and other alternate sources of power have become more commonplace. And while change may be more gradual in some sectors of the economy than others, for one new residential development currently being built at Waikoloa Beach Resort, tomorrow is here today.

`Āinamalu — which in Hawaiian means “protected, peaceful lands” — has taken the green credo to a new level of immediacy by planning and building the homes in this 252-acre community with energy efficiency built in, rather than being retrofitted. Each home has been outfitted with two Tesla Powerwall batteries in the garage, photo voltaic panels on the roof, and com-munity-shared, underground, individually-metered propane tanks.

“Owners are getting 95 percent of their consumed energy from the installed systems,” says principal broker Cindy Wild of Premier Island Properties. “During the day, the photo voltaic panels provide the power, and at night the Tesla batteries kick in.”

Wild says that the owners who have thus far moved in full time are reporting electric bills of no more than $35-$40 per month, including the mandatory hook up fee charged by HELCO.

“Becoming energy efficient is one of the great challenges of our time,” says developer Brian Anderson. “And making that energy cost effective is equally critical. At `Āinamalu we have made great strides toward accomplishing both of these goals.”

APPEALING OPTIONSAs appealing as they are, the energy systems are but one compelling reason to own at Āinamalu. The three- and four-bedroom homes in this gated community range from 2,994 to 4,126 square feet (including garage and lanai) and are equally attractive because of their convenient location near all the shopping, dining, and other amenities of Waikoloa Beach Resort, their spacious and well-designed living areas, and the quality of the finishes.

NEWSceilings in the main living area, custom cabinets with a selection of finishes, Kohler plumbing fix-tures and quartz countertops in the kitchens and bathrooms, Jenn-Air appliances in the kitchens, and large covered lanai, many with grilling areas. Some models even offer outdoor showers.

Once a decision has been made to purchase, new owners meet with interior designer Jennifer Hardy of Inhabit Interiors to select the specific finishes they want, plus any upgrades. Cabinets can be upgraded to koa wood, for instance, and several different floorings, such as stone, tile, wood, and vinyl are available, depending on per-sonal preference.

Views range from overlooking the Kings’ Golf Course in the Golf Estates to vistas of Mauna Kea and the Kohala mountains in the resort residences. Generous lot sizes — average 15,000 square feet — offer privacy, and a basic landscape package is included in the asking price, after which owners have the option of expanding their gardens as much or as little as they like.

The community is planning to construct more than five miles of walking/jogging paths, as well as a community center called `Āinamalu Oasis, that is slated to begin construction at the end of 2018. `Āinamalu Oasis will include a swimming pool and open-air yoga area, among planned amenities. As an added plus for pet owners, Āinamalu is the only pet-friendly community at Waikoloa Beach Resort.

“The only thing you really need is furniture, and we have designers on staff to help with that too!” Wild says.

A VALUE PROPOSITIONPrices start from $899,000 and range to more than $2.49 million. “It’s a niche between a condominium and a higher-end residence,” Wild says. “When you look at what you get here — energy efficiency, a single family residence with a two-car garage, the quality of the materials and finishes — and compare it to other communities along the Kohala Coast, we feel that Āinamalu is a great value.”

Association fees are a surprisingly low $369 per month and include cable TV, Internet, rubbish pickup, and common area maintenance.

As evidence of her belief in the value proposition, Wild points out that almost half of current buyers are local residents. Some enjoy the idea of a single family home close to the price of a condominium, while others are buying in the community as a second home and putting it in the vacation rental pool.

We asked him a few questions about his upcoming appearance.

This will be your third time at the HFWF — you’ve participated in events on O`ahu and Maui, and now the Island of Hawai`i. What are you looking forward to?Alessandro Stratta: I love Hawai`i; the people, culture, landscape, and food! I look forward to seeing my friends Roy [Yamaguchi], Alan [Wong], and many other chefs I’ve known for decades now.

Your father is Italian and your mother French, and you have been critically acclaimed for restaurants serving both cuisines. Do you have a preference for one over the other?I love them both equally, but for different reasons. Italian cuisine for its reverence for ingredients and regional traditions. French cuisine for its rigorous attention to detail and uncompromising technique and discipline.

What to you are the hallmarks of Tuscan cuisine?Like all Italian regions, Tuscany stays very close to its history and tradition. Tuscany has wonderful wines, beautiful vegetables, and the world’s finest olive oil.

Do you have a favorite Tuscan dish?Yes, tripa a la Fiorentina — Florence-style tripe. I love the depth, simplicity, and uniqueness of the dish as much as the pride restaurants take in always striving to be “the best in town.”

Do you know what you'll cook at HFWF this year?I’m going to cook porchetta (roasted pork belly), which is another Tuscan favorite.

As the son of a hotelier, you grew up around the world. What was your favorite food as a 15 year old, and what is your favorite food now?I loved ceviche and now I love any kind of sushi, poke, or sashimi! I guess I love fresh, light and delicate foods.
