The groundbreaking for River Ranch, a master-planned communitynear Dayton, was held on Sept. 10. The anticipated commercialinvestment in the area will follow behind it with retail and industrythat has already marked their spot for development.
“It really thrills me to hear these bulldozers behind me knowing thatwe’ve really started,” said owner and development manager EddieGray. At one of the largest ground-breaking ceremonies in the county’shistory with more than 200 people crowded under a large tent toprotect them from the sun, Gray and his partner owners proclaimedthe beginning of the project. And like a scripted Hollywood movie,bulldozers off in the distance clearing the land created a buzz behindthe gathering of officials as a reminder that the project wouldn’t waitfor their speeches.

RESIDENTIAL DEVELOPMENT
Sundance Cove is a new master-planned community under developmentin , just off Foley Road, east of Lake Houston. This new community is ajoint venture between California-based Madison Development LLC andTexas-based White & Bolin Construction Inc. The community, which willbe located along the east shoreline of Lake Houston, is located just 30 and40 minutes away from the George Bush Intercontinental Airport anddowntown Houston, respectively. When completed, there will beapproximately 1,200 homes in Sundance Cove, with prices rangingbetween $200,000 and $400,000, on 140 acres.
The first phase will consist of 450 homes priced around $200,000 to$250,000. Developers have been in discussions with three homebuilders -Lennar, D.R. Horton and Meritage Homes- to build this first phase.Sundance Cove will feature a clubhouse by the lake, styled like a rusticTexas lodge, with a resident boat dock, children’s playground and pool,infinity edge pool, outdoor and indoor meeting spaces with a patio deck,fire pit and outdoor kitchen. Residents will also enjoy miles of trails, parkswith playgrounds, splash pads, waterfalls and pavilions and private boatslips. The community will offer 4,500 feet of lakefront space and 6,000feet of creeks. Each neighborhood will be surrounded by 50 to 70 feet oftrees. The community will be located within the Crosby IndependentSchool District and developers are working with it to build an elementaryschool on site.

COMMERCIAL DEVELOPMENT & COMMERCE
The City of Dayton has been awarded a $4.8 million grant by the USEconomic Development Administration (EDA). The grant will supportinfrastructure improvements, including the construction of a utilityextension, road expansion, and signal installation, to serve the Gulf InlandLogistics Park. This will serve as a catalyst for economic expansion inDayton.
The grant, to be matched with $1.5 million in local funds, is expected tocreate 5,000 jobs and attract $137 million in private investment. Thematching funds will come from the park’s developer, CMC Railroad.
The City received support for the grant application from the office ofCongressman Dr. Brian Babin.

SH 99 / GRAND PARKWAY PROJECT
Just two miles west of downtown Dayton, “Grand Parkway99” is currently under construction. This 180+ mile scenichighway traverses seven counties and encircles the GreaterHouston region. Dayton’s segment H and I-1, highlighted in“orange”, will extend from US 59 to Interstate 10 covering37 miles, consisting of two and four lane segments.
This final segment is anticipated to be open to traffic by 1Q2022. Note, segments B and C are not under construction.Development has flourished throughout the existing“green” segments. Retail centers and master plancommunities have provided much needed services to theHouston area’s ever-growing population.
Access to Dayton is easy and convenient for all residents withinthe trade areas due to the number of major roadwaysintersecting in the heart of Dayton. Five major arterials connectto Dayton including Highway 90 running west to Houston andeast to Beaumont. The under construction for widening SH 321links Dayton to Cleveland and SH 146 provides Dayton with aconnection to Mont Belvieu and Baytown on Interstate 10. Inaddition, FM 1960 extends west to Humble and northernHouston. Key traffic counts for the region are outlined in thischart.
