• Adiminishingusedoilrefineryhasarightofwayaccessacrossthesiteforan existing pipeline.

• Thesitecontainsthenecessarylandstoenhanceandenlargetheexistingwildlife preserve;however,thesiterequiresaheavyrestorationandanaggressiveinvasive speciesmanagementtobringitbacktohealthtofunctionproperlyasawildlife preserve.

• Thesiteisbasicallyatidalwetland,withtypicalwaterissuesthatareconsistentwith atidalmarsh,i.e.flooding,salinity,fragileecosystem.

Conclusion: thE Eastwick nEighboRhooD is low PoPulation DEnsity aREa situatED in an unDERDEvEloPED natuRal sPacE locatED at thE EDgE of a maJoR mEtRoPolitan aREa, with fantastic accEss to maJoR tRansPoRtation RoutEs. situatED aDJacEnt to a u.s. natuRal wilDlifE PREsERvE; it PRoviDEs a bEautiful scEnic backDRoP foR its REsiDEnts, in aDDition to PlEnty of PotEntial Economic DEvEloPmEnts.

Constraintso Thesiteisisolatedfromthecitybytheinternationalairportcomplextothesouth

andarefinerytothenorth.Thesiteiscutofffromthenorthernresidentialareasbecauseof

thelocationoftherefineryandotherlocalindustrialbuildings.

o Thesitehasbeenseverelydisturbed.Wetlandhasbeenfilledandcompacted.

o Thesiteisinpoorenvironmentalhealth,missingwildlifehabitatsandriddledwith

aggressiveinvasiveplants,whichwillrequirealargeeradicationplan.

o ThesiteisadjacenttoaSuperfundsite,withalongtermcleanupplantocome.

Conclusion: thE Eastwick nEighboRhooD is a natuRal oasis at thE EDgE of a maJoR mEtRoPolitan aREa, howEvER, it is cut off fRom a laRgE REsiDEntial community by hEavy inDustRy to its wEst. thERE is a laRgE maJoR thRough faRE anD an intERnational aiRPoRt to thE East of thE community. in aDDition, thERE aRE two suPERfunD lanDfill sitEs nEaRby; fiRst: clEaRviEw to thE noRth, anD sEconD: folcRoft to thE south. thE natuRal sEtting is in maJoR nEED of REstoRation EffoRts to bRing back thE Ecological PRocEssEs that aRE so vital to thE aREa.
