Most of the following projects were located in existing buildingsoccupied at the time of construction. Services provided include site analysis and survey, planning, design, interior design, project management, move coordination, furniture planning, furniture design and regulatory agency interface and approvals. Although some of the projects were small, in scope, they often occurred simultaneously. UCSF Medical Center Data Room Project: (8000 sf): The comprehensive infrastructure project included new Data Rooms in all UCSF Medical Center Buildings (owned, and/or leased). All projects (rooms) had to be completed and incorporated into the (N) I.T. Network within an extremely short window of time. Architect / Project manager had to be on-site at all times. Agency Review was required for each individual room. Rooms were started and completed simultaneously. All phases of construction occurred, concurrently, in order to complete data transition to the new compliance standards at each individual data port, throughout all medical center facilities. Moffitt Hospital, Physical Therapy Renovation, Relocation: (6500 sf): The project included the renovation, finishes upgrade, and modernization (including square footage reduction) of the existing Inpatient Physical Therapy practice. Mt. Zion, Pathology Administration & Faculty Office Renovation: (8500 sf): The project involves extensive state agency coordination. It involved renovating existing Patient Rooms into Offices for the Pathology Dept. It required major infrastructure renovation, space planning, and change in occupancy from ‘A’ to ‘B’ within an OSHPD Building. UCSF Employee Health Relocation: (4000 sf): The project resulted in the renovation of an existing Medical Practice to house The UCSF Employee Health Practice. The challenge was to revise the traffic flow patterns, exam rooms, reduced medical records space, doctors’ and nurses’ offices etc. in an existing medical practice to meet the needs of the Employee Health Practice. This had to be accomplished within a limited budget in an occupied practice. Moffitt Hospital, Page Library: (750 sf): This project involved the renovation of an existing library, conference room for The UCSF Department of Obstetrics and Gynecology. UCSF Women’s Health Resource Center: (5500 sf): The project included gutting and renovating an existing outdated office space to house the Women’s Health Resource Center. The project included all phases of Design, Construction Management, Agency Interface and included signature d. Romero Furniture pieces. UCSF Mt. Zion Building ‘A’ & ‘B’ Floors 6 & 7 Faculty Office Occupancy Conversion: (40,000 sf): The project consisted of the conversion of the existing ‘I’ Occupancy Patient Room floors to ‘B’ Occupancy Faculty Offices, including full fire protection and alarm systems. UCSF Ultrasound Practice: (1800 sf) The project includes renovation of an existing office suite in the historically significant ‘J’ Building to house the Ultrasound Practice Mt. Zion, Herbst Hall Renovation: (3000 sf): The project involved the renovation of an outdated auditorium, in the center of the vital, occupied, Mt. Zion Campus of UCSF.

(The list below demonstrates experience with the needs of the multi- faceted medical center/institutional campus client. Mt Zion, C.T. Scanner Equipment Replacement: (1300 sf): The project involved the installation of new CT Scanner equipment. The project underwent stringent agency review.

UCSF ENT Practice Renovation: (1100 sf) The project included renovating and updating an existing signature conference room; relocating and renovating staff offices and exam rooms. UCSF Millberry Union Blood Donor Center and Outpatient Pediatric Rehab Center: (3500 sf): ($2.5 million) The project consists of the relocation of the existing UCSF Blood Donor Center as well as an adjacent suite dedicated to outpatient Pediatric Physical Therapy Services. The services included water therapy and involved the construction of an above-grade pool as well as a pleasant atmosphere to alleviate the fear experienced by some children when visiting medical facilities.

UCSF Linear Accelerator 1 Replacement: (600sf) Renovation of an existing Linear Accelerator Room to accept a new linear accelerator.

UCSF Linear Accelerator 2 Replacement: (600sf) Renovation of an existing Linear Accelerator Room to accept a new linear accelerator.

St. Rose Hospital Heat Pump Replacement: The project involves the urgent replacement of an existing non-working heat pump as well as upgrading the fire exiting network to meet stringent State Regulating Agency (OSHPD) requirements.

St. Rose Hospital Pharmacy Ventilation Replacement: The project involves the mitigation of a health department violation. UCSF Infant Care Nursery Security: (1200sf): This small project involved coordination of a large interdisciplinary team of electrical, security, alarm and law enforcement professionals.

UCSF, Pyxis Installation: (10,000 sf): The project involved the removal of all casework in 23 (working) Operating Rooms. It involves systematically removing existing casework in all OR’s and installing Inventory Control Cabinets. The rooms must be back in operation within a very small window of time. The rooms are scheduled for various operations. Missing the window could cause serious health or revenue risks to the Medical Center. This project involves design, code compliance, agency review and construction management. . WHHS, Fluoroscopy Replacement: (1000 sf): The project involved removal and replacement of aged radiology equipment, originally installed in 1974.

UCSF, Portable MRI Equipment: (1600sf): The project involved placing a mobile MRI unit within 20 ft. of the existing hospital. The mobile coach was lifted and craned into its new location. The CBC requires that structures, within 20 feet of an existing hospital building, require a 2-hr. separation. dRA worked with OSHPD to produce an Alternate Means of Compliance: a deluge sprinkler system (water curtain) as an alternate means of protection. (This alleviated the need for the medical center to construct an 18’ tall exterior wall system in a very inconvenient location.)

UCSF Med Center OR 21 and 22 Remodel: (1200 sf): The project involved renovating two Pediatric Operating Rooms, in the Center of the existing, occupied OR Suite. New Endoscopic Equipment was be installed on new booms. New environmentals replaced existing. dRA was able to arrange alternate construction access to eliminate the possible contamination ofthe adjacent sterile corridor. Workers accessed the site through a long ago enclosed exterior window by

means of a scaffolding stair.

UCSF Surgical Satellite Pharmacy: (400 sf): Within the OR Suite at UCSF Medical Center the existing Anesthesia Workroom was converted to a Satellite Pharmacy. The area was to be the central location for dispensing OR Meds. The work was performed during normal hours of operation.

Executive Vice-Chancellor Suite for the UCSF School of Medicine: (1800sf) dRA was chosen by an Architectural Selection Committee. The committee awarded the project to dRA, after evaluating previous projects. The project involves creating modern executive office space within the 60 year old Medical Sciences Building. dRA worked within strict budgetary constraints to arrive at a space which is modern, but doesn’t obscure the history of the building.

UCSF Mt. Zion Campus Exit Stair Retrofit: This was an existing non- compliant exit stair retrofit. The project involved renovating the only major 10 floor exit stair in the University’s ‘B’ Building on the Mt. Zion Campus. It involved intricate weaving of utilities within a new, 2 hour rated, utility raceway which runs vertically within the existing stair shaft. The project involved the planning of alternate means of exiting occupied floors while construction was taking place. Raceway Design and stringent OSHPD review took place prior to construction. dRA administered all design, project management, and agency review for this complicated facilities infrastructure project. . UCSF School of Medicine, Research Laboratory S1268, Department of Surgery: (1500sf): The Department of Surgery is another repeat client for dRA. This was a smaller project. It included offices as well as a confocal microscope lab. The project includes complete design services, construction administration, and agency review.

Alta Bates Summit Medical Center (ABSMC) Tomotherapy Suite: (2500sf) The project involved the renovation of a former MRI Vault; installation of a lead brick shielding system; alternate access to avoid cross contamination of adjacent medical space; coordination and planning to weave the new tomography space into an existing medical suite.

UCSF Dermatopathology Lab: (8000sf): A new wet lab for the Department of Dermatopathology was created from an existing medical office suite. The space is in an existing M.O.B. It is a second floor space with unrelated medical office space between the new lab and the roof. It was necessary to install a ventilation shaft for ductwork, which was required to exhaust a new fume hood. The department is a worldwide tool for the diagnosis of dermatologic diseases. Great care was taken to create the coordinated construction and relocation of the existing 24/7 operation.

Moffitt Hospital Cafeteria: (Bridging Documents) (10,000sf). Working for another firm dRA Principal Architect, David Romero, lead the design team to arrive at a suitable design for the existing signature Moffitt Hospital Cafeteria. The renovation included a new serving and dining space. The revitalized “refresh” combined the amenities of a fine dining establishment with the necessities involved in a working hospital cafeteria. Because the design team was involved in the design/bridging documents they were not eligible to compete for the construction document phase of the project.

Sutter Health Vallejo Hospital Renovation: (60,000sf). As Vice President and Principal Architect, David Romero, lead a team of professional staff for the NPC and SPC 3R renovation of a community Hospital. The team was also tasked with addressing an accessibility lawsuit. The medical center was involved in an accessibility lawsuit. The team was tasked with responding to creating an accessible facility. After Design Development , during the 2008 Economic Crisis the

Medical Center chose to address the accessibility issues while deciding to eliminate the in-patient services by 2030. The cost of the project, which began at $54 million, dropped to $18 million. The Accessibility Project is ongoing. Sutter East Bay Medical Foundation (M.O.B.): (15,000 sf). This project involved the detailed renovation of an existing, Type 5, medical office building in Orinda California. The original building was located in a transitional area bordering traditional residential estates and the burgeoning commercial area in a small California town. Because of the sensitive nature of the area, planning department communication and community design presentations were extremely important. The requirement to maintain the exterior boundary and three exterior walls complicated the design. (Demolition of the building would have required relocation, and footprint reduction, state regulations (CEQA) prohibited new construction within “flood zone” of the stream which traversed the property.) The structural system (wood post and beam), though antiquated was reinforced seismically. The vertical transportation systems (elevator, and dumbwaiter) were replaced and relocated…along with the stair….while maintaining as much of the structure as possible. The building was completed and occupied below budget and well within the time constraints.

SFGH Emergency Power System Upgrade: The emergency power system for the SFGH re-build was managed by David Romero while employed at another architectural firm. The project involved the installation of (5) emergency generators into an existing power plant….ground floor (basement). The construction involved two construction companies. Construction Administration was an extremely complex endeavor.

UCSF Pediatric Primary Care Clinic: (8,000 sf) The Benioff Children’s Hospital Pediatric Primary Care Clinic was renovated to include a total of 21 exam rooms, staff work space (technical and administrative), patient facilities, waiting room and circulation space. The project was located in the Mt. Zion Medical Office Building 1. Renovation occurred while the clinic was occupied.

UCSF Fluoroscopy Equipment Replacement: (1600 sf) The project involved the renovation of an existing Fluoroscopy Procedure Room, within a working Urology Department Treatment Space at The University of California, San Francisco. Stanford Healthcare Primary Care Clinics (2): (12,000 sf) This consolidated project involved Project Management and Construction Management for two Outpatient Primary Care Clinics for Stanford Health Care. One of the clinics was 6,000 sf and the other was 7,000 sf. The projects involved the renovation of an existing historic office complex, as well as tenant improvement to a new residential apartment complex. The projects were designed and built simultaneously. Both will be OSHPD 3 Clinics. Stanford Healthcare Advanced Wound Care Center (with Hyperbaric Chambers): (5,000 sf) This project involved Project Management and Construction Management for a new wound care center in an existing, occupied Medical Office Building. The center is licensed as an OSHPD 3 Outpatient Clinic. The project was included Hyperbaric Treatment/TCOM Space as well as a new oxygen supply system, with new bulk oxygen storage yard. The projects were designed and built simultaneously.

Facility Projects: The list below demonstrates experience with the needs of the multi-faceted medical center/institutional campus client. Most of the following projects were located in existing buildings, while occupied at the time of construction. Services provided include site analysis and survey, planning, design, interior design, project management, move coordination, furniture planning, furniture design and regulatory agency interface and approvals.
