These services encompass all accounting functions for our managed property such as preparingmonthly un-audited income, expenditure and arrear reports for submission to the trustees andthe members, submitting annual audited financial statements to members. De LuciaManagement keep full records of the administration in accordance with Generally AcceptedAccounting Practice (GAAP), the Sectional Titles and the new Companies Act and will assist withthe Memorandum of Incorporation of the various Companies.

De Lucia Management is registered with the Estate Agency Affairs Board (EAAB) and is amember of National Association of Managing Agents (NAMA).

Pre-paid metering benefits users, investors and trustees. Knowing what is consumed at any timegives you the ability to control the cost of that consumption. Deposits required for pre-paidmetering are far less than conventional metering and purchasing pre-paid electricity is convenientand the services are rendered 24/7.

Investors have more protection and suffer fewer losses when using pre-paid metering. With theability to monitor consumption at any time via the Internet and detect tampering or bypassingof meters, gives investors and landlords more control over their occupants.

Trustees benefit from improved cash flow as payment is received up front before the council billbecomes payable. This reduces the risk of non-payment of accounts and the risk of councilterminating services to the scheme.

De Lucia has extended its prepaid service by providing a comprehensive service relating to themanagement of Bodies Corporate municipal accounts and charges. We have acquired thenecessary expertise and knowledge of the workings of the local authorities and the NationalEnergy Regular of South Africa and developed an integrated system, which is beneficial to ourclients and goes far beyond the scope of just a prepaid metering system.

We have assisted many complexes with the conversion from conventional meters to pre-paidmeters and will gladly assist any complex considering the change to prepaid power.
