ONE DAYTONA will be located directly across from the legendary Daytona International Speedway.
This potential landmark development encompasses 181 acres ISC already owns north of International
Speedway Boulevard in Daytona Beach, FL. Near the crossroad of I-95 and I-4, this project is in close
proximity to the World's Most Famous Beach and at the doorstep to the third-largest consumer region in
the United States with approximately 17 million people. The preliminary conceptual designs for the first
phase of ONE DAYTONA include 1.1 million square feet of world-class shopping, fine dining, hotel,
theater and other entertainment just steps from the "World Center of Racing".

Project Breakdown
International Speedway Corp. on
Tuesday unveiled plans for a mas-
sive retail/residential/office devel-
opment on 181 acres of property
surrounding the company's head-
quarters across from Daytona In-
ternational Speedway. Details of
the initial phase of “One Daytona”
include:
Pricetag: The initial phase will
require an investment of “hundreds
of millions” of dollars, a develop-
ment partner said.
Size: Initially, 1.1 million square
feet, and eventually One Daytona
could grow to 5 million square feet.
Who's coming: Bass Pro Shops
and Cobb Theaters have signed
letters of intent to locate in the de-
velopment, and ISC officials say
deals with more tenants are in the
works. Plans for the initial develop-
ment also include 240 loft residen-
tial units, a 120-room boutique
hotel, a full-service hotel with 240
rooms, a grocery market, and addi-
tional restaurants and other retail
stores.
Jobs: ISC officials estimate the
initial phase will create 4,200
“permanent” jobs.
Deadline for the initial phase: Early
2016, to coincide with the comple-
tion of renovations to the Speed-
way.
Hard Rock Hotel and Hard Rock Café
is coming to Daytona Beach
The oceanfront location is less than a mile
south of the Daytona Beach Pier.

Adjoining the contemporary style tower, which will offer ocean views from all hotel rooms and condo
units, will be a lounge and lobby area. The Hard Rock Café will be just north of the tower, and include
a stage for live music and possibly a retractable wall that could open to the ocean.
About 450 parking spots will be provided,
most of which will be in a six-story park-
ing garage just north of the café. There
will also be a new beach approach just
north of the garage.
In about five to 10 years, the southern
stretch of the site would possibly become
phase two and would add more hotel and
condo units as well as a restaurant.
When both phases one and two are com-
plete, plans call for a total of about 950

since 1989 and a Broker/Associate since 1993. Buddy specializes
in office properties and general commercial sales, leasing, and
development in the Greater Daytona Beach Area.
Buddy is a CCIM designee (Certified Commercial Investment
Management, awarded by the National Association of Realtors).

In 2008 Buddy received the Transnational Referral Certification

Buddy also served as President of the Kiwanis of Daytona Beach

Ron Frederick, Senior Commercial Real Estate Spe-
cialist, has been with Prudential Commercial Real
Estate FL since 1999. Active in real estate develop-
ment for over 25 years, Ron has a vast knowledge of
commercial real estate from the ground up.
Ron’s background takes him far beyond real estate
sales, to the hands on experience of planning, engi-
neering, architecture, construction, and beyond.
Although specializing in warehouse and flex space,
Ron has worked on all types of commercial projects
with some of the largest national tenants in the area.
Before entering the commercial real estate field, Ron
owned and operated a large manufacturing and dis-
tribution facility, employing as many as 70 people.
