The BT copper and fibre services available at Guildford Exchange, and added resilience of a second exchange afford Guildford Business Park an excellent level of services to meet today's business needs, with the added advantage of good diversity and resilience opportunities. The physical presence of an alternative carriers infrastructure to BT from Vodafone confirmed to be in one of the buildings, and Virgin Media on site and in the local environs affords an excellent choice of alternative carrier to provide fibre services to any incoming tenant.

ADSL (Asymmetric Digital Subscriber Line) Asymmetric line speed, the speed from the internet to the user, and the user to the internet are different. Feed over copper cable, governed by distance from exchange to user. Guildford Business Park is located approximately 2,100m from the BT Guildford Exchange, which is situated to the south east of the park. Guildford Exchange provides excellent services including ADSL, ADSL+, SDSL, 21CN WBC, FTTC and FTTP (to some areas) plus the availability of LLU services from C&W, Talk Talk, Sky and Zen Internet all over BT infrastructure. Based on the existing standard copper services, it can offer broadband speeds of around 8-10Mbs at this time. This exchange has been enabled to provide BT Infinity services over FTTC with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location, and provides no dates for such services to be deployed at this time (Data via the BT website). Worplesdon Exchange to the north west affords a lesser level of services but could provide a level of diversity and resilience across BT business services should it be required.

Surrounding buildings, the distance and direction of the serving cells and building construction can all impact on the penetration of signal throughout a building. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the buildings for 2G, 3G and 4G services across all floors. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required.Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in ‘network busy’ messages or dropped calls. The level of capacity can be addressed by the operators should the building be populated with a high number of users on a single network which will impact on both them and others using the same cell.

EE operates under both the TMobile and Orange brands within the United Kingdom / Three operates a 3G/4G network only

Guildford Business Park affords an excellent level of macro coverage from all operators for 2G, 3G and 4G services. The closest serving cells are detailed in respect of 2G, 3G and 4G services and can be seen vary in location and distance, providing general coverage to the buildings. Any high concentration of users within the units may impact on the capacity available especially if this is confined to any one single network operator. Based on this information it is considered to be a location that affords an excellent level of overall coverage across all operators at street level for 2G, 3G and 4G services.

Fixed Telecoms Appraisal SummaryIn addition to the Fixed Network carrier study completed, a review by survey of the business park was undertaken on the 19th December 2015. The purpose of this survey was to clearly identify the presence of all existing fixed telecommunications carrier’s infrastructure in the buildings, adjacent to, or within the local environs.

Local CarriersGuildford Business Park has access for telecommunication services from the A25 to the north onto the site via the main entrance. The existing level of telecommunications infrastructure within the surrounding environs extends to that from BT, Vodafone and Virgin Media at this time each with presence on the south side of the A25 with infrastructure extending onto the park (See Photographs 1, 2 & 3).

Typically BT presence is extensive with a number of chambers located throughout the park providing service to each of the buildings. The level of infrastructure owned and operated by Vodafone extends throughout the park identified by a number of chambers at strategic positions in the footways and landscaping areas (albeit historically marked “Mercury”). The level of infrastructure identified from Virgin Media was limited to a single chamber adjacent to the access to Building 1. This is historically marked “CableTel” and represents a presence on the park but would be subject to confirmation by Virgin Media (See Photographs 4, 5 & 6). Based on our survey of Building 2 and Building 3 we identified the main point of access into the buildings from the existing carriers. Building 2 has existing access via chambers located outside of the south elevation for both BT and Vodafone (See Photographs 7 & 8). Building 3 has a single chamber for BT located adjacent to the intake location also on the south elevation (See Photograph 9). Typically this was found to be similar in respect of the other two buildings from our external review.

Building PresenceAs part of the survey Building 2 and Building 3 were accessed to identify the level of telecommunications services entering the buildings. The point of telecommunications intake for Building 2 is located in the ground floor electrical cupboard in the main reception adjacent to the lifts. The BT intake consists of a single 100mm diameter (approx) duct through the floor slab from the local external chamber as detailed in the previous section. The duct has a total of four incoming cables providing both copper and fibre services to the building (See Photograph 10). The level of copper services extends to approximately 100-150 pairs over two cables terminating in a distribution point (DP) DP4202 on the wall with a number of extension DP’s to the side of the main (See Photograph 11). A number of outgoing cables are present providing service to the current tenant across all floors via the riser. The fibre entering the building is over two cables (multiple fibres/tubes) which are terminated in gas seals on the wall adjacent to the ducts (See Photograph 12). Outgoing blown fibre tubes exit the gas seals providing fibre services to the tenants to suit.In addition to BT, a Vodafone fibre presence is also existing at this location (albeit historically marked “Mercury”) with two incoming fibre cables (multiple fibres/tubes) terminating in a building flexibility point (BFP) on the wall (See Photograph 13). A single outgoing fibre cable extends from the BFP via the riser serving an existing tenant, however the status of this service was not confirmed as part of the survey. The intake position for the Vodafone service was not located as it entered the electrical cupboard at low level from the floor void (See Photograph 14). However, as detailed in the previous section an existing Vodafone chamber is present at the south east corner of the building which we conclude is the serving chamber. The point of telecommunications intake for Building 3 is also located in the ground floor electrical cupboard in the main reception adjacent to the lifts. At the time of survey Building 3 was in the final stages of fit out, and it is envisaged that all services were for previous tenants and may now be redundant. The BT intake consists of a single 100mm diameter (approx) duct through the floor slab from the local external chamber as detailed in the previous section. The duct has a total of four incoming cables providing both copper and fibre services to the building (See Photograph 15). The level of copper services extends to approximately 100-150 pairs over two cables terminating in a distribution point (DP) on the wall with a number of extension DP’s to the side of the main (See Photograph 16). A number of outgoing cables are present providing service to the current tenant areas across all floors via the riser.

The fibre entering the building is over two cables (multiple fibres/tubes) which are terminated in gas seals on the wall adjacent to the ducts plus a fibre splice enclosure (See Photograph 17). Outgoing blown fibre tubes exit the gas seals and splice enclosure providing fibre services to the tenants areas.Access to the tenant floors from the intake locations for both buildings is available from the riser. This riser runs the full height of the building with riser cupboards on each floor. The space within the riser cupboard is good with adequate space for any termination equipment required to provide services to all floors. Based on our inspection of the buildings and risers we conclude that access to all floors is excellent in respect of riser locations and available space, with good access into the tenant areas via the suspended ceiling space or raised access floors.No further services from alternative carriers were identified entering the building at this time.

SummaryBased on the level of infrastructure and the availability of services from BT’s local exchange, we consider Guildford Business Park has an excellent level of connectivity with the ability to enhance this by means of additional fibre services where required in minimal timescales from order. The presence of Vodafone on site and in Building 2, plus Virgin Media on the site affords an excellent alternative provision of service and diversity at this time, albeit subject to potential new building intake positions and rights of access requirements in respect of Vodafone and Virgin Media.

Service AvailabilityThe standard services afforded by BT over its existing copper networks provides a level of broadband services with speeds expected in the region of 8-10Mbs. This exchange has been enabled to provide BT Infinity services over FTTC with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location, and provides no dates for such services to be deployed at this time (Data via the BT website). However, the current level of business tariff services available from BT will provide an excellent level of service at this time affording any level of speed and bandwidth required over fibre products. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of BT copper and fibre services, plus Vodafone fibre services already in place in Building 2 with Virgin Media in the local environs affords an excellent choice of carrier to provide services to any incoming tenant albeit subject to connection, wayleaves and/or third party agreements in respect of Vodafone and/or Virgin Media where appropriate.
