NAI Costa Rica is retained by the Owner as the exclusive advisor to arrange for the sale of its fee simple interest in Hacienda El Chapernal to qualified buyers for $7,830,000 ($1 per square meter). The mayor components of the offering are summarized below.

The Offering

Hacienda El Chapernal is a property of tropical dry forest located in Sardinal de Carillo, Guanacaste. It offers a vibrant and spectacular development oportunity. The site is comprised of 783 hectares of beautiful mountain land with stunning ocean, lush valley and mountain views.

The property is very close to the best beaches of the Costa Rican North Pacific and inside area of turist influence of the Papagayo Gulf. It’s only a 20 minute drive from Daniel Oduber International Airport and 25 minutes away from downtown Liberia.

Guanacaste Province

Founded in 1825, Guanacaste province borders Nicaragua to the south along the Pacific Coast and uniquely stands out from Costa Rica’s other six provinces by its culture, people, music, beaches, andsprawling cattle ranches and prairies. The province of Guanacaste is named after the country’s glori-ous national tree found throughout the region; and forming its eastern borders is a chain of magnificent volcanoes. Sardinal is the district N° 3 in the county of Carrillo, in the province of Guanacaste. The district of Sardinal has an area of 240.45 km2 and a po-pulation estimated in 10050 inhabi-tants in the year 2011.

Sardinal is at an average altitude of 46 m above sea level. The new postal code for this district is 50503. The geographical position of the district of Sardinal is given by coordinates 10°31’02” north latitude and 85°38’56” west longitude.

The capital of this district is Sardinal. And their villages are Artola, Cacique, Coco, Guacamaya, Huaquitas, Libertad, Matapalo, Nancital, Nuevo Colón, Obandito, Ocotal, Pilas, Playa Hermosa, Play-ones, San Blas, Santa Rita, Zapotal.

Climate

Guanacaste’s climate and culture are unique among Costa Rican provinces. It experiences little rain and consistent heat from November to April, and a wet season from late May to November. Tourists seek out the dry heat during the North American winter to enjoy the breathtaking Guanacastecan beaches. Its hot, dry climate makes tropical dry forests the province’s natural vegetation type. The one exception is the highland portion of the province which consists of the upper Pacific slopes in the Guanacaste Cordillera and the northern half of the Tilarán Cordillera. The cool, moist conditions along these ridges support luxuriant cloud forests.

The main reason for the diversity in Costa Rica’s weather is the various elevations at which diffe-rent parts of the country are located. For exam-ple, Guanacaste has a dry arid climate as it sits on the lowlands.

The perfect time to visit Guancaste is year around. No matter if you visit during the dry sea-son or during the wet season, both provide spec-tacular advantages. The dry season provides plenty of sunshine, while the wet season brings the trees into bloom with explosions of colors and fragrances. The hills become carpeted in brilliant green.

The Chorotega culture and the Spanish culture have successfully integrated; among the main cultural elements are their music, literature (folklore), musical instruments, bullfighting, and religious events.

The locals, also known as “Ticos”, are rich in culture. They have set a pace that mirrors that of the serene surroundings - such a pace where peace and calm abound. The locals are well known for their friendly nature and devotion to the preservation of the land in which they live. Ticos have a deep history and are proud of their heritage. Although the primary language in Costa Rica is Spanish, English is widely spoken, especially where tourism prospers.
