SUBMISSION 1 OF 4: Building Height Objection on the Following Grounds: a) “The proposed building height will create an adverse impact on my views to the ocean, tree tops and Bold Park reserve. These are views which can be seen from inside my kitchen, my dining room, under my pergola area and from my pool area. At night, the twinkling lights from Fremantle can also be seen through the tree tops. The construction of the proposed master bed on the first floor plan will contribute to a 100% blockage of any views that I have access to above the property’s current roof line (please refer to photos 1-5). b) The proposed first floor plan will impact on access to direct sun and the level of daylight into my pergola area, and subsequently will have reduced daylight filtering through to habitable rooms such as my living room, kitchen and dining room; these are three rooms all adjacent to the pergola (please refer to photos 6-9). c) The streetscape elevation provided by the Town of Cambridge shows No.7’s proposed roof line will exceed the height of No 9’s even though the latter is on higher ground, creating an unappealing streetscape elevation inconsistent with natural ground elevations.”

area which rely on light from outside of the pergola filtering in.” Visual Privacy Objection on the Following Grounds: “The proposed application allows overlooking from the proposed balcony into my driveway, and through to the clear sliding doors of my master bedroom. This will create an overlooking into a habitable space of which I would like to keep private as much as possible (please refer to photo 10).”

Local Planning Policy 3.21: Local Law 43 Building on Endowment Lands and Limekilns Estate: Timber Cladding Comments: “No objection on the following grounds: The use of weather board timber cladding is minimal.” Surfmist Colorbond Roof Objection on the Following Grounds: “The proposed application, due to roof colour choice and pitch, will create an unacceptable amount of glare upon not only mine and surrounding properties but also the streetscape.” OTHER GENERAL COMMENTS:
• “While I understand the placement of windows in the proposed master bedroom on the first floor (as shown on the west elevation) is compliant, the windows allow overlooking directly into my pool area, which is undesirable.”
• “While the photos give an indication of the impact of the proposal, I welcome you to a site visit so you can fully appreciate the significant impacts the proposal will have on the value of my property and the well-being and serenity I derive from the views of which my property affords.”

SUBMISSION 2 OF 4: “We the owners of XX XXXXXXX XXXX wish to do the following (1) OBJECT STRONGLY TO ANY RENOVATIONS THAT VISUALLY INTRUDE INTO OUR PROPERTY SOUTH SIDE. By looking at photos that you have received from us, highlighting the HUGE amount of ground floor windows and pergolas that show the lack of privacy we have. The no 2 Balcony S.9m x 2.8m (no small area) and any person standing, would most likely have a good panoramic view onto and over our property. If we ourselves wish to add another floor we would be severely restricted having this No 2 balcony area aiming straight at our active and social area. THIS WOULD ALSO DEVALUE OUR PROPERTY. This is a repeat of all the windows on ground floor aiming south. (2) OBJECT to the new window going into the South West corner Pergola. A WINDOW NOT NEEDED. There are already 10m metres of windows along this wall, giving applicant another observation point through the ’new’ window. Potential loss of more sunlight in winter. We would like the opportunity to discuss our objections prior to a final decision being made.”

Building Height Objection: “The West Elevation proposed building height elevation of 6.6m from natural ground level will impact on our current view of the city skyline from our property. While our view of the city skyline has been temporarily restricted by growing trees, it is still visible in the daylight and during the night and considered a feature of our property. Completion of the proposed development will permanently remove the view of the city skyline and surrounding trees (see Figure 1).
We therefore object to this aspect of the development proposal.”

Visual Privacy Setback Comment: “The proposed First Floor addition to No. 7 Dandaloo Road also includes extensive windows on the West Elevation, including from the Master Bedroom. There is also a large (~ 16m2) proposed balcony (Balcony 2) with only a ~1m high balustrade. While the development is adequately set back from our boundary fence, these proposed First Floor windows and Balcony 2 will directly overlook our outdoor living areas, including the pool and surrounds (see Figure 2). We therefore ask that this impact on our privacy and the enjoyment of our property be considered when reviewing the proposal and request an amendment to reduce the overlooking aspect.”

Surfmist Colorbond Roof Objection: “The West Elevation colorbond roof proposed for the Ground Floor and First Floor will be visible from our property. It will be especially visible from windows on our First Floor, including our main bedroom and from our outdoor living areas including around the pool and entertaining area. The existing dark coloured roof of the Ground Floor is currently clearly visible from the surrounds of our pool area (see Figure 3).
The reflected solar glare from the proposed highly reflective surf mist colorbond roof during the afternoon and especially in summer will impact on the use and enjoyment of our main bedroom and of the pool and surrounds. It will therefore have an adverse effect on the use of our property.
We therefore object to this aspect of the development proposal.”

SUBMISSION 4 OF 4: “As the owners of XX XXXXXXX XXXXX we are responding to the letter dated 19th May regarding the proposed development at 7 Dandaloo Road.
While we have no objection to the design of the alterations and additions, we do have a major concern regarding the placement of the many work vehicles which will be involved at the work site for an extended period. This brings to a head the traffic hazard which exists outside our property. Being on the south site of the crest of the hill on Dandaloo Road, we have to emerge mostly blind from our driveway and this situation is exacerbated by any vehicles parking in the street outside our property. There have been many close shaves and the situation is even worse when cars park outside the properties over the road, including number 7. This is the case even when vehicles emerge over the hill doing a modest speed. We propose that a solid yellow line is placed on the road outside our property at a minimum, and over the road too if possible as the safety issue is even more serious than on Kalinda Road where the view is clear.
Meanwhile we propose that, as the owner of No. 7 will be absent for an extended period while the development proceeds, his driveway and verge should be utilised for vehicles as well as the road further down the street. His verge has been made unfriendly for this purpose by its being built up using wood chips over the years. However, as it is mostly dirt, it can be made vehicle friendly by removing much of that build up prior to the work commencing.

Another issue regarding safety is the verge at number 8. We cannot see down the road prior to emerging from our driveway. A raised bed has vegetation that blocks the view by being too high, almost reaching the road. There is also building/misc. debris being stored there. Further a tuart tree has been planted next to the council tree and this is a very large tree in the making. There is no footpath in this street which has allowed development of some verges which forces pedestrians onto the road, in contravention of your guidelines.
We understand that not all these issues relate to the development, so could you let us know where to direct our concerns that do not directly relate to your remit.”

APPLICANT’S COMMENTS
APPLICANT’S COMMENTS:
Building height:
We have shown on the elevations the existing ground level at time of build (original plan attached) and portioned the areas above and below the 6m ground level offset. We have re-engineered and reduced the floor frame by 150mm.
The lift shaft requires a minimum ceiling height of 2700 and all other ceiling heights are moderate at 2530.
The second storey has been designed to sit to the right hand side as much as possible to also decrease the overall height impression.
The roof pitch has been reduced to 21 degrees (matching the ground floor roof pitch) to further decrease the overall bulk.
Visual Privacy:
The overlooking is minor and only to the driveway of the neighbouring property as shown on Page 10 Aerial Site Plan, this area is also viewable from the street thus the lesser need for visual privacy.
Weatherboard Timber Cladding:
The weatherboard cladding has been removed and will now match all other walls.
Surfmist Colorbond
Owner will re-select the Colorbond roof colour from the compliant list of colours.
Applicant’s Response to Neighbour’s General Comments:
We have decreased the roof pitch to reduce the overall bulk of the house on the streetscape. With regards to the house at No 9, their ground floor level is below that of No 7 thereby contributing to the assumption that No 7 will be higher.
We have broken down the overshadowing diagram to show existing (124m2) and new (16m2) with the overall overshading (140m2) only to 13% of the neighbouring property, well within compliancy.
We have included on the plans the cone of vision from Balcony 2, well within compliancy.
All new windows are also compliant.
