Cyprus is now in PositiveTransformation Mode

The Troika, the European Commission, the IMF andthe European Bank, last March gave Cyprus acleaner bill of health with a positive economicassessment of the Country’s effort to stabilise theCountry’s financial system, achieve fiscalsustainability, and support the recovery of economicactivity. The positive assessment has facilitated arethink by the international rating agencies, and toreassess the situation which literally has lifted theisland from the gloomy negative credit ratings to farmore positive and relatively upbeat CAA3 creditupgrade.

Looking back over the last month’s activities at Fitzgerald’s, we are happy to reportthat April was a busy month and there was a definite buzz in the air. Much of theconfidence in the market, in our opinion, was the news of the Troika’s positiveassessments and the upgrade in credit rating was welcome news locally. Judging bythe growing number of property enquiries from overseas, the news was especiallywell received abroad.

The latest economic news is supporting the positive projections from March, whichis really exciting. The S&P & Fitchs’ new credit upgrades made the internationalnews, and an affirmation that Cyprus is heading in the right direction. The newswas released locally on Good Friday, making this the most talked about topicduring the Easter festivities. The Cyprus Mail reported that “the S&P upgraded theisland’s sovereign credit rating to ‘B’from ‘B­’ with a positive outlook dueto better­than­expected economicperformance” and “Fitch Ratingsrevised the outlook on Cyprus’s long­term foreign currency Issuer DefaultRating (IDR) to stable from negative,and affirmed the IDR at ‘B­’’.Upgrades are a clear indication thatCyprus is on track with the continuing implementations of structural adjustments,required by the bailout conditions.

No one in Cyprus is under any illusion however that the country’s problems areover. Yet we are seeing Cyprus in transformation mode which include matters ofpublic finances, macroeconomic developments, financial issues and structural

reforms. The pragmatic sentiment was best expressed by the President NicosAnastasiades who said ‘although the problems of the economy have not beenovercome yet, nonetheless this (the upgrades) was the best reward for the nationthat was struggling with the crisis’. The President went on to thank all people ofCyprus for their ‘patience and maturity and the exemplary manner with which theyhandled the problems.” (Cyprus Mail, April 26) .

And yes, we are seeing a degree of renewal of the international confidence inCyprus, cautious renewal perhaps, but there nonetheless. The Buyers are in anoticeably more confident mood regarding investing in Cyprus and many areseeking ‘opportunities’ with increasing urgency, keen to buy now rather than later.For the buyers of Cyprus properties the presence of the Title Deeds is paramount sothe structural reforms are eagerly awaited in this direction. Luckily, Fitzgeralds hasfirmly focused on selling properties with Title Deeds or clear path to theunobstructed issuance of the deeds.

Cyprus is back on the UK overseas property map once again; the latest in the BBCseries ‘Escape to the Continent’ featured two programmes on Cyprus, one based inPaphos, the other in the Limassol areas of Pissouri, Pachna and Anoyira. Thehighlighting of the Cyprus property market in itself can be seen as another verypositive indicator as to the renewed interest in buying good quality property atrealistic market prices.

The Big Breakfast, April 5th 2014 @ the Fifth FloorRestaurant

The commissioning groupof the hospice weredelighted that over 150people attended the secondbig breakfast at the FifthFloor, €5 from each ticketsold went to the Hospice.During the BreakfastCameron McDonald fromthe HCG announced thatthe Hospice will beoperational from July 4th2014, and that a pressannouncement willfollow shortly. He also

announced that an advertisement for a Senior Nurse would be in next week’s media,and that an advertisement seeking volunteers would follow! He also commended thework of the Friends Hospice, CPSG, and all the other Charities who work tirelesslyto support those in need of care.

Cameron announced a donation of €200 from Fitzgerald Estates (Registered RealEstate Agent) and opened an envelope with an anonymous donation of €20,000,much to his and the audience’s delight. He also invited 2 young men, Petros andCharlie who between them raised more than €70 between them, which was greatlyadmired and appreciated by all. (see picture below)

Paphos Mayor Savvas Vergas pledged his and his council’s support for the hospice,and stated he will visit the facility after Easter.

His Excellency the Irish Ambassador, Nicolas Twist congratulated us all and wishedus well for the opening which he will hopefully attend!

The grand sum of €21804 was raised, including an auction of fine Bone China byRuth Mott which raised €120, and once again, many thanks to all who attended.
