Cyprus in TransformationMode

Cyprus property market is going through atransformation. Cyprus property transactions are onthe up showing 20% increase in the first quarter2014 but without any notable recovery in pricelevels. The statistical data released by the Land &Survey Department in April showed surprisingresults. In Cyprus, we are used to see number ofproperty sales to foreigners literally dwarfing salesto Cypriots. However, according to the lateststatistics, a massive 70% of the total property salesin Cyprus have been registered in favour of the localclients!

Are Cypriot buyers becoming more risk averse, lost faith in their government anddecided that investment in bricks and mortar represent the only secure investment?

At Fitzgerald’s we do not believe so. Cypriots are just that much quicker to assessthe situation on the ground and grasp theinvestment opportunity the market offersthat much earlier. Cyprus indeed hasturned the ‘corner’, and the air ofoptimism in the future is high in allquarters. At the recent EuropeanParliamentary elections the governingparty has garnered more support thanother parties. The elections haveconfirmed there is a consensus amongthe voters, that Cyprus is on track torecovery and consultations with theTroika, etc are slowly achieving positivechanges in the country and Cyprus society.

Whilst foreign buyers have seemingly ‘lost’ some confidence in investing in theCyprus property market, this situation has also dramatically improved. AtFitzgerald’s, our international marketing attracts property investors from across theglobe and, we are pleased to see, that a growing number of Cypriots avidly followour website and also figure among our clients. The growth in property inquiries,across all property categories, is very encouraging for us as registered estate agentsand for Cyprus.

International news is encouraged by Cyprus maturity and the country’s willingnessto change signalling that Cyprus has entered a new period of stabilisation. We see arenewal of healthy interest in Cyprus property and in May the number of inquiriesand viewings rose by 25% from April 2014. It also means that whilst Cyprus isbeing transformed to achieve robust recovery, the international investors areshowing renewed confidence in Cyprus. For Fitzgerald’s being in the forefront tooffer quality properties, reliable and realistic market prices and, importantly, tooffer properties with title deeds is what is absolutely vital in today’s watchfulmarket.

His latest venture is the total refurbishment of Laertis Apartment in Kato Paphos,one of the apartments that we were selling. The new owner of the apartment soughtto create a totally new image for his apartment giving us a window of seven (7)days!

Daryl originally visited the apartment on one of this trips to Paphos and the rest, allwas done liaising with Daryl over the internet. Sourcing local craftsmen, tiles,furniture, lighting, etc (a lot of items were shipped from the UK), for Fitzgerald’sEstate Agency it was a master ‘in house’ affair. Bella’s husband, Dometios, did thetiling and installations and Jo, our accountant, doubled up as the chief co­ordinator.The transformation has now been completed.

May Festival at Kamares

The Kamares Festival at Kamares Club near Tala took place on Saturday 24thMay. There were over 40 stands including arts and crafts and local wineries aswell as charity games and entertainment for adults and children alike.

The Kamares Festival is always very popular and a great day out for all the familyas there is so much to see and do and it attracts about one thousand visitors overthe day.
