LARRAkIA COUNTRYAXIS 12°130° occupies land of special cultural significance to the Larrakia people, the traditional owners of Darwin and its surrounds. The Larrakia’s dreamtime story of the frog identifies the site, in the vicinity of Rapid Creek, as the birthplace of their people. The Northern Territory continues to defy national trends, with ongoing population and employment growth, high retail trading figures, strong business confidence, and projected further positive economic growth.

Buoyed by business and industry confidence, Darwin has entered a prosperous era and, despite the current global economic downturn, the trend shows no signs of abating.

The recent announcement that INPEX has nominated Darwin Harbour as its preferred location for a multi-billion dollar LNG plant has inspired a massive surge of local business confidence. This largest ever private industry investment in Australia’s history is forecast to inject more than $12 billion into the Northern Territory economy over the next 20 years.

The resources sector is fuelling the Territory’s industrial, business and population growth and the region enjoys record employment rates.

AT A GLANCEThe February 2009 Sensis Business Index listed the Northern Territory as having the highest levels of business confidence of 43% compared with the national average of 12%.

According to the Australian Bureau of Statistics, the Northern Territory’s resident population at December 2008 was 221,682 with a current annual growth rate of 2%, above the national average of 1.9%.

Employment in the Northern Territory remains strong. The Australian Bureau of Statistics reported an increase of 4.1% of the Territory’s resident employment in May 2009 compared with May 2008 – the highest annual growth rate nationally.

The Northern Territory has recorded 24 consecutive months of strong retail growth, regardless of the high interest rates of 2007/08 and high fuel prices.

In the year to April 2009, Northern Territory retail turnover grew by 13.1%, the highest growth in the country, far outweighing the national average of 4.1%.

The Sensis Business Index February 2009 found the Northern Territory recorded the highest expectations for the year ahead for sales, profitability and capital expenditure.

Australian Bureau of Statistics figures predict Darwin’s population will more than double from 117,400 to 243,000 by 2050.

AXIS 12°130° is the latest and most ambitious commercial property initiative of the Airport Development Group of companies.

The fully Australian-owned company, with three shareholders representing hundreds of thousands of superannuation investors, has assets including Darwin International Airport Pty Ltd (DIA), Alice Springs Airport Pty Ltd and Tennant Creek Airport Pty Ltd.

DIA holds a long-term lease on approximately 310 hectares of prime Darwin urban land, of which 60 hectares, deemed as surplus to aviation needs, has been earmarked for the innovative AXIS 12°130° development.

In its 10 years of controlling Darwin Airport, DIA has achieved a strong track record of property developments on its land. Commercial projects owned and leased out by DIA include the $15 million Bunnings Warehouse, commercial offices occupied by the Department of Environment, Water, heritage and the Arts, Civil Aviation Safety Authority (CASA), Australian Quarantine and Inspection Service (AQIS) and the ABC Childcare Centre. The 181-room Darwin Airport Resort and six-storey Darwin Airport Inn round out the impressive list of developments on airport land so far.

Also in the pipeline is a $100 million home and Lifestyle Super Centre and, on the aviation front, a $45 million expansion of the existing Darwin International Airport passenger terminal. As well, DIA owns and leases out 60,000 sqm of General Aviation hangar space.

Australia’s Airports Act 1996 requires that Major Development Plans be prepared for all major projects (as defined by The Act) on airport land. The Plans are subject to significant public, stakeholder and government scrutiny before being submitted to the Federal Minister for Infrastructure, Transport, Regional Development and Local Government for final approval.
