Foundation:

• Concrete strip foundation to engineer's design and detailing.

Walls:

• External walls: 270mm & 330mm wide clay brick cavity walls, constructed with Corobrick NFP

clay bricks, size 220 x 110 x 75mm laid in stretcherbond course and bedded and jointed in

10mm thick mortar joints. All walls to be finished with 15mm thick smooth wood trowelled

plaster externally and internally with 15mm thick smooth steel trowelled plaster and 1 coat

smooth skim. To be finished with one coat plaster paint primer and 2 coats Plascon paint as

per paint schedule.

• Internal walls: 110mm & 230mm wide solid brick walls, constructed with Corobrick NFP clay

bricks, size 220 x 110 x 75mm laid in stretcherbond course and bedded and jointed in 10mm

thick mortar joints. All internal walls to be finished with 15mm thick smooth steel trowelled

plaster and 1 coat smooth skim. To be finished with one coat plaster paint primer and 2 coats

Plascon paint as per paint schedule.

Floor Construction:

• Ground Floor Construction: 100mm thick 15mpa mesh reinforced concrete surface bed with a

50mm insulated cement screed GREENSCREED and floor finishing. Surfacebed to be cast on

top of 100mm THICK polystyrene insulation layer on 0.375mm black embossed polyolefin DPM

on 50mm sandblinding on compacted hardcore filling @ max. 150 layers at 90% MOD

AASTHO to structural engineers specifications and detailing • First Floor Construction: 250mm thick in-situ or precast reinforced concrete floor slab to

structural engineers design and specifications. To be finished with 50mm insulated cement

screed GREENSCREED and approved floor finish on top. Soffets of R/C floor slabs to receive

15mm thick smooth steel troweled cement plaster and 1 x smooth skim coat (or suspended

ceiling where indicated). To be painted with one coat plaster paint primer and 2 coats Plascon

paint as per paint schedule. Suspended ceiling over Entrance, Dining and Lounge areas.

Windows:

• External Windows: To be purposed made uPVC or powdercoated Aluminium with single or

double glazing sections as per window schedule unless otherwise shown.

• Window sills internal: Plastered and painted.

• Window sills external: Plastered and painted.

Doors:

• External doors: To be purposed made uPVC or powdercoated Aluminium frames with single or

double glazing sections as per door schedule unless otherwise shown.

• Internal doors: All internal doors to be as per Swartland catalogue –refer to door schedule.

• Front door: Harwood timber door frame and door panel with side lights as per Swartland

catalogue -refer to door schedule.

Glazing:

• Windows & Doors: All glazing to comply with SANS 204 Fenestrations Conductance and Solar

Heat Gain Requirements. Approved glazing as advised by specialist must be installed. The

thickness of panes of glass shall be determined by a competent person (glazing) in accordance

with the requirements of SANS 10137 and based on wind loads determined in accordance with

the requirements of SANS 10400-B. Windows in bathroom to have frosted glazing in

accordance with the latest edition of AAAMSA and SANS 100400-N regulations.

Roof:

• Main Roof: Safintra 0,53mm thick 410mm cover Saflok 410® Cape Charcoal CLEAN

COLORBOND™ interlocking roof covering on 75 x 50mm treated SA Pine purlins on Sisalation

410 thermal insulation on 150 x 38 mm treated SA Pine gang nail roof trusses with 35 degree

double pitch. Roof trusses to be secured to 114 x 38mm treated SA Pine wallplate with g.m.s.

hoop iron straps. Roof trusses as per manufacturer's engineer's design.

• Covered Stoep: Safintra 0,53mm thick 410mm cover Saflok 410® Cape Charcoal CLEAN

COLORBOND™ interlocking roof covering on 75 x 50mm treated S.A. pine purlins on 144 x 44

mm treated SA Pine mono-pitch rafters beams at 3 degree pitch with ends wrapped in DPC

and build into external wall and other side to be fixed on top of 220 x 44mm exposed

hardwood loadbearing front beam secured on top of brick columns with concealed g.m.s.

brackets. Refer to finishing schedule for paint and colour.

• Flat Roof over Garage: Safintra 0,53mm thick 410mm cover Saflok 410® Cape Charcoal CLEAN

COLORBOND™ interlocking roof covering on 114 x 50mm treated SA pine purlins on Sisalation

410 thermal insulation on 228 x 76mm laminated SA Pine mono-pitched roof rafter beams at 1

degree pitch.

• Concrete Flat Roof: 250mm or 170mm thick in-situ or precast reinforced concrete roof slab to

structural engineers design and specifications. To be waterproofed with one layer Derbigum

Sp4 waterproofing membraneealed to primed surface to falls and crossfalls by 'torchfusion' ,

followed by SAGEX expanded polystyrene (eps) insulation board 100mm thick covered with

6mm thick Nutec fibre cement sheeting for protection followed over with 25mm clean crushed

19-25mm stone/paving blocks as ballast, and all exposed surfaces painted with two coats

bituminous aluminium paint. Waterproofing to be installed by an approved derbigum

contractor under a ten year guarantee. Soffet of R/C roof slabs to receive 15mm thick smooth

steel troweled cement plaster and 1 x smooth skim coat ( or suspended ceiling where

indicated on ceiling plan). To be painted with one coat plaster paint primer and 2 coats

Plascon paint as per paint schedule.

Rainwater goods:

• Main Roof & Covered Stoep: Watertite Guttering domestic Ogee profile aluminium H3003h 14

seamless gutter, overall size 125 x 85 x 0,6mm thick coated internally and externally with

ColourTech G4 in colour Charcoal secured to 225 x 12mm high density Nutec fibre cement

fascia with 75 x 50 x 0,6mm thick aluminium downpipe in colour Charcoal.

• Flat Roof over Garage: 300 x 100mm purpose made galvanised steel box gutters as per

specialist with 110mm dia uPVC rainwater downpipe concealed in masonry walls.

Ceilings:

• Nailed Up Ceiling: 6.4mm gypsum ceiling skimmed and painted and nailed to 38 x 50mm SA

Pine battens at max 400mm centres. Allow for 115mm thick layer of think pink thermal

insulation, laid loose on top of brandering between roof trusses, all in accordance with

manufacturer's recommendations. Ceiling to be smooth skimmed and to be painted with one

coat paint primer and 2 coats Plascon Paint as per paint schedule. Underside of ceiling to be

finished with extruded polystyrene cornice to be painted white as per paint specification.

• Suspended Ceiling: Lafarge Gypsum Master grid™- grid ceiling system with 9mm thick tapered

edge Lafarge plasterboard. Ceiling perimeter to be finished using 37 x 45mm shadow line

plaster trim. To be painted with one coat paint primer and 2 coats Plascon Paint as per paint

schedule.

• Covered Stoep: Skimmed 'Everite' fibre cement "Nutec" ceiling boards for external use to be

fitted and fixed to underside of purlins and bearers and between timber rafters and finished

off with 15 mm timber quadrants all round.

Ironmongery:

• Aluminium or uPVC Windows and Doors: As per manufactures specifications.

• Internal Timber doors: To be fitted with Dorma or similar approved stainless steel hinges and

door handles as per ironmongery schedule by architect.

• Timber Front Door: To be fitted with Dorma or similar approved stainless steel hinges and

door handles as per ironmongery schedule by architect.

Flooring:

• Main Internal Tiles: Porcelain tile with matt finish size 600 x 600mm or similar approved

• Bathroom floor tile: Marble look Porcelain tile with extra matt finish size 600 x 600mm with

tile skirting or similar approved

• Shower Floor Tiles: Marble look Porcelain tile with extra matt finish 600 x 600mm tile cut to

100 x 600mm strips or similar approved

• Carpets: Nouwens carpets Chenille range, Heavy Domestic 100% polyester carpet with texture

and extravagant pile. colour: Savoy

• External Floor Tiles: Wood look Porcelain tile with mat finish size 120 x 900mm or similar

approved

• Garage Floor Tiles: Porcelain Tile with mat finish size 300 x 300mm or similar approved

• Staircase Flooring: Pre- finished Oak laminate flooring as by specialist

Skirting’s:

• 22 x 140 Timber skirting painted same colour as the walls as per paint specifications

Cornice:

• All areas to get NMC ST3 high density extruded polystyrene cornice 75(W)x75(H)x106(F)

painted white as per paint specification

Electrical: (refer to drawing for layout)
