If you think a house is drab, others will. Most Investors want easy rehabs, and the easiest rehab is simply cosmetics and staging.

The following examples takes a boring house and gives it flare!

I was hired to come in and give this house a Face Lift - Some changes are simple ones.

• Install 2 pairs of shutters on the front porch windows• Paint the front door • Paint the shutters • Paint the 4 corner boards on the house• Power wash the front of the house• Paint the front porch• Paint the front steps• Paint the porch swing• Caulk and Paint Ceiling of porch• Install brick boarder around front flower bed• Install Planter boxes on front porch rails• Install flowers in porch planter boxes• Shape the landscaping, and landscape the yard

To be discreet with some of the items is good, but be bold with others

• Install fence in front yard• Mud, sand and paint the ceiling in the living room • Mud sand and paint the ceiling in front bedroom• Repaint whole interior of the house• Install molding in the living room • Install molding in the dining room• Install 7 new light fixtures• Install blinds throughout house• Install Curtain Rods throughout the house• Install Crown Molding on the Cabinets• Mud and finish closet• Install new shelves and curtain rods in the closets• Install toilet paper holder• Repair Dishwasher Leak• Paint hall bathroom vanity• Landscape the backyard• Stage the house

It is hard to tell from the picture, but this orange looking vanity blocked the flow of this room

We only painted, and staged this room.

The goal here is to help give you ideas on how minor little tweaks can go a long way.

Staging can go along way if you already have a nice canvas to work on.

This particular home showed mud on the ceiling that had not been sanded. You could see the tape because it did not have enough mud on it.

Shoe mold and base board were different sizes in each room.

Paint on wall was just 1 coat, so you could see white drywall underneath.

Before I was hired to Consult on this project, the house really showed poorly. Pictures really do not do a house justice. Most of the time, you can’t tell why

a house hasn’t sold or sold for dirt cheap unless you go in it.

• The problem is that when people are inexperienced at rehabbing, they don’t know how to manage their money and near the end is where they have to cut corners.

• This is not good because it negates all of the good that was done on the house, because buyers will now feel that if you cut corners here, where else did you cut corners? Work your numbers backwards, stay within your budget and get training.

• Don’t blame the contractor when you only have $100 left to paint a whole house.
