EE’KOS Architecture & Urban Places P/L is a cross-
disciplinary architectural consultancy creating smart,
beautiful and responsible places. We are practitioners
of architecture, landscape architecture, interior
design and place making, with design fundamentals
focused on being restorative to the environment and
community while being driven by efficiency in cost,
structure and form.
EE’KOS was established in 2010 bringing together
professionals in architecture, interior design,
landscape architecture and documentation to provide
a cohesive approach to project assessment, design,
documentation and administration.

MICHAEL SPARTALIS | ARCHITECT | DIRECTOR
Michael began his architectural career in the design and administration of high-end, bespoke residential projects in Perth and the south-west, before moving onto larger scale projects where commercial interrogation was required to contribute to feasibility assessments of residential, office and mixed-use projects in Perth and Melbourne.
Michael oversees all projects, and brings a rational yet bespoke approach to every opportunity, no matter the project type, scale or budget, in order to deliver projects that are smart, beautiful and responsible.
ALEXANDRA FARRINGTON | LANDSCAPE ARCHITECT
Alexandra was awarded the Jeppe Aagaard Andersen Award in Landscape Architecture and worked in Copenhagen on urban renewal and public park projects throughout Europe, Australia and the Middle East. She then returned to Perth where she worked on high quality public realm and residential projects.
Alexandra brings this experience to EE’KOS, along with a passion for intelligent landscape architecture and her design and project management skills to deliver projects of the highest standard.
ANTHONY HINES | ARCHITECT
Anthony is an award-winning architect and has overseen both large and small, high-end projects in Perth. He brings the creative and commercial rigours required for the successful delivery of these projects to EE’KOS, along with skills honed in the project management, planning and detailing of boutique developments across all stages of the delivery process.
He aims to deliver projects that generate positive outcomes for client, and that reach the highest standards in planning, environmental, economic and social responsiveness.
MICHAEL BENSON | INTERIOR ARCHITECT
Michael is a highly skilled designer delivering innovative design solutions for workplace and retail projects. With specialist skills in stakeholder engagement, project briefing, brand integration, and documentation from concept design to contract documentation, he has delivered a number of community and government projects, and has lead projects for top tier companies in the Asia Pacific including Westpac, Cue Clothing, Nespresso, Westfield, BHBP, IAG, and ANZ. Michael’s experience and skills bring a sophistication and unique design approach to EE’KOS interior design.

The Hill Eatery was looking to differentiate the
venue from surrounding competitors and appeal to
high-end customers base. The owners of the bar/
restaurant wished to transform their space into a
contemporary hospitality venue aligning with their
vision of serving quality home-grown local produce.

BHP Billiton’s new Illawara Headquarters delivered
a space supporting greater collaboration, efficiency,
operational intelligence and design relevance. The
major project driver was a focus on supporting
evolution over time in order to remain relevant to
business aspirations and dynamics, as well as a
commitment to longevity and sustainability beyond
the typical ‘box’ ticking often associated with
certification. The design empowers employees by
providing a spacious open plan solution supported
by an extensive selection of well organised
communal spaces. There are areas within the space
shared across the entire organisation.
The projects success was a result of a collaborative
design process that enabled the design, engineering,
information technology, client, and facility
management teams - who would ultimately operate
the facility for its lifetime - to become completely
aligned. This holistic design approach meant that
all aspects of the project were being considered

solution would support a seamless transition from
design to operations.
CUE CLOTHING SURRY HILLS | GEYERROLE : PROJECT COORDINATOR, CONCEPTS & DESIGN DEVELOPMENT, CONSTRUCTION MANAGEMENT
A key objective for the new 3000sqm design
studio and showroom space was to have greater
connectivity between people across the company,
from designers to business support, encouraging
mentoring, creativity and business growth. The team
developed a design concept based on ‘threads of
connection’. From entry into the reception, visual
and physical connections are enabled to other
spaces within the environment, encouraging people
to feel part of the organisation and involved in the
creative process. As a result the corporate office,
showroom space and design studios are seamlessly
integrated across the two-floor tenancy. Translucent
glowing cubes form the Cue and Veronika Maine
showrooms, with a light, industrial feature stair
connecting the two spaces creating a clear link while
enabling each brand to retain their own identity.

A connected workplace providing a ‘home away
from home’ for their people, and encouraging new
and innovative ways to approach projects was the
project driver for this design.
The response was to dedicate a significant amount
of the space as ‘interactive zones’ to encourage
employees to work together. These zones include
the reception and breakout area on one floor, and
a large lounge area on the second floor. These two
spaces provide a variety of alternate work areas,
including settings for group work, meetings or quiet
work. The idea of collaboration is also articulated
by an internal staircase which visually connects
the two floors and integrates the different business
units. We also introduced bench style desking, with
no partitioning, to encourage interaction. A unique
feature of the design is the use of ‘wardrobes’ to
break up the space and act as a home base for the
surrounding teams, some of whom might be hot
desking.

INSTITUTO CERVANTES | GEYERROLE : PROJECT COORDINATOR, CONCEPTS & DESIGN DEVELOPMENT, CONSTRUCTION MANAGEMENT
Winning an international design competition, our
team was appointed to create a new cultural centre
in Sydney to help position The Institute on a global
scale. This is the first Instituto Cervantes in Australia,
designed to further increase the understanding and
awareness of Spanish language and culture across
the Asia-Pacific.
The centre is positioned in a prominent, stand alone
site, with its own unique character and history. It
forms a dynamic and interactive hub that reflects
and embraces modern Spanish culture, challenges
outdated stereotypes, supports and creates dialog
with the local community, attracts and educates
a broad spectrum of students and extends the
appreciation of the Spanish language and culture
throughout Australia. The environment includes
welcome/information area, exhibition space, a cafe,
auditorium and library space.

Clear delineation between work areas and break
out zones allow IAG’s people to focus on their
customer’s call. The dedicated floor of meeting and
training facilities offers large, multifunctional rooms
which can be rearranged according to training
requirements, as well as quiet rooms, small meeting
rooms, and a generous central lounge area for break
out sessions. The space can combine a number of
meeting rooms via opening walls to create a large
‘town hall’ function space for 200-300 people.
To accommodate the broad mix of employees
and provide a sense of workplace community, the
design incorporates a number of distinct areas in the
design. Employees can choose from a quiet study
library with internet stations, a ‘play station’ room,
diverse spaces on each floor filled with soft furniture
in ‘domestic’ settings to encourage employees to
discover their favourite space in the building.

Auditorium Refurbishment, Burswood
SCOPE
OUTCOMES
Full consultancy services including cost / benefit analysis contract administration and post construction services.
EE’KOS was commissioned to carry out updates to the stage of the Riverview Church Auditorium in Burswood, Western Australia. This included stairs, storage, allowance for a future baptismal font, and side of stage storage, with feature blade wall panels for the surrounds of the auditorium integrating a new large projector screen. Riverview wanted to create a crisp, contemporary appearance for their new auditorium, while providing a comfortable and warm feel for its parishioners.
The budget and timeframe were compressed due to nationally televised conferences due to commence in November 2012. With the first client introduction meeting occurring just 3 months earlier, alternative approaches to the delivery had to be considered.
A ‘launchpad’ meeting between EE’KOS and external project members confirmed construction parameters early in the process, and provided an opportunity to identify various moments during the procurement where the quickly evolving concept could be evaluated against budget and construction timeframes.
A modularised, prefabrication method was deemed the quickest and most cost-effective option for producing the quality of finish required. Construction documentation was quickly generated from our concept modelling and sent to the off-site fabricators.
The project was delivered on time and budget while exceeding our clients expectations.

Foreshore Cafe Feasibility Study
SCOPE
OUTCOMES
Both Landscape Architectural and Architectural consultancy services were provided for design of a foreshore redevelopment and cafe on the Swan River.
EE’KOS addressed issues of pollutants entering the river from road and carpark runoffs by creating a ‘Living Stream’; a water treatment train that runs through the site. It is our green infrastructure that acts to clean the water captured from the parking surfaces, paving, and existing and new buildings.
The concept integrates a number of ‘moments’ that people are afforded the ability to interact with the water at various levels of physical connection according to the quality of the water. Such moments include the viewing platform, boardwalk, and the café itself.

Mosman Bay Sandcastles Project

OUTCOMES
Placemaking concept undertaken for the Town of Mosman Park to explore possibilities of public infrastructure and amenity upgrades to the Mosman Bay foreshore.
Concept designs and imagry were developed through a rigorous process of community involvement and feedback. The concept was presented to the community for public comment and the results of the study informed the design guidelines and construction tender package.

Mosman Bay Sandcastles Project Town Centre Revitalisation, Bayswater
SCOPE
OUTCOMES
An ongoing feasability study for the re-development of the Bayswater Town Centre.
This project begins to investigate the financial and social potential in developing a Bayswater Town Centre.
Located close to rail and public amenities both in the immediate vicinity and in neighbouring centres of Maylands and Morley, the Bayswater town centre provides an interesting site for a study on how community facilities might be integrated with both commercial and residential properties to create an village like feel.
EE’KOS proposed a scenario for high-density living centred around the existing trainstation whcih would be upgraded to include may civic amenities and vocational training based education facilities.

Claremont Trainstation Platform Concept

OUTCOMES
An Urban Design feasability and concept study to inform the direction and scope of the streetscape development around the Claremont train station
At the heart of the concept is the desire to create a space which nurtures the social, cultural and commercial expression of the community, while facilitating for new, high volume pedestrian traffic across the railline from the future mixed-use development to the north.
With its proximity to major transport links there exists a fantastic opportunity to make the space a vibrant, highly programmed highly visible space that puts the town on show and provides a unique gateway to the area.
In developing the space as a pedestrian zone EE’KOS explored various ways of limiting access for vehicles, influencing driver behaviour and isolating the space at times to make allow for community events and markets.

Lathlain Place Revitalisation Concept

OUTCOMES
A two part study conducted for the Town of Victoria Park to explore the idea of place making and community within the Lathlain Place Precinct.
A series of on site mapping exercises identified nodes of activity and paths of movement through the site at different times of day. A rigorous process of community engagement meetings throughout the different stages of the project allowed face-to-face engagement with commercial and community stakeholders whose comments and ideas were paramount in shaping the final design outcome.

The playful brightly coloured ribbon dances through the currently dilapidated space creating amenity, delineating gathering spaces and acting as a way finding device. It stitches together the public amenities, commercial tenancies and green spaces offering opportunities for people to sit, gather and interact.

The design for the warehouse addresses current issues with building life spans and operational efficiencies including embodied and operational carbon.
Through carefully considered design principles and specifications we have employed a collection of simple forms and materials resulting in a rational and efficient structural solution. This scheme demonstrates that with good design we can increase the sustainability of commercial properties of this type without compromising efficiency of construction.

With its original ‘sunroom’ and laundry extension in need of substantial maintenance and upgrade, the decision was made to demolish these areas and create a new, north-facing extension to the family home.
Passive ventilation and north-facing glazing were used to make the most of the east-west orientation of the block, as well as views to the expansive garden.

Feasibility and schematic design services for a multi-residential development in Leederville.
The intention for this development is to attract young professionals, and potentially ‘down-sizers’ by creating a feeling of luxury through designing large ‘healthy’ internal spaces with framed views to native landscape gardens and direct access to the outside for views and ventilation.

Multi-Residential Development, Leederville Commercial Development, West Perth

Feasibility and schematic design services for an office building development in West Perth.
After reviewing the previous Development Application prepared for this corner site, we carried out a subsequent planning study to provide alternative ideas for other possibilities on the site, something different from just a straight-forward 4 storey office block. The schematic design looks at having open-plan offices with various quiet room and meeting spaces, making use of plot ratio bonuses available in the area.
This orientation is better suited to office buildings in Western Australia as we can orientate glazing to the east and south, and

position screening on the western elevation to block out the harsh setting sun.
A combination of a green wall at lower levels, with a sun shade taking over at the upper levels provides this screening, and open fire stair criss-crossing it’s way behind the screen. We can break up the elevation this way, and provide a visual cue orientating visitors towards the commercial foyer and ground floor cafe below.
