University Hill Retail & Brand Junction, Bundoora

University Hill is a unique and exciting development aimed at providing the perfect balance of residential, retail, environment, community and business creating an unparalleled environment for its 3000 residents and 2000 workers.

Situated in Melbourne’s fast growing northern corridor and bounded by Plenty Gorge, the area incorporates views of the Yarra and Dandenong Ranges.

A strong feature of the urban design is the integration of the existing natural landscape, protection of the natural wetlands and preservation of the native flora and fauna.

University Hill Town Centre contains a retail development and a Brand Junction development.

University Hill Retail comprises speciality shops with a Coles Supermarket. The

Brand Junction complex contains over 75 factory outlet stores within a building approximately 20,000m2. Beneath this building there is parking for 640 cars with further scope for future additional underground carparking.

Key engineering elements on this project included:

The design reflects thehighest standards inplanning for environmentaland social sustainability.

The City of Port Phillip Offices are situated on the site bounded by Carlisle Street and Brighton Road, St Kilda. Following the amalgamation of the Cities of St Kilda, Port Melbourne, and South Melbourne, there was a need for extra municipal office accommodation to meet the administration needs of the expanded city and more effective use of community amenities.

The new redevelopment has provided a new office wing to accommodate 400 staff, a reinvigorated Town Hall venue for hire, a new art gallery, community meeting rooms and a new entry from Carlisle Street through a stylish, lightfilled atrium.

The Town Hall space has been returned to a single space following the removal of a graphic art glass wall which divided the space from an earlier refurbishment. The 7m graphic art glass wall containing the names of people and places historically significant to the area, was relocated to the facade of the new office space giving the building a distinctive identity.

All pieces of the multi panel glass wall were successfully removed and installed without damage.

The project has significant ESD elements incorporated into the building and its services including:

Air conditioning with active chilled ■beam, widened temperature band, ■multi-zone air handling units with coil ■by-pass, timeclock with after hours controlHigh efficiency chiller using R410a ■refrigerantPrimary/ secondary chilled water ■pumping systemHigh efficiency T5 light fittings and ■compact fluorescent lamps, automatic lighting control and motion detectorsPower correction factor ■Solar hot water ■Water saving measures including ■

rainwater harvesting, and AAA rated fixtures.

Connections to the existing Town Hall have been reinforced and a stylish, light-filled foyer providesenhanced entry to thecomplex.

Built in 1961, the original eleven storey Menzies Building dominated the surrounding Clayton rural landscape. The monumental tower was a fine example of modernist architecture and was constructed using the ‘lost form precast’ method. Bill Irwin, founding director of Irwin Johnson Partners (now Irwinconsult), oversaw the engineering design and construction.Almost 50 years later, a $65m refurbishment plan is underway which will extend the building’s life cycle for the next 40 years. All levels of the building will be refurbished over six years and the aging infrastructure will be upgraded. The sustainability outcomes will be managed using the University’s Eco-Accord model.A number of innovative design principles have been incorporated into the scheme as a result of extensive collaboration with key stakeholders. Irwinconsult are providing Structural engineering and ESD consultancy to meet new energy and water consumption requirements for sustainability.

The structural modifications require substantial demolition and structural work within the existing building. The changes include:

a new externally located South East lift ■core and removal of existing escalatorstwo new stairs in the South East and ■South West internal corners. The stairs will cantilever from the existing building at each level with the topmost level carrying the Level 8 deck and roof which suspends the glazed facade.replacement of the existing central stair ■with a new goods/stretcher lift a new ground floor ceiling spine profiled ■to reflect the original building entrance canopy (demolished in 1973)

Irwinconsult produced a Revit model of all structural works which was imported directed into the architectural documents. Irwinconsult’s ESD team conducted Dynamic Thermal Modelling, daylighting assessments and CFD Modelling to determine the comfort conditions for occupants over the seasons.

As a result, the mechanical systems design have been optimised. The ESD driven design features include:

retrofitting of new external shading louvres ■to the North facadenatural ventilation, mixed mode ■airconditioning and night purgingthermal chimneys ■reuse of existing absorption chillers ■occupancy sensors to control ■airconditioning and lighting usagehigh efficiency lighting systems ■

New Royal Children’s HospitalMelbourne

The new Royal Children’s Hospital redevelopment involves the construction of a new facility adjacent to the existing site with retention of the existing Research Precinct Building and Front Entry building.The new facilites have been designed to provide the latest in complex high technoloy multidisciplinary care for children including sameday and ambulatory care services and family support.The new hospital is being delivered by the Children’s Health Partnership as a Public Private Partnership with the State Government of Victoria.Irwinconsult were appointed by the Children’s Health Partnership to provide Civil and Structural engineering design throughout the bid phase and are now engaged in the detailed design of the fast-track program without compromise to design quality.Brief requirements being met by the Civil and Structural Design team include:

70 year design life ■Full post-disaster recovery function ■Design with flexibility for future changes in ■medical services deliveryFloor vibration criteria set to allow for most ■floor areas to accommodate any hospital function5 Star ESD rating for the completed ■building

The project comprises:353 bed in-patient unit ■85% of inpatient beds in single rooms ■New home for Murdoch Children’s ■Research Institute ■90 bedroom hotel ■Retail including a supermarket and gym ■Central street 7 floors high by 120 long ■linking all facilities

The new hospital is expected to be occupied in 2011.

The new $1 Billionhospital redevelopmentis the largest hospitalproject undertaken bythe State of Victoria.Its design and locationhave been maximised to provide a healingenvironment for children and their families.
