never a better time to buy to let…

The outlook for buy to let investors and existing landlords for 2012 is certainly looking bright. For new or moving tenants however the picture isn’t quite so great. They are likely to see ashortage of properties to choose from and continued rent rises in 2012. This means one thing, the private rental sector (PRS) is an entity worth investing in. The private rental sector is alsolikely to be the main beneficiary of the decline in Social housing, another reason to considerthat second property.

A little history

When the economy took a nose dive in 2008, buy-to-let fell very quickly out of favour as many investors were heavilyin debt. The trend at that time was to take a huge mortgage with a minimum deposit, but values dropped and thisput some investors under pressure, particularly if their property fell vacant for any period of time or needed repair. However, things have changed...

2012 the year of opportunity

The time has now come to re-visit this sector of the market. Base rates are still extremely low and look set tocontinue, house prices appear stable and demand from the rental sector is soaring. There is much to consider andat Lawlors we have the expertise, established over many years, and excellent financial contacts to help you launchand build your portfolio.

We can help find a property, arrange the finance and secure a quality tenant and even manage the property for you, sono special expertise is required from you as the investor. Our local area has a consistent demand for properties suitableto let, as our proximity to London and ease of travel on the Central Line makes Chigwell, Loughton, Woodford andsurrounding areas easily commutable to the City.

New developments are springing up throughout the area and this could be a perfect opportunity for Landlords totake advantage of this new stock. Buy-to-let may not be for everybody as you may take comfort from a saferinvestment with long-term savings through banks etc. However, there is a lot to be gained by being involved inyour own investment and owning a tangible asset such as a property and one which you can personally improve ifyou wish over a period of time. We firmly believe that provided you take the view that your buy-to-let investment isa longer term plan for your retirement or nest egg; we believe this is an ideal time to invest.

workmanship, our respect for our client and our

care for the smallest detail from our two founders.

Polish-born aesthete Antoine Norbert de Patek

wanted to create the most beautiful watches in

the world. His partner, the brilliant inventor Jean-

Adrien Philippe, dreamed of pushing back the

frontiers of watchmaking technology. Together

they laid the foundations of an exacting

philosophy that perpetuates and invigorates

Geneva’s great watchmaking tradition.

From 1839 onwards, fuelled by the volume of

know-how passed down from generation to

generation and the ceaseless drive to innovate,

Patek Philippe has maintained its place at the

forefront of fine watchmaking. True to the

founders’ values, it has set its own way – always

focusing on the long-term view.

To give lasting expression to that philosophy

of quality and ensure that it is transmitted to

the watchmakers, engineers and artisans of

the future, Patek Philippe has created its own

quality hallmark. The Patek Philippe Seal goes

beyond the Swiss watchmaking industry’s

recognized criteria. It is the only hallmark

applying to the entire watch – the movement

and the external elements – from concept to

after-sales service, including the way it is built

and finished and the checking of its functions

and rate accuracy.

Our company’s independence and family

ownership enable us to guarantee that we

shall never compromise in terms of the

perfection of our watches. Having presided

over Patek Philippe’s destiny from father to

son since 1932, we ourselves have all grown

up in and with the manufacture. We bear

the genes of Patek Philippe and out

devotion to our mission within the company

reflects our resolute intention of passing

down this heritage to future generations,

just as our clients pass down their watch.

The passage from third to fourth generation

in autumn 2009* confirmed that the links

are as strong as ever.

As the guardians of the Patek Philippe quality

and spirit, we shall do everything required to

continue producing “the most beautiful

watches in the world”.

of Art

An After several successful years in Wimbledon Village,

Caroline Burns decided to relocate her business,

Advocate Gallery to Ashtead, Surrey.

With a growing client base from Surrey, combined with living

and raising a family in the area, the time was right to make the

move. So when the perfect location presented itself, in the form

of the old bank in Ashtead, it was an easy decision.

“Historically banks hold a prominent position on the High

Street and are municipal in design. The building needed to

make a visual statement where the works of art can be easily

seen, as a lot of art is sold from the gallery window,” says

Caroline.

Employing the highly acclaimed architect Richard Gardiner

to draw up the plans for the space and project manage the

works meant Caroline’s vision to create a modern environment

which reflects the best of British contemporary fine art, was

made a reality.

Richard’s first priority was letting light into the building, this

was achieved by incorporating a full length glazed front and

two new display windows on the side wall, thus creating a dual

aspect frontage where work can be displayed in The Street as

well as in Grove Road and flooding the gallery with light.

But not everything was quite so straight forward, when it

came to the bank’s vault, structurally it was impossible to

remove as it has 3ft thick walls of reinforced high-density

concrete! But a solution was not too far away; it has been

opened up on two sides to create a darkened viewing area

featuring large subtle works that are muted in colour.

Crucial to achieving the overall ambience, it was essential

that everything in the building was black, white or glass, the

main design components seen in framing. Interior design

features, such as glass shelving, white furniture and lighting all

needed to compliment this and not detract from the artwork.

With her extensive experience of what customers like,

Caroline knew exactly the atmosphere that she wanted to

create, an art gallery that you don’t feel intimidated to walk into

or pressurized once inside; where you don’t need to know

anything about the "art-world" but simply know what you like.

“It’s important that when clients walk into the gallery they

are not ‘hit’ by a sales person, that they can browse an

exhibition and look for that perfect genuine piece of art, that

they connect with, at their own pace.”

Advocate Gallery aims to be the premier gallery in Surrey

specialising in the best of British contemporary fine art.

Establishing good relationships with those artists that they

exhibit is key to their success, enabling Caroline to select the

newest works first and in turn offer exclusivity to her clients.

“Exhibiting British art is something I feel strongly about,

there’s amazing talent in this country and to be able to

showcase the best of it is very rewarding.  I have always been

passionate about art and want the gallery to reflect this."

37

Page 40: Elite Homes Feb/Mar 2012 Edition

By not importing work, dealing in

reproductions or trading with mass market

suppliers, Advocate Gallery can offer

something unique to its clients.

Over the coming months the gallery will

be home to an ever-changing programme

of exciting exhibitions from established

artists, such as celebrated landscape

painter Chris Rigby. After painting the

rugged moors and mountains of north

England and Scotland, Chris had turned his

attention to the Surrey Hills. A selection of

his new work, an exploration of the Surrey

landscape, will be displayed exclusively at

the gallery this autumn.

Premiering new artists is also an area that

Caroline is dedicated to, “we are proud of

the fact that we have launched several

artists’ careers who are now enormously

successful today”.

It’s always preferable for a client to view

the work in person before making their

purchase, but with the busy lifestyles we all

lead this can sometimes be tricky. Advocate

Gallery can provide out of hours viewing at

the gallery or in your home. If you’re

hesitating about a purchase, work can be

loaned for a period so that you have time to

see how the piece works in different light and

in different hanging places.

In today’s financial climate, many clients

are also looking to invest shrewdly. Unlike

most luxury purchases that date and de-value

as trends pass, if you choose wisely, art can

work in exactly the opposite way. Advocate

Gallery is happy to guide you through the

process, “I am thrilled when my clients’

remark that not only does a piece continue to

give them great enjoyment, but they have

learnt that it is now proving to be a healthy

investment,” says Caroline.

Commissioning art is a growing area,

owning a piece of original art that has been

created for you is simply magical. Advocate

Gallery are very experienced in arranging a

commission for you, after all it's their business

to get it right!

Capturing a moment on canvas and

portraying a mood using the subtleties of an

artist's technique means you can have the

ultimate gift or family treasure created

exclusively for you. When a client visited with

a photograph from their honeymoon in the

French Alps, Candice Tait was the perfect

artist to translate this onto canvas by

capturing the wild energy and beauty of the

landscape. The result, a stunning work of art

that will be treasured forever.

“We’re extremely excited about relocating

to Surrey, not only will we be nearer to many

of our current clients, but are looking

forward to forming new relationships in and

around the area. I think we’ve created a

welcoming space in which to showcase our

works of art. I certainly enjoy walking into the

gallery everyday and hope others will too,”

says Caroline.

Conveniently located on the A24, between

Leatherhead and Epsom and close to Epsom

Racecourse and the RAC Club, there is ample

free parking for visitors.

Advocate Gallery grew out of Advocate

Art the leading artist agency, over 10 years

ago. Advocate Art was founded by Edward

Burns in 1992, starting out as an artist’s co-

operative, the business has grown into one

of the world’s leading artist’s agencies. Find

Elizabeth Baxendale travels to Lavenham in Suffolk to meet world-famous celebrity chef, restaurateur and television personality Marco Pierre White as The Angel at Lavenham opensits doors to become the latest Marco Pierre White Wheeler's of St. James's venue.

Mesmeric, magnetic, totally charismatic and attractively

dishevelled... yes it did not take his spell too long to work its magic!

At the time the youngest chef ever (aged 33 years)

to be awarded three Michelin stars, Marco Pierre White has gone

on to become a world-famous celebrity chef, restaurateur and

television personality. Noted as much for his fiery and

tempestuous personality as for his contributions to

contemporary international cuisine and his quite exceptional

culinary skills, Marco realised his dream to replicate one of the

great French restaurants at a still relatively young age.

“I opened my first restaurant in January 1987. In 1988 I got

awarded my first Michelin star. In 1990 I got my second. And in

January 1995 I got my third.”

On Thursday 15th September 2011 The Angel at Lavenham in

Suffolk opened its doors to celebrate its launch as Marco Pierre

White’s latest Wheeler’s of St. James’s venue and to raise

money at the same time for the most worthy of causes, the

charity ‘Help for Heroes’.

In November 2009 Marco flew to Afghanistan to cook an early

Christmas dinner for our troops on the front line, an oft-

unreported and little recognised fact. “It was a life-changing

experience,” he said at the time. “It was a very sad place and it

does move you. I decided to make the trip after visiting Basra

in Iraq in 2008. It was very much a morale-boosting trip,

cooking for 80 squaddies and handing out gifts. I also

presented a bravery award to bomb disposal heroes in Helmand

Province.” ‘Help for Heroes’ is indeed a cause which remains

close to Marco’s heart.

The Angel, an impressive Grade II listed building situated on the

corner of one of undoubtedly the most beautiful and tranquil

market squares in the country, was just one of the gems which

attracted Marco to put in a bid to purchase the portfolio of six

pub/hotel/restaurant businesses in Suffolk, Norfolk and Wiltshire,

all of which he successfully acquired from the Administrators of

the Maypole Group in March 2011. Marco’s acquisition of the six

businesses was a fantastic and very welcome result during what

was a particularly stressful and uncertain time for the Group’s

200-plus Eastern Region-based employees.

With refurbishments now also well-underway at The Lifeboat Inn

and The Old Coach House at Thornham in Norfolk (both sites

remaining open and with disturbance kept to a minimum, their

official launch nights planned for Spring 2012), Marco, as is

characteristic of him, is giving much of his time, passion and

energy in creating lovely environments in which visitors and

locals alike can eat, drink and be merry.

If the Lavenham locals thought Marco would be simply just a

name above the front door then they were very much mistaken.

He has become a part of the local community and it very

evidently gives everyone a real lift to see him walking about

both The Angel and Lavenham itself, affably rubbing shoulders

with all and sharing a glass or two when he has time.

The restaurant at The Angel now boasts a revamped and stylish

interior, the walls adorned with Marco’s own extensive collection

of JAKS and David Hughes bright cartoons and caricatures.

Elegant tables are dressed in warm antique lace exuding

affordable glamour.

Under Marco’s expert care and nurturing tutelage his young,

enthusiastic but experienced team, such as the very affable and

attentive Yorkshire-born General Manager Emma Bennett and

efficient and talented Head Chef Adam Pickard, are relishing the

opportunity of working with him and rising to the daily

challenges his high expectations present.

Says Emma, the perfect Front of House appointment for The

Angel, a girl with the ability to make one feel at ease and

welcome the minute one walks through the door, “To work with

someone like Marco is like a dream come true for me. To be able

to be part of something which is so brand new, to be able to

influence decisions and to see your ideas and thoughts evolving

and respected is incredibly exciting. I am still pinching myself!

He has such high standards and knows exactly what he wants.

It is very hard work but equally the past few months have been

so rewarding.”

The Angel offers quintessential yet affordable Marco Pierre White

dishes alongside fine wines and cask ales. Indulgencies such as

Parfait of Foie Gras, Raisin Sec en Gelée de Madère and Quail’s

Eggs Maintenon avec Sauce Hollandaise, Grilled Dover Sole à la

Salamander with Sauce Tartare and Creamed Potatoes as well as

the Wheeler’s of St. James’s renowned Classic Fish Pie with

Buttered Garden Peas. There is always an abundant selection of

delicious crowd-pleaser puddings as well as a choice of the finest

English Cheeses served with Branston Pickle. And should anyone

wish to stay a little longer, there is competitively-priced en-suite

accommodation waiting to be taken advantage of and enjoyed.

Marco’s quality table d’hôte menu is packed full of

the best Marco Pierre White Wheeler’s of St. James’s staples,

currently priced at £13.50 for two courses or £16.50 for three!

The Angel’s stunning Wheeler’s Sunday Lunch three-course

menu is even more fantastic value at £21.95! Or try the Wheeler’s

Sunday Supper which includes dishes like Omelette Arnold

Bennett with Sauce Mornay for Starters, Main Courses such as

South Downs Lamb with Gratin Dauphinoise or the absolute

classic Wheeler’s of St. James’s Fish & Chips.

Page 46: Elite Homes Feb/Mar 2012 Edition

The exceptional value-for-money and hospitality experience

which Marco is bringing to the table with his Wheeler’s of St.

James’s Inns is surprising many. So surprising in fact that guests

return as well as spread the word. The formidable and reliable

brands of Marco Pierre White and Wheeler’s of St. James’s,

combined with the experience and professionalism of a top

management team, create unique and exciting opportunities for

everyone involved in the new Horatio Inns Group of pubs, hotels

and restaurants.

It is clear that Marco makes many of his decisions based on

personal taste. He favours real ales and ciders to lager and, whilst

he encourages his chefs to source local ingredients wherever

possible, quality remains paramount.

At the launch party for The Angel barrels of Marco’s own ale,

The Governor, were enjoyed well into the night (as were

copious amounts of bubbly!)... possibly accounting for the

fantastic atmosphere both inside and outside the building!

Unlike many of his contemporaries Marco controls the entire

operation from the various teams involved to the artwork on the

walls. Every dish which appears on a Wheeler’s menu is his own

creation. Known in the trade as The Godfather, Marco is

relentless in his mission for spotting and fostering talent, innate

talent such as that displayed every time I chat with Emma!

The new Horatio Inns Group, despite still being very much in its

infancy, is already making its mark in the Eastern counties and

Marco, together with his invaluable management team, are

working long hours to make the new business both viable and

profitable by ensuring that only the best staffing teams are put

in place at each of the Group’s six pub/hotel/restaurants (five in

Norfolk and Suffolk and one in Wiltshire).

Group Operations Director Tristan McEwan comments “We are

all fired up and ready to put these four fantastic venues in

particular back on the map and we are really looking forward

to getting them all started but please bear with us a little while

longer as we make the necessary improvements which might

just occasionally involve a little dust and chaos!”

• The Angel Hotel, Lavenham, Suffolk

• The Lifeboat Inn, Thornham, Norfolk

• The Old Coach House, Thornham, Norfolk

• The Pear Tree Inn, Whitley, Wiltshire

The long-term vision for Horatio Inns is to develop a portfolio

of freehold premium country inns and small boutique hotels

across the UK. At least four out of the first six will be trading

under the established Wheeler’s of St. James’s brand with all

six in time completely refurbished to reflect the unique

personality and style of Marco Pierre White.

One girl left Lavenham that night impressed, entranced and

perhaps even enthralled not only by the enfant terrible himself

but by having met with the most charming of gentlemen, a

culinary genius and a true professional. Yes Marco has

exceptionally high standards, yes he knows exactly what he wants

and yes he knows exactly how he is going to get what he wants!

OYST E R !The UK’s most successful builder of large series-produced cruising yachts, Oyster have more than earned

their well-deserved worldwide reputation for quality and luxury. Now for the first Oyster Superyacht!

which successfully completed her sailing trials aheadof handover to her owners in October. Sarafin'slaunch marks the successful conclusion of the firstphase of a long-term project, which has broughttogether the strong, award-winning trio of DuboisNaval Architects, Oyster Group and RMK Marine.

This combined experience has produced aSuperyacht that matches the best in the world andoffers every customer the opportunity to enjoy thesmoothest process available for getting afloat, providing a sophisticated entry into Superyachtownership. The concept, launched in the heyday ofthe pre-recession world, is even more appropriatetoday; building a one-off custom superyacht is achallenging venture. The market, during recession, has seen the determined buyer move larger, into 50m- 100m sailing yacht projects. The Oyster-Dubois-RMK series-produced offering of the Oyster 100 andOyster 125 gives a purchaser, who wants a morepredictable and faster means of owning a provenSuperyacht, a less time-demanding (during build)solution of getting afloat.

Oyster’s head office is based in Suffolk withoffices in the USA, Germany and now most recentlythe Mediterranean. Oyster also work with a numberof respected marine industry professionals in Asia,Italy and Russia who act as company representatives.

Founded in 1973, Oyster Marine haveestablished themselves as international marketleaders of world-class cruising yachts. With theirdistinctive Deck Saloon design, Oyster yachts arerecognised throughout the sailing world for quality, comfort and performance.

Frequently seen sailing the River Orwell en routeto the Oyster commissioning marina, these daysaround half of their new construction is for existingowners. This loyalty sends a strong message to newcustomers thinking of joining what they like to referto as ‘the Oyster family’.

Owning an Oyster is almost a right of passage.A passport to that ‘special place’ in life where you cantruly relax and enjoy yourself to the full.

In fact, the Oyster ownership experience is like noother because, for nearly forty years, Oyster Marinehas built more than 1400 yachts for people with thedesire and ambition to live their own personal dreamon the water. Each with a passion for sailing, a spiritof adventure, a real enjoyment of family activities, strong friendships and good living, not to mention akeen appreciation of the very finest in craftsmanshipand luxury. Of course, sea-kindly handling, sparklingperformance and ocean-proven cruising ability areother attractions within this seductive mix.

As a result, the Oyster marque is now widely-recognised and respected around the world, not only

for the uniqueness of its deck saloon designs, but forunmatched build quality, supreme performance anda quite outstanding level of customer communicationand after-sales support.

Oyster originally introduced the term DeckSaloon to the nautical vocabulary and, although theconcept has since been widely emulated, they are stillthe unchallenged leaders nearly four decades later.Rob Humphreys, one of Britain’s best known andlongest-established naval architects, is responsiblefor all the yachts in the Oyster range from the 46 tothe new 885, whilst with the new Oyster Superyachts, the 100 and 125, Ed Dubois, acknowledged as one ofthe world’s foremost Superyacht designers, was anobvious choice to lead the Oyster team in thedevelopment of the ultimate Oysters.

From the very beginning, Oyster’s mission hasbeen to build an international reputation for supremestandards of design and build, blended withoutstanding levels of customer service and after-sales support. The pursuit of true excellence is anever-ending voyage, but one to which Oyster istotally committed. When you choose an Oyster, youchoose excellence - not mere quality.

Today’s Oysters are very different to the yachtsbuilt over 35 years ago, but the core values ofstrength, seaworthiness and a multitude of practical, seamanlike features remain, testament to theexperience gained from sailing hundreds ofthousands of miles in Oyster yachts.

The all-important relationship between designerand builder is crucial to the success of any project. We now have over 50 yachts afloat of 100ft and overin the world, and this experience combines with thatof the best shipyards to keep the quality at the top.

We are therefore delighted that Oyster havejoined this club and we look forward with confidence and excitement to see the Oyster 125 also reaching completion."

Ufuk Güçlü, General Manager at RMK shipyard said:

"RMK Marine has always believed in the benefitsof this unique partnership. It is a very specialopportunity to work with Dubois and Oyster and it isvery satisfying the potential has been realised.Working closely together as a team, each party hasbrought its own special contribution to the endproduct and through this teamwork we are providingwonderful yachts for the clients. We are certain thatthis team will continue to enjoy success together.

For RMK Marine, our aim is always to provideuncompromising quality and craftsmanship. Havingcompleted our first Oyster yacht in composite, we areproud to have built in all the major build materialsused in the superyacht sector, including steel, aluminium and now composites for both motor andsailing yachts, which demonstrates the unusually widecapability of the RMK yard. We will keep on pushingforward and aim to deliver superb quality yachts toour clients and we look forward to launching the nextOyster superyacht in the near future."

Oyster would like to thank all its suppliers for theirhelp in developing the Oyster Superyachts, inparticular North Sails, Lewmar and Hall Spars.

www.oystermarine.com

By selecting a series-produced yacht, ownersshare the benefits of proven design, construction andengineering, and can devote their attention tostamping their individuality on the interior. Oyster'scommitment to build these superyachts to Lloyds+100A1 G6 MCH and MCA LY2 classification, the moststringent in the world guaranteeing the structuralintegrity and engineering of each yacht, is not onlythe highest endorsement of the Oyster Superyachtfleet's quality of construction, but underpins thecontinued value of each owner's investment.

The Oyster 100 is designed with the specification, features and classification of very much larger yachts. The standard accommodation layout offers threestaterooms aft and two crew cabins forward.

A raised saloon offers a panoramic view andleads forward and down to a more intimate loungeand separate dining area. Forward of the main livingarea is the crew mess, galley and two crew cabins. Asix-cabin variant is also available, offering a fourthdouble guest cabin forward, in addition to the twocrew cabins.

Sarafin will spend some time in Palma, Mallorcabefore heading for a winter season in the Caribbean. She is expected to take part in the St Barth's BucketRegatta in March 2012.

Oyster CEO, David Tydeman commented:

"Oyster Group is world renowned for itscraftsmen built and solidly engineered blue-watercruising yachts. What is less well known is that Oysteralso owns Southampton Yacht Services, a yardspecialising in classic Superyacht refit and

refurbishment. Oyster Group was already in the'Superyacht market' prior to the launch of the Oyster100 and 125, and by teaming up with Dubois andleading shipyard RMK Marine, builders of the awardwinning 52m ketch, Nazenin V, has given us theopportunity to challenge all parts of Oyster Groupand pull together its hidden talents.

Of course, creating such a start-up in the currentglobal economic conditions, has been a toughchallenge, which we've risen above and delivered. I'mintensely proud and somewhat in awe of the Oysterand RMK team who has made this happen in the faceof regular scepticism from the established marketwho naturally want to resist a newcomer!

The Oyster 100 is not simply a large Oyster 82,we have raised our game and risen to the challenge, entering the premier league of engineering andshipbuilding large yachts. The new Oyster 885, whichwill be on the water in 2012, illustrates that what weare learning from entering the Superyacht market isalready enabling Oyster to enhance our whole range– from the Oyster 46 to the Oyster 125."

Ed Dubois writes after visiting the completedOyster 100-01:

"I was very happy as I left the shipyard in Istanbul, having seen the first completed Oyster 100. It iswonderful how Oyster have managed to combinetheir reputation for building strong, seaworthy craftwith the quality and finish that is now expected in thebest sailing Superyachts. As designers, we are ofcourse full of admiration for the builders of our craftand at the same time very particular about who wework with.

INTERNATIONALLY-RENOWNED ARTIST

ANNA BOULTONwe ask what makes her t ick?

Enticed by the oceans, Anna Boulton captures the thrill of racing in her paintings. A keen sailor from a young age, she has nowfinally got the chance to combine her love for art and sailing. Currently based in Antigua (West Indies) and England, Anna is

regularly commissioned by yacht owners to produce paintings of (and for the interiors of) their boats.

Oil on Canvas - Stormy Catlins Beach, NZ

What inspired you at university?During my degree course, I spent time at the Accademia di Belle Arte in Venicewhere I fell completely under the spell ofVenice and, seeing the super yachts mooredoff the Piazza San Marco, I knew I had to beinvolved with boats and the sea again.

Did you go back to Venice afteryou graduated?Yes, as soon as I completed my degree Ireturned there to do an internship at thePeggy Guggenheim Art Museum where Iexpanded my knowledge of earlytwentieth century art and spent much ofmy time photographing the architectureand canals of the city.

How did you get involved with sailing? My early years were spent in the Middle

East on the shores of the Arabian Gulf

where I learnt to swim and surf almost as

soon as I could walk. When I was eight

years old, my parents bought me a little

single-handed sailing boat (a “Topper”)

and by the time I was nine I was racing

with the other expatriate children in and

out of the harbour.

Were your parents keen sailors?Yes, they both raced high-tech catamarans

very successfully, competing in a number

of international championships.

Have you sailed competitively? I spent my teenage years living around

Chichester Harbour where every summer

I would race dinghies at Itchenor and

Bosham Sailing Clubs and at Cowes on the

Isle of Wight.

Do you still participate in racing?Yes, I recently had the great pleasure

of racing aboard the beautiful sailing

yacht ‘Bolero’ for the Antigua Classic

Regatta.

What encouraged you to paint andwhere did you learn? From an early age the warmth and

stunning colours of the Arabian Gulf and

the sight of the old sailing dhows

sparked off a great affinity with the sea.

It was always clear to me that art was

the direction I wanted to follow. I gained

a BA (Hons) in Fine Art at Falmouth

College of Art and Design.

Anna Boulton - Working in Palma

Your portraits are stunning. Do youexperiment with different techniques inyour paintings?I work predominantly in oil on canvas or

wood and, for my abstract work, acrylic and

mixed media, throwing in the odd piece of

Kevlar sailcloth.

In New Zealand I produced a number of

paintings based on the America’s Cup yachts

and was very happy to be given an old

America’s Cup sail to incorporate into the

work. In this series I experimented with light

reflecting paint to recreate the effect of light

as it touches the sails and the sea. These

paintings change dramatically as light hits the

surface from different angles. I also like to try

new techniques on canvas, such as adding

and overlaying structures of the yachts.

And what would you say your crucial aimis in your work? The sea remains a constant theme

throughout my work and I aim, in particular,

to portray the thrill and excitement of the

race, with hulls smashing through the waves

and spray flying across the canvas.

Anna BoultonE-mail: [email protected]

first commission. From then on I followed

the yachts from the Antipodes to the

Mediterranean and the Caribbean, moving

with the seasons and painting yachts in

some stunning locations.

You’re extremely well travelled! Whereare you currently based? I know I’ve been lucky to have seen the

places I’ve seen.  I am currently based in

Antigua but during the summer of 2011

I was painting in Palma (Mallorca).  At

the end of September 2011 I was in

St Tropez for the Classic Yacht Regatta,

photographing and crewing on the

beautiful sailing yachts that race in the

Mediterranean. I plan to put together a

body of work over the next year based on

the photographs I took there.

Have you exhibited your work?Early in 2011 I set up a studio in Antigua,

West Indies where I exhibited in the

prestigious Jumby Bay Resort. I was also

invited to be a sponsor for the Super Yacht

Regatta in the British Virgin Islands where I

presented one of my paintings as a prize.

I am due to have solo exhibitions at

Harmony Hall in Antigua at the beginning

of January 2012 and again at Jumby Bay.

How did you become a professional painter? After Venice, I spent several years crewing

on yachts around the world, but art was

always in the back of my mind and, when I

had saved enough money, I set up a studio

in Queenstown, New Zealand, where I began

painting in earnest, inspired by the fabulous

scenery of the South Island. There I found a

lucrative market in painting lakes and

mountains for tourists and in producing

portraits of local people’s dogs with an

occasional farmer’s prize sheep! It was at this

stage I found I could make a living purely by

painting. My confidence grew and I was

approached by various galleries wanting to

display my work.

Why did you leave Queenstown, New Zealand? After four years in Queenstown, even

though I was inspired by the spectacular

lakes and mountains of the South Island, I

missed the sea and sailing, so I headed for

Auckland in the North Island.

When were you first commissioned topaint a ‘yacht portrait’?When I arrived in Auckland I caught up

with the yachting fraternity again and it

was whilst I was there that I received my

RON ARAD ArchitectsRon Arad Architects was

established as an independent

practice in May 2008, branching

out as a daughter company of

the long established design

studio Ron Arad Associates.

The two studios share the same building

in Chalk Farm in London, and enjoy the

frequent overlap of interests, activities

and knowledge this proximity offers. The

practice comprises a team of 10 architects

and architectural assistants, under the

directorship of Ron Arad, Caroline Thorman

and Asa Bruno, and has recently completed

two new-built works; the Mediacité in Liege

and the Design Museum Holon in Israel.

Ron Arad Architects’ thinking, form-finding,

volumetric design and realisation draws on

resources and materials that have been at the

source of experimentation by the practice

Page 63: Elite Homes Feb/Mar 2012 Edition

Blueprint, Architectural Digest, Mark Magazine,

Building Design, Interni, to editorial coverage in

the New York Times, Time Magazine and The

Independent, to name a few.

Born in 1951 in Tel Aviv, and educated at

Bezalel Academy of Art and Design in

Jerusalem, and later at the Architectural

Association in London, Ron Arad co-founded

the Covent-Garden-based One Off Studio with

Caroline Thorman in 1981, and later the design

and architectural practice Ron Arad Associates

in 1989. In 2008, Ron Arad Architects was

established to cater for the expanding

architectural activities of the studio.

Ron Arad’s constant experimentation with

the use and potential of material and form,

and the radical questioning of the limits of

structure, discipline and convention in the

making of studio pieces, art and architecture,

has placed him at the forefront of

contemporary creative culture.

Over 3 decades, Ron Arad has also held

various influential academic roles around

Europe, and until last year, acted as Professor

and head of the Design Products department

at the Royal College of Art in London.

Ron’s work is represented by numerous

galleries around the world, and regularly

features in Art Basel, Frieze and other

renowned international art fairs and auction

houses worldwide.

since its inception in 1981 as ‘One-Off Studio.’

The experimentation with and questioning of

the limits of construction engineering, the

celebration of the integrity and character of

the materials employed in projects, and the

often radical re-conception of form, are key to

the activities of the practice. Supporting this,

they have extensive experience working at

both the large and small scale around the

world, and have extensive knowledge of the

challenges and opportunities that need to be

addressed in architectural projects. They

create cohesive solutions that connect people

to the built environment through the synthesis

of the small with the large; from the small

scale of furniture and public art, through to

the large scale of the building.

Ron Arad Architects think imaginatively and

inventively about the design of public places

and buildings and work collaboratively to

ensure that solutions fit with their clients’ vision

and the sites’ constraints and opportunities.

A number of projects are currently at

tender stage and are due to go on site in the

course of 2011, with 154 Ha Yarkon Street

being the first. The practice is currently

working on a number of new projects in

France, Italy, Belgium, Israel, Morocco. and the

UK. The practice’s work has also recently

been showcased as part of the Ron Arad: No

Discipline exhibitions at the Centre Georges

Pompidou in Paris (November 2008) and the

Museum of Modern Art, New York, which was

the most visited architecture and design

exhibition worldwide in 2009. Most recently

the ‘Restless’ exhibition at the Barbican

Centre in London showcased a diverse

collection of industrial design, studio pieces

and architectural projects. Further exhibitions

are scheduled for the Stedelijk Museum,

Amsterdam (2011) and the DMH Israel (2012).

The prolific and pioneering work carried

out by the combined Ron Arad Studio over

3 decades in the fields of design, art and

architecture, has culminated in a series of

high-profile retrospective exhibitions at the

Centre Georges Pompidou in Paris (No

Discipline, 2008), Museum of Modern Art in

New York (No Discipline, 2009), and at the

Barbican Centre in London (Restless, 2010).

Combined, these have attracted over a million

visitors, and have broken longstanding

attendance and ticket sale records in the field.

The recent completion of both the

Mediacité project in Belgium, and the Design

Museum Holon in Israel has enjoyed extensive

and enthusiastic coverage in the media, from

international television coverage in the BBC

and ABC News, to lifestyle magazines such as

Vogue, Wallpaper, Elle Decoration, Glamour,

AN INTRODUCTION TO SMARTHOME TECHNOLOGY

Smart Home Technology is a very broad subject, but in this

guide we will cover some of the main benefits that a smart

home system can bring to your property.

In short, Smart Home Technology is the art of providing an

easy to use and intuitive interface to control every aspect of

your home. This can be done manually upon user command,

or can be automated when certain parameters are met.

With the advances in technology, it is now easier than ever to

take full control of your home from in wall and wireless touch

panels, your smart phone or even remotely via the internet

from the other side of the world.

We could fill pages about the possibilities of what smart home

technology can offer, as it gives you the ability to do pretty

much anything you desire, but below are some of the more

common applications.

Multi Room Audio

Multi room audio is all about giving you the flexibility to listen to

what you want, where you want, and when you want. So, for

instance, if you are in the kitchen and would like to listen to Radio

4, you could simply use a wall mounted touch panel to select

this as your chosen audio and it will instantly fill the room with

rich, warm sound through discreet in ceiling speakers.

At the same time, someone may be relaxing in the bath and

want to listen to a new album that has just been released. Even

if you have never purchased or owned this album, the latest

technology will allow you to search for any album, artist or genre

from online music services and stream it straight to that room.

This effectively gives you a CD collection of almost all the music

ever recorded in the world! You can listen to different music at

different volumes in different rooms all at the same time.

Multi Room Video

A multi room video system will allow you to put all of your

video sources (Sky boxes, Blu Ray Players, Movie Servers etc)

in one centralised hub that can be concealed out of sight. This

not only reduces the clutter of having video components in

every room of the house, but also gives you the flexibility of

being able to watch and control any of the video sources from

any TV. One benefit of this is the ability to assign a personal

Sky/Cable box to each member of the family so that your

teenagers don’t end up filling up your Sky plus with endless

hours of “Pimp my Ride”.

Intelligent Lighting

An intelligent lighting system gives you the ability to perform

various advanced features as well as some practical ones that

can both save energy and provide additional security. Some of

these benefits are:

• The ability to set scenes to suit various moods and activities

such as “Dinner Party” and “Cleaning” scenes.

• “All off” function for when you are leaving the premises or

going to bed.

• Holiday Mode that will reflect you normal lighting routine

whilst you are away to deter burglary.

• Can be set to operate all circuits at a maximum of 90% of full

power which will double the lifespan of standard light bulbs.

• Can be programmed to show a low level “Lightpath” to assist

young children in finding the bathroom at night.

• Will integrate with your fire/security system to turn all lights

on in the event of an alarm being triggered.

HVAC Control

HVAC stands for Heating, Ventilation and Air Conditioning and

gives you the ability to manually control the comfort settings

of your home or have the house intelligently and automatically

do this for you. It can also work in conjunction with other

aspects of the Smart Home, such as closing blinds in sunny

weather to keep rooms cool rather than let an expensive to run

air conditioning system fight against the sun’s rays.

Home Cinema

This is probably one of the most prominent smart home

upgrades and, with the arrival of 3D High Definition is now

more popular than ever. Systems can cost from £5000 for a

basic flatscreen and surround sound set up and rise to well

over £250,000 for a full THX reference quality screening room

with all the bells and whistles. When teamed with a control

system such as Control4 or Crestron, a cinema room can also

perform intelligently. With one button press, the lights can dim,

curtains close and the control system will set all equipment to

the correct settings and start your movie. If you pause the

movie, lights can come up to a predetermined level to allow

viewers to easily navigate their way to the fridge for

refreshments. As this is one area where the cost range is so

expansive and you really do get what you pay for, it is

important to ensure that you speak to a specialist installation

company who can explain and demonstrate what you get at

different levels of expenditure.

Security & CCTV

Integrating a home control system with your security system

has many advantages. It will allow an alarm to trigger other

home systems to activate such as turning all lights on and the

system can even be programmed to alert the owner by SMS

text or email that an alarm has been triggered. You can also

view your security cameras from any TV in the house or even

via your smartphone or laptop from anywhere in the world.

Gate and door entry systems can also be incorporated into

your Smart Home system. When a visitor presses a call button

on the gate entry unit, the system can bring up two way

audio/video interaction with the visitor from in wall

touchpanels and even wireless touchpanels. This will allow you

to vet visitors before giving them access to your property.

Conclusion

With the rapid advance in technology, Smart Home systems

are now more desirable, flexible and easy to use than ever. Not

only do they provide their owners with a wealth of multimedia

entertainment opportunities, but they also give real world

lifestyle, comfort and energy saving benefits.

When choosing a supplier for any aspect of your Smart Home

System, we advise that you make sure that they are an

accredited member of CEDIA, the Custom Electronics Design

and Integration Association. This will ensure your solution

provider complies to a rigorous set of standards required by

the industry and that they have the knowledge and

Bartholomew Landscaping were appointed as

design and build contractors after being

recommended to our client by their Architect

Marc Deaves.

After purchasing the adjacent property

and completing a refurbishment of their

newly combined buildings to an extremely

high standard, our clients then turned their

attention to the neglected patio garden.

Bartholomew’s brief was to reflect the

quality of the interior while creating a stylish

entertainment area, which was ultimately low

maintenance.

With the removal of the dividing wall, the

new walled garden extended across the

combined width of the entire building, which

enabled it to be viewed and accessed from

the kitchen and main reception room via

double doors opening directly into the space.

Additional access was also created from a

first floor roof terrace via a newly installed

spiral staircase.

Bartholomew Landscaping solution

It was agreed that a rather informal design

with a Japanese feel would be most

appropriate. With this in mind, for the main

paving area, we used mid grey granite paving

in coursed random widths and lengths and

black granite was selected to emphasise the

strong linearity of the pattern.

An eye-catching black granite water

feature gives the courtyard a central focus.

Beautiful benches with integral lighting were

sourced from Miramondo in Germany. We

also incorporated a sculpture specifically

purchased by the client for the garden

The Japanese theme was again reflected in

the planting. Clipped cloud topiary trees

provide a superb visual interaction with the

hard edges of the granite paving. In turn,

bamboo and evergreen flowering climbers

add a soft, natural dimension to the walls, and

river washed rounded pebbles and sculptural

boulders add contrast to the surfaces.

Strategic remote controlled lighting changes

the mood of the garden for night-time use. An

integrated irrigation system ensures that

maintenance is kept to a minimum.

Drainage is managed by the inclusion of a

concealed slot drain running the width of the

garden that replaces a mortar joint and new

gully covers were hand crafted to replace the

standard metal grates. Recessed manhole

covers have been incorporated with superb

masonry completing the overwhelming

feeling of quality.

The National Stud stands on 520 acreson the outskirts of the Suffolk town ofNewmarket which is known as the

The origins of The National Stud actuallydate back to 1915 when Colonel Hall Walker(later Lord Wavertree) presented hisThoroughbred stallions, mares, yearlings, foals and horses in training to the BritishGovernment as a gift. This gift was made onthe understanding that the Governmentpurchased from him 1,000 acres of land atTully, Co. Kildare, Ireland. The original aimwas to establish a British National Stud thatwould supply high-quality lightweighthorses for the Cavalry. However, given thechanging nature of 20th Century warfareand its increasing levels of mechanisation, the need for these horses declined soonafter the project was started. The British Government decided to retain theStud and focus on breeding high-qualityThoroughbreds for racing instead. Successcame quickly to the new operation;Blandford, who was foaled in 1919 and bred

by The National Stud, became one of themost successful sires of the 1920s and 30s,breeding 11 Classic winners including 4 Derbywinners. Other Classic winning products ofthe early National Stud included Royal Lancer,Big Game, Chamossaire and Carrozza.Ownership of the Stud transferred to the IrishGovernment in 1943 and The National Studmoved to Sandley Stud in Dorset and anoverflow site at West Grinstead in Sussex.

In 1963 the newly-established Levy Board wasdirected to run the Stud and five hundredacres in Newmarket were leased from theJockey Club in order to build a state-of-the-art facility. Peter Burrell (Stud Director at thetime) was responsible for the layout of yardsaround the Stud as they are seen today andthese blocks were named after well-known19th Century Jockey Club members. The newsite of The National Stud was officially openedby The Queen on 17th April 1967.

1973 saw Paul Mellon’s brilliant Mill Reef retireto the Stud to begin a hugely successfulcareer as a stallion. During his illustriousracing career Mill Reef won the Epsom Derby(1971), the King George VI & Queen ElizabethStakes at Royal Ascot, the Prix de l'Arc deTriomphe and the Coronation Cup. During histime at stud he sired two Derby winners -Shirley Heights and Reference Point. Today astatue of him stands in front of the StallionUnit in memory of this great racehorse.

In April 2008 the Jockey Club acquired TheNational Stud. As well as beginning a newchapter for the organisation it marked anotherpolitical shift as the Stud became a privatecompany, no longer being owned by the state.

The National Stud continues to stand stallionsof the highest calibre which produce offspringwho have achieved prices of nearly £200,000each in the sales ring and who have won racesall over the world at the highest level.

The current flagship stallion is BahamianBounty who is 17 years old and whocommands a stud fee of £10,000 per mare!Other stars include Cockney Rebel, who wonthe 2000 Guineas just across the heath atNewmarket’s Rowley Mile Racecourse in2007, and Pastoral Pursuits who won evencloser to home when in 2005 he wasvictorious in the July Cup which is run on theJuly Racecourse adjoining the Stud itself!

The Stud also boards mares for their ownerswhile they produce their foals and visitstallions in the Newmarket area. Thebreeding season starts each year on 15thFebruary and runs until its official end on 15hJuly. The Stud has facilities to board 200mares and their foals and provides servicesnot only to look after broodmares but alsoto sell people’s horses at the many largepublic auctions around the country.

The Stud’s full-time education and trainingprogrammes started in the mid- 1980s andcontinue to be extremely well-respected tothis day. They represent the main access forStud staff into the Thoroughbred breedingindustry. The Diploma in Stud Practice and

Management is a 5-month residential courseaimed at people with experience in theThoroughbred industry who wish toprogress and gain experience to become theindustry leaders of the future. There is alsoan entry-level programme called theApprentice Course (also residential). Therehas been significant investment in thestudent programmes in recent years and theStud now boasts not only a state-of-the-artlecture theatre and stable complex for thestudents’ use but also a brand new 24-bedroom accommodation facility.

Perhaps the most intriguing aspect of TheNational Stud is the farm’s decision to openits doors to the public each day so anyoneand everyone can learn about breedinghorses and see how a commercial stud farmoperates. The National Stud opened its gatesto the public for the first time in the mid

1970s. To this day it remains the only workingstud farm in the UK allowing individuals, small groups and large parties the chance tosee behind the scenes of the industry.

Public tours run twice daily from 15thFebruary until the end of September andthen once a day until the end of October.Visitors are able to experience day-to-daylife on the Stud and at different times of theyear they are able to see young foals, maresand yearlings as well as the Stallions out intheir paddocks. Their resident equine legendis 2004 Grand National winner AmberleighHouse who was trained by Ginger McCain(the trainer of the most famous GrandNational winner in history - Red Rum).

For the 2012 season, The National Stud hasexpanded its range of tours so that pre-booked groups can arrange to visit a host ofattractions in the town during their visit toNewmarket. These specialist tours include avisit to the famous Newmarket gallops; visitsto trainers’ yards and veterinary hospitals;tickets to see bands and pop groups playingat Newmarket Racecourse on summer Fridaynights; trips to the start of races; access to theweighing rooms at the racecourses and visitsto sample the historic and beautiful JockeyClub Rooms amongst many others - thepossibilities really are endless!

In addition to the tours, Wavertree’s Coffeeand Gift Shop is open all year round forbreakfast, lunch and afternoon tea. All thecakes are home-made and the food isfreshly cooked to order. The gift shop notonly boasts unique gifts for all ages but itoffers an extensive collection of equestrianart displayed on the walls to suit all budgets.

In 2010 the Stud introduced an innovative“Artist in Residence” scheme whereby alocal artist uses the Stud as an open airstudio. Visitors can observe the current artistChris Winch at work most days and they canalso see and buy examples of his work fromhis pavilion gallery next to the Coffee Shop.

Tours of the Stud are taken both by coachand on foot with your own experienced

guide; tours last around 1hr 30mins. Thepopularity of the tours means it is essentialto book in advance but the friendly Toursteam are happy to accommodate coachesand large groups by appointment along withany special requirements visitors may have.

Tour times:11.15am and 2.00pm daily from 15th Februaryto end of September (groups and coachesby arrangement).
