I’ve heard 2008 referred to as “the year we went broke” and that 2009 will be a “cleansing period.” Neither scenario sounds appetizing, but the good news is that we survived 2008. Let’s hope that most of us are still in business by the end of 2009. The rumor mill is flying with

predictions about which chains will bite the dust this year. It’s almost like a death watch, just waiting for the next news flash on which retailer is closing stores. I’ve heard predictions that up to 25% of the stores operating in the U.S. today will no longer be operating by the end of 2010. I don’t think it will get that bad, but I do think we’re in for some really tough times.

Santa didn’t go shopping this past Christmas season, with a number of chains actually doing less business in December than they did in the month prior. The regional department store chains are having the most trouble. I have a feeling there are some mom and pop stores that have more cash on hand than several of the regional department stores. It’s hitting the fan from coast-to-coast and at all points in between. Gottschalks keeps on ringing the OMG meter on the west coast with its recent bankruptcy filing and in the southeast Goody’s is sending some landlords into a tailspin with its liquidation and in the northeast, the chatter is about Boscov’s and Bon-Ton. Here’s just a sampling on the post-Christmas store closings that I’ve come across; Blue Tulip, a 24-unit chain of upscale stationary and gift shops, recently closed all of its stores. KB Toys is liquidating its 460 stores. On a national front, Macy’s is closing a few stores. Oneida, a housewares manufacturer, is closing its remaining 20 stores. New York & Co., a chain of junior apparel stores, is closing 50 stores after its stock value tumbled by 60% last year. Penn Traffic, a chain of supermarkets, is closing eight locations. Cost Plus World is shuttering 26 stores. Supervalu is closing 50 supermarkets. Sears is expecting to pare down its store count by estimates of 200 to 300 locations. Ruby Tuesday is closing 70 restaurants. Shane Co., a 24-unit jewelry store chain filed Chapter 11, as did Against All Odds USA an urban-apparel chain with 64 stores. The Gap is expected to close about 115 stores. Claires is closing 119 stores. Hate to say it, but I think this list just the tip of the iceberg.

Most of the REITs are hemorrhaging, but a few such as Urdstat Biddle are still acquiring centers. Some of the largest powerhouse companies in our industry, i.e. General Growth, Simon, DDR, and etc. have lost their luster on Wall Street and are strapped for cash. Every landlord I know is getting calls from tenants asking for rent reductions. Most of them are listening and asking a lot of questions and really looking at the retailer’s balance sheet, in an attempt to make an educated guess on what’s a fair reduction. Some of them know they have no choice, especially when they’ve got a tenant that’s had their credit line yanked or their loans called. Everybody is renegotiating everything, from brokerage commissions to the cost of light bulbs in the parking lot. Yeah, I know the facts are depressing, and we’ve been in better moods at funerals.

Even though the economy is in the crapper, there still are deals getting done - not many. Of course, the retailers are using the hard times to their advantage to negotiate favorable rents, but better a slim return than none. One retailer I talked to has about 300 stores up for renewal in the next two years and they are being ruthless in renegotiating the renewals and taking a hard look at which stores they want to close if they can’t adjust the rent. Most landlords are spending huge chunks of their day just trying to keep the tenants they’ve got rather than focusing on their existing vacancies. The landlords that bought property in the past two years or so are the ones that can’t afford to pay the mortgage and give rent reductions. I don’t think this is the right time for landlords to play hardball with their tenants, at least not until we start to see an upward shift in consumer spending. My gut says that’s going to take a while. When people’s 401Ks are half of value they were a year ago, their house isn’t worth what they paid for it, and jobless claims are at record-breaking levels, they tend not to shop. Unfortunately, we have a lot of obstacles to overcome before the economy starts moving in a better direction. For the time being, the old rules no longer apply.

To follow upon the ICSC’s convention in New York - it was quiet for the NY show, but not comatose. There was plenty of elbow room on the show floor and not many retailers walking around. You didn’t have to stand in line for too long to get a drink at the ICSC’s cocktail party and a lot of the private parties were cancelled. I think most of the folks looked dazed and confused; they were still assimilating the financial meltdown and I don’t think their moods have probably changed with the continued onslaught of bad news in the past few weeks. Some of the old timers that I spoke to at the show were shaking their heads and the consensus was that there was such a barrage of financial bleeding from so many different business sectors that a recovery will be long and difficult. My hunch is that one out of four people walking the show floor had a resume in their pocket. Just a few weeks before the show, a number of companies had layoffs in their leasing departments. The mood was somber, but there wasn’t a panic in the air despite the speech given by Howard Davidowtz at the opening of the show. Howard is a consultant and his expertise is crisis management for retailers and after listening to him I thought the whole crowd was going to drink the Koolaid. Considering the dismal times, the show was still the best event I’ve been to since the Vegas convention. Alyson just got back from the ICSC show in Phoenix and she felt the mood there was quiet too. These are trying times and everyone is feeling the pinch. We just have to hang on tight until the recovery sets in.
