These step-by-step user instructions will walk you through the ‘Stage 4 – Rectify defective building work’ screens of the Strata Building Bond and Inspections Scheme (SBBIS) on the Strata Hub.

These instructions cover the following task:

• Confirming the builder who will be rectifying the defective building work identified in the Interim Inspection Report

User Instructions

1. Log in with your username and password for the Strata Hub.

2. Click on the ‘Developer Work Queue’.

Go to your Strata bond case with the action ‘Confirm Builder’. Click on ‘Go’.

3. Go to your Strata bond case with the action ‘Confirm Builder’. Click on ‘Go’

4. You will be shown the ‘Confirm Builder’ screen.

5. You will be asked if the original builder is available to rectify the defective building work.

If ‘No’, you will need to provide a reason for their unavailability.

Click ‘Continue’.

Click ‘Go’ on the ‘To Do’ screen.

6. Enter the details of the new builder and click ‘Finish’.

7. If ‘Yes’, the original builder specified in the Strata Bond will be the builder who will rectify the defective building work. Click on ‘Continue’. The Developer has now confirmed the Builder to rectify defects.

8. Click ‘Go’ on the To Do screen.

Click ‘Assign’ on the Assign Work screen.

9. View the details of the Building Inspector that completed the Interim Report. Are they available to do the final inspection?

The screenshot opposite shows what you will see when you select ‘Yes’.

10. Otherwise, select ‘No’ if the building inspector is not available.

You will be asked the date when you found out the building inspector was not available and reason.

An information box will also appear, highlighting that the Secretary will arrange a Building Inspector to conduct the final inspection and report. A standard service fee will need to be paid.

Click on ‘Submit’.

Note: if the building inspector subsequently becomes unavailable, you need to contact the Strata Hub team to revert the strata bond case to this step.
