Master data (BS): Through dedi-
cated configurations, ZMaintenan-
ce defines all the master data of a
company’s strategic assets, such as
industrial facilities, vehicle fleets,
pipelines, buildings of any destina-
tion of use (properties and relative
building envelopes and structural
elements, rooms, windows, doors,
etc.) and the technological systems
that serve these units. The BS al-
lows having access to all technical,
maintenance, energy, administrati-
ve and accounting information.
Maintenance (PM): This allows
managing all aspects of corrective
and preventive maintenance, opti-
mising the planning and execution
in terms of efficiency and effective-
ness. ZMaintenance defines a main-
tenance plan for the asset mana-
ged or its components by creating
a timetable of programmed main-
tenance or inspections. It issues
requests for intervention, records
work orders, monitors response ti-
mes and the progress of activities.
Event notification and messaging
(MS): Allows sending automatic
email notifications upon the oc-
currence of certain events during

Contract Management (CO): Al-
lows managing maintenance assi-
gned to third parties (by the owner
of the asset) or vice versa (by the
maintenance provider) in order to
monitor maintenance contracts
signed with customers. CO allows

tract by generating maintenance
schedules, issuing quotes for the
activities, etc
Procurement (AP): Functionally covers the entire flow
of the technical supply chain, from the issuing of the
requisition of materials or services, up to the receipt of
the materials and implementation of the performance.
The AP enables sending orders to companies that per-
form maintenance on the asset, and integrates the infor-
mation managed by the administrative and accounting
system with which ZMaintenance can interface.
Material Warehouse (MM): Allows managing the wa-
rehouse of spare parts, consumables and general mate-
rials. MM can manage multiple warehouses and locations
even through the use of automated systems for stock
loading and unloading (barcode, RFID tags).
Import/Export (XC): XC can be integrated with other
applications and software systems (management, buil-
ding automation, external software, etc.), in order to de-
fine the parameters of the file structure and fields that
must be imported and exported and to allow ZMainte-
nance to communicate and interface with other external
applications.
Workloads (CA): It allows managing the workload of
internal maintenance workers and external personnel,
and planning and organising the maintenance activities
with greater precision.
ZEnergy Integration (ZE): Thanks to the activation of
ZEnergy’s menu within the same interface, it is possible
to directly access all the energy consumption analyses
and monitoring functionalities (for gas, water, etc.) of the
managed asset and its components, analyse consump-
tion trends and verify the asset’s environmental parame-
ters (temperature, CO2 level, etc).
Transport documents (DDT): This tool allows archiving
the transport notes/documents relating to the assets
managed on ZMaintenance.

The ZMaintenance Mobile Suite (MO): allows a dynamic
and computerised management of the census phase of
the systems, their components and the assets in general,
as well as management of all the corrective and schedu-
led maintenance activities.
All this can be done on the move with the use of portable
devices such as smartphones and tablets. At the same
time, ZMaintenance has been enriched with numerous
apps that allow users to enter data, control the proces-
ses and manage technical activities while on the move.
MO saves time in the management of processes, by re-
ducing paper circulating inside the technical offices and
sharing in real time the asset management information.

ZMAINTENANCE
Intelligent Map (IM): Allows mana-
ging all the maps of the real estate
structures and related documenta-
tion, acquiring directly from CAD the
alphanumeric information contai-
ned therein. It is sufficient to simply
change the plans in order to change
the inventory data present in ZMain-
tenance, and then perform all the te-
chnical analyses necessary, and guide
the strategies of use of the property
and plant-engineering asset.
Processing (LV): A basic price list is
defined for the services (which can be
customised, fixed or on a time basis),
which allows LV to manage the enti-
re extraordinary work process and
relative progress, also for accounting
purposes.
Logbooks (LIB): Allows the com-
plete management and updating of
the “Logbooks for Air Conditioning
System” and “Energy Efficiency Re-
ports” as governed by national and
regional legislation.
Testing (CD): Dedicated to hospitals,
this module uses portable devices to
remotely manage the tests conducted
on individual electromedical equip-
ment and apparatuses. The operator
can create the object, finalise the in-
strumental tests and, in the event of
a positive result, make it available to
the service.
Work Permits (PDL): This module
is suitable for managing industrial
plants. It prints the legal documents
to be signed by the service provider
(supplier) when they take over the
installation/machinery to be serviced
and maintained.
INTELLIGENCE MODULES
A graphical representation of the efficiency indi-
cators for monitoring the company’s performance.
ZMaintenance: has a set of tools to represent in-
dicators, dashboards and graphics needed to eva-
luate the performances achieved.
Through an integrated query and reporting tool,
ZMaintenance allows printing the outputs in excel
or with the use of specific Maintenance Intelli-
gence functions that incorporate a business in-
telligence engine to create a set of dynamic and
interrelated representations.
