POWDER HOUSE FOR SOMERVILLE PROJECT SNAPSHOT: Powder House for Somerville is an exciting adaptive re-use project transforming the former

Powder House Community School and Park into a live, work, educate, shop, andentertainment campus style environment.

This is achieved by replacing masonry walls with glass, and raising the existing courtyardand connecting it with the new plaza at ground level and creating residential units, makers’spaces, commercial units, artists’ hall, performance space, garage with bicycle parking,and park like setting open space.

In the role of General Contractor, Essex

Builders works with clients on a fixed price

basis. It delivers the project conforming to

plans and specifications of the owner’s architect and within an allotted

time-frame.

ESSEX BUILDERS CORP. | PROJECT ROLE AS THE CONSTRUCTION MANAGER FOR THE POWDER HOUSE FOR SOMERVILLE PROJECT,

ESSEX BUILDERS WILL:

Provide leadership to the Team on construction related issues. Stay involved inthe Team process throughout the project.

Propose alternative and innovative construction methods.

Develop and implement a jobsite safety program.

Update construction schedules throughout the design and construction phase.

Provide continuity of the project personnel and ensure that adequate staffingis available to complete the project.

Manage subcontractors and suppliers effectively and provide qualified on-sitesupervision.

Assure full compliance with plans and specifications.

Maintain cost and quality control throughout the construction phase.

Assure timely project completion.

COMMUNITY AWARENESS | CONSTRUCTION Essex strives to meet the highest standards of work quality and successful project

delivery for both our clients and the communities in which we build. Essexadheres to a construction implementation strategy that prioritizes neighborhoodand community functionality such that there is minimal impact to the areathroughout the building process. This includes:

Online 3 Week Look-Ahead Construction Schedule (updated bi-weekly);

Traffic Management Plan;

Dust Control Measures;

Noise Control Measures;

Odor Control Measures

There is remediation work to be done on site. Essex Builders assures that thiswork and disposal of materials will be completed in full compliance with theguidelines set forth by State & Federal Regulatory Agencies.

WORKING WITHIN AN URBAN ENVIRONMENT TO MAINTAIN PROJECT SCHEDULE AND QUALITY

WHILE MINIMIZING NEIGHBORHOOD IMPACT: Temporary Relocation of an existing foot traffic easement during construction period.

Notification of the easement prior to relocation. Review & implement work hour restrictions. Maintain clean & orderly site. Meet with abutters as necessary to review potential impacts. Provide a three week look ahead schedule to facilitate these discussions.

INTERFACE WITH THE CITY TO MAINTAIN PUBLIC SAFETY: Review & implement sidewalk closure plans & City requirements. Coordinate temporary parking and road closures that may be necessary for deliveries or to

perform work. Temporary relocation of existing access easement.

IMPLEMENT MATERIAL STORAGE, TRASH RECYCLING & REMOVAL, AND PARKING LOGISTICS PLANS: Utilize existing adjacent paved lot & basketball court for material storage, parking, etc. during

initial phase of construction. Utilize parking garage area when work has progressed sufficiently to allow material storage,

parking, etc. to be relocated. Subcontractors will be urged to carpool whenever possible.
