grey patina. To complement the installation, thesupporting structure, includingsupport arms and brackets werefinished in a graphite grey powdercoating.

Stokvis offers efficiency and flexibility with Econo-Air

The new Econo-Air gas-fired heating and ventilation systems from Stokvis offer excellentindoor air quality and optimum energy efficiency for large buildings across a range ofindustrial and commercial applications.

Stokvis has developed the Econo-Air range specifically for large open interior spaces suchas warehouses, factories, sports centres and theatres. A choice of air distribution heads is available to give designers the option of ductless airdistribution, thereby eliminating the need for complex ductwork and high level de-stratification fan units.

Where ductwork is required, the systems can be configured to allow for ductwork resistanceof up to 2,000 Pascals. They are therefore ideal for use with air induction systems.Direct-fired units are available with outputs from 15kW to 900 kW and provide a fixed rateof heated fresh air into the building space. Dallmer Renova Roof Drain - Ideal for Retrofit

When re-roofing, a major problem is often the removal of existing roof drains beforeinstalling new ones and connecting them inside the building to existing drain-pipes.Dallmer’s Renova 63T Roof Drain is a product that completely overcomes this problem andtherefore reduces dramatically the overall cost of roof renovation.

RenovaDrain is specifically designed to push down through the existing drain and inside theexisting drainpipe, creating a watertight seal via the lip-seals on the down pipe of the drain.This well conceived design is made with the precision for which the Dallmer name isrespected throughout world – thousands are in use in Europe and the USA. RenovaDrainhas recently been upgraded with improved, dedicated versions for use with bitumen felt –‘DallBit’ - and TPO membranes.

A version for welding to PVC remains plus the ‘standard’ version for EPDM – or any othermembrane. Improvements include extended length (up to 460mm from roof level) to caterfor ever thicker layers of insulation and a dome grating with a greater free area to avoid theproblem of possible clogging by roof-blown rubbish.

The Dallmer 84 version is smaller but just as easy to fit and is widely used where additionalinsulation is not being laid or remedial work with a flat grate on paved terraces. The Crystal, a Sustainable CitiesInitiative by Siemens, located inLondon’s Royal Victoria Dock, is

the first building in the UK to useREHAU’s chilled ceiling system.

Two 30m² conference rooms inLondon’s newest landmark, which alsohouses the world’s largest exhibition onthe future of sustainable cities, havebeen fitted with REHAU’s new highperformance chilled ceiling panels toprovide efficient and effective localisedcooling.The chilled beams used elsewhere inthe 6,300m² building could not be usedfor the conference rooms wheresuspended ceilings were required so theconsultants looked for an alternativesolution which offered comparablelevels of efficiency.After a CPD presentation from REHAU,they chose the new high performancechilled ceiling solution which comprisesstandard gypsum plasterboard panelswith grooves milled into them toaccommodate loops of pre-integrated10mm RAUTHERM S PE-Xa pipework.The panels are pre-assembled with thepipe in loops 45mm apart and come

complete with an extensive range offittings to secure the boards to thesuspended ceiling hardware. The pipetails are simply connected into amanifold system to the supply of chilledwater using REHAU’s renownedEVERLOC compression sleeve fittingswhich guarantees no leaks. With a cooling capacity of up to 75.5W/m², the high performance chilledceiling panels offer a combination ofhigh output and energy efficiency. Atthe Crystal, they are linked to the supplyof chilled water generated by areversible ground source heat pumpwith chiller unit attached and operatein line with the BREAAM Outstandingassessment which the building hasachieved.The REHAU chilled ceiling systemwas installed by M&E contractorsLorne Stewart. Installation wasquick and easy thanks to the pre-assembled ceiling element and thepredrilled fixing grid. Residents at The Rose Garden Extracarevillage in Hereford are set to make

significant energy savings, thanks to an80-kilowatt solar energy system installedby renewable energy specialist Eco2Solar.

The major investment by Festival Housing, ownersof The Rose Garden, is expected to save eachresident around £80 per year on their energy bills,as well as providing 33.5 tonnes of carbon savingsper year.Kidderminster based Eco2Solar was selected asproject installer to manage Festival’s biggest solarpanel installation to date at The Rose Garden,following a competitive tendering process.The Rose Garden system comprises 245 SunpowerE20/333 panels and is expected to produce morethan 67,042 units of ‘green’ energy every year –equivalent to the annual electricity use of 20average households. All electricity generated willbe used on site, helping to reduce service chargesfor residents living at The Rose Garden.Festival Housing will also benefit from thegovernment-backed Feed in Tariff (FIT) and isexpecting to generate a significant sum in tax-freeincome.“Eco2Solar worked hard and efficiently to ensureThe Rose Garden solar PV installation was acomplete success, with little disruption for ourresidents,” commented Simon Williams,

maintenance manager at Festival Housing.He said: “Festival’s residents will benefit hugelyfrom these new solar panels as they will see asignificant reduction in their energy bills throughtheir service charge.“We already regularly install solar panels on ourdomestic properties but this has been Festival’sbiggest solar panel project so far.
