PROFILE OF THE CANADIAN FIRST TIME HOME BUYER

Roughly 620,000 real estate transactions occur across Canada every year and, most recently, 45% have involved purchases by first time home buyers (FTHB).* Of these transactions, just over 15% have recently occurred in Alberta, where provincially first time home purchases have recently represented 53% of all transactions.

The strong presence of FTHB in Alberta is likely because nearly 60% of these buyers are between 24 and 35 years old, which has represented close to 60% of all net migrants arriving to the province in recent years.

Aside from a desire to own instead of rent (50% of all FTHB), first time home purchasers are currently being driven by a general view that housing is a good investment opportunity due to low mortgage rates (20% of all FTHB). Major life changes, such as starting a family or getting married, was a relatively strong motivator for FTHB by comparison to other home buyer profiles, but was only indicated by 12.5% of those surveyed as being a major factor in their decision.

Overall, 23% of recent FTHB felt they did not need to make any compromises when finding their perfect property. For those willing to make compromises, proximity to work (26% of all FTHB), the size of the home and/or property (22%) and location (19%) were most often cited as factors they were willing to negotiate. Conversely, only 15% mentioned settling for a different product type than originally desired.

In total, 46% of national FTHB are purchasing single-family homes followed by condos (21%), duplexes and row homes (14% each), and other types of properties (4%).

Looking ahead, only 14% of the FTHB surveyed felt concerned about their recent purchase given the possibility of higher mortgage rates in the future, with a near equal 16% reporting higher than moderate concern over their own job security or the state of Canada’s economy and housing markets.** Assuming this opinion holds, FTHB in Alberta should continue to represent a strong force within its market in the near term given short-run expectations of positive net migration and a sustained low mortgage environment.

PIVOT IS A HEAD-TURNER

The housing market has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into home ownership.

There’s something about moneyDid you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment.

While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents.

First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one.

Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home.

Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax-free.

It’s a wonderful lifeWhen I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence – assuming you have a decent landlord.

Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red.

Location, locationBuying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.

Steady as she goesYour employment prospects should be stable before you consider buying a home. Home ownership requires a number of regular payments – mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences.

There are a number of financial factors to consider when it comes to the buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.

Some days it seems like there are as many housing bubble stories circulating on the

Internet as cute cat videos. The connection may not be

obvious, but it’s really very simple – publishers are fi ercely competing to get you to click on their links so they can earn ad revenue. The web makes it easy to count clicks and identify what attracts an audience. Then there is an irresistible incentive to serve up more of the same.

Watching a lot of Grumpy Cat is fun for most folks, but a bombardment of Chicken Little-style scare stories about how the sky is falling is another matter. Especially when the vast majority of real estate news focuses on Toronto and treats cities like Edmonton as an afterthought.

So, if Grumpy Cat and Chicken Little don’t mind taking a break from the spotlight, here are some facts about the Edmonton housing market that may surprise you.

After the fi rst seven months of 2015, new home construction is up 50 per cent over last year. The multi-family sector has surged, but single-family sales are on par with 2014 – a year that was busier than any since 2007. Not only are people buying new homes, there’s a shift to slightly higher priced homes, with the average up 11 per cent in the fi rst half of the year.

Edmonton’s performance in the resale home market is also better

than most of the province. Sales here are down about 10 per cent over the year, but that’s less than half of the decline across Alberta. Prices in our city are up 2.5 per cent so far as well, so the trend is positive.

Housing markets are closely connected, so the performance of the rental sector is a good indicator of confi dence.

One of Alberta’s biggest landlords is Boardwalk Equities, with more than 12,000 suites in Edmonton alone. Boardwalk’s fi nancial results show that across its portfolio, occupancy rates fell just slightly more than one per cent to 97.5 per cent. At the same time, major investors are pouring a lot of money into high-profi le projects aimed at the rental market, especially downtown.

Canada Mortgage and Housing Corp. (CMHC) expects rents to continue edging up in Edmonton even as new supply comes on stream. As a result, the cost of renting an average two-bedroom apartment – now more than $14,000 a year – is likely to climb.

Rising rents are not great news, except to landlords, but they are another indicator of a healthy housing market.

That view was confi rmed by CMHC in a recent assessment of 15 Canadian housing markets. Edmonton was rated at low risk of a market correction, as were most other cities. Toronto was one of the exceptions,

with risk levels rated as high. A lot of the national media is

based in Toronto, so it’s no surprise that there are a lot of stories that take the Grumpy Cat view of housing markets across Canada, even for cities such as Edmonton, where conditions are much di� erent.

That’s something to remember the next time that another scare story shows up in your news feed. Maybe it would be better to click on the link to that hilarious cat video instead.

FINALISTS ANNOUNCED

The Canadian Home Builders’ Association – Alberta is pleased to announce the 75 finalists for the 2015 Awards of Excellence in Housing presented by RBC Royal Bank. More than 400 entries were submitted for judging by over 140 industry members. Winners in the 25 individual categories plus three prestigious Builder of the Year Awards will be announced September 18 at BUILD 2015 in Jasper.

“This year we have finalists from all six of the local home builder associations from across the province. That demonstrates the tremendous pride our builders, renovators and developers take in their work. Our Members are competing to be named Alberta’s best in a range of categories that reflect the options available in today’s marketplace. The single family home award categories start with homes priced at under $250,000 without lot or GST and go up to beautiful estate homes selling for more than $1.5 million. Other sectors of the housing market are well represented with awards for the best multi-family, green home, community developments and renovations,” said Tally Hutchinson, President, CHBA – Alberta.

The Calgary Region leads this year’s competition with 34 finalists, followed by Edmonton Region with 29, Lethbridge with 8, two for Central Alberta and one each for Grande Prairie and Medicine Hat.

The highlight of the evening is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family, small-volume and the Ralph Scurfield Award to the large-volume builder. The finalists and winners will be at the awards ceremony.

“Alberta builders are always looking for new and innovative ways to satisfy consumer demand for attractive homes that suit their individual lifestyles and budgets. This year’s award finalists are wonderful examples of the projects produced by the province’s highly competitive residential construction industry. Whether you are looking to buy or renovate a home, you will find lots of great choices by starting with a visit to the show homes and websites of this year’s finalists,” said Jim Rivait, CEO, CHBA – Alberta.

Think new condos are only for young first-time homebuyers or investors? Well, think

again. A 2012 Canada Mortgage and Housing Corp. (CMHC) study revealed in its 2006 census housing survey that while 17 per cent of condominium owners in Canada were under the age of 35, a whopping 30 per cent were 65 or older.

This news is not really surprising considering many in this demographic have downsized from a large home to take advantage of the maintenance-free living of condo life. But why wait until 65? With moving comes packing. Some people want to pack their own items, while others prefer to leave it to a pro. Weigh the pros and cons before you decide.

DIY packing only saves money if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills.

A critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

Professional packers make it their business to know what is best for various categories of items and they pack accordingly. Having your mover pack your stuff also offers the peace of mind in knowing that if damage occurs, your possessions will be repaired or replaced.

When done properly, the DIY method is more economical. If you’re able to pack yourself, ensure you have the proper materials. Your list of must-haves will include tape dispensers, packing paper, markers, pads/blankets and bubble wrap. Luxury home sales upSales of homes priced over $1 million were up year-

over-year in Canada’s largest markets in the fi rst seven months of the year, with the exception of

Calgary, where sales in the $1-million range decreased 28 per cent over the same period in 2014.

In Toronto and Vancouver, Canada’s two largest luxury markets, sales of homes priced $3 million and up, saw impressive gains, up by 119 per cent and 79 per cent respectively, between January 1 and July 31. The increase of sales at the top-end of the luxury market can be attributed to two factors: overall price appreciation driven by low inventory and high demand for single-family homes; and high demand for luxury homes from foreign buyers.

In Calgary, a healthy 2.3 to 2.5 months’ supply of inventory in the $1-million-plus range has brought a more balanced market to the city.

“What we’re seeing in Calgary is that luxury buyers are not witnessing a notable decrease in prices, but there is less pressure and stress for buyers during the negotiation process,” says Elton Ash, regional executive vice-president, Re/Max of Western Canada. “We’re

seeing that normal conditions like home inspection and fi nancing, which were rarer when buyers were frequently in competing o� er situations, have become part of the normal negotiation process again.”

Re/Max brokers and agents reported that foreign buyers have continued to drive demand in the Toronto and Vancouver luxury markets in the fi rst half of 2015. These buyers, primarily from China, are typically families with children who are relocating to Canada to live. Although foreign buyers are less active in Montreal’s luxury market compared to Toronto and Vancouver, Re/Max brokers and agents have reported a substantial increase in foreign buyers in Montreal during the fi rst seven months of 2015. Its relative a� ordability, aided by the strength of the yuan compared to the Canadian dollar during this period, make the city a good value.

If the thought of going outside to get your mail in the dead of winter makes you shiver – not to mention having to pay an additional fee to cover the cost of

said community mailboxes – maybe this news will warm you up. According to the Canadian Home Builders’ Association (CHBA), discussions between it and Canada Post have resulted in a reprieve until January 2016 for new homeowners having to pay a $200 Community Mailbox (CMB) fee.

“We are very pleased with this outcome — this is an important victory for CHBA and Canadian homebuyers,” says Kevin Lee, CEO, CHBA. “Very importantly, we also send kudos throughout CHBA at the local, provincial and national levels of our Association for the collective effort.”

In late 2012, Canada Post announced its intention to charge new-home buyers a $200 Community Mailbox (CMB) fee per mailbox that would be collected during the subdivision process in brand new residential and commercial developments.

Upset by another additional cost when government charges and fees on new homes are already substantial and increasing, the CHBA and its members began a vigorous campaign against the initiative. It seemed to work, at least in the short-term. In July 2013, Canada Post agreed to suspend the CMB fee until January 1, 2014.

The one-year suspension saved the industry and new-home buyers tens of millions of dollars in 2013, which prompted the CHBA to first try and convince Canada Post to reduce the fee, and eventually, actively oppose it outright.

While the reprieve is welcome news for new homebuyers, the decision is not set in stone. According to CHBA, Canada Post stated that although the fee is not a necessity right now, it could become so when the crown corporation reviews its financial position in 2019.

Yet another great reason to not put off buying a new home for much longer.
