Elk Haven Ranch

Elk Haven Ranch is a hideaway within the vast mountain wilderness of Cibola County, New Mexico. This 4,320 deeded acre sanctuary is located on the southwestern slope of the Zuni Mountains, near the quiet Village of Ramah. The Cibola National Forest adjoins the northern and western ranch boundaries along a four-mile frontier providing access to thousands of acres of fabulous national forest land.

Elk Haven Ranch is located 50 miles southeast of Gallup and 58 miles southwest of Grants. It can be accessed by exiting I-40 at Grants or Gallup. The Grants exit, 60 miles west of Albuquerque south via New Mexico State Highway 53 is a scenic 50 mile drive to Ramah. From Ramah, the ranch is an 8 mile drive over gravel and dirt roads. The journey from Grants to the ranch traverses some of New Mexico’s most enchanting landscape. This region is the southern reach of the vast and beautiful Colorado Plateau. You’ll see the Malpais, distant mountains, rolling hills with beautiful rock outcroppings, stunning Ponderosa forest, colorful sand stone mesas, cross the Continental Divide, pass by Inscription Rock and El Morro National Park.

Elk Haven Ranch is near the Ramah Navajo Indian Reservation and the Zuni Indian Reservation. Amazing ruins and cliff dwellings of these ancient people are a few of the spectacular sights viewed in route to Elk Haven Ranch. In the vicinity is evidence of the first European explorers of this area, most notable is the Spaniard Don Juan de Oñate who in 1605 passed through the area and inscribed his name on the lower reach of the soaring 200 ft. El Morro sandstone mesa. El Morro, later nicknamed Inscription Rock and now the focus of El Morro National Park became a popular camp site for travelers along what is known as the Zuni Trail. More than 1,000 inscriptions are written in stone representing a virtual history book and evidence of the sanctuary this resourceful land area has provided mankind throughout history.

Hidden within this seemingly endless wilderness expanse is the Elk Haven Ranch. As the name suggest Elk Haven Ranch is an “Elk Haven”! This is one of the larger contiguous tracts of deeded land within New Mexico’s Game Management Unit 10 Core Occupied Elk Range. This region contains the world class Zuni Elk Herd and is a high demand hunt area coveted by the fortunate bow and rifle hunters.

Elk Haven Ranch was authorized 15 land owner Elk Permits from the New Mexico Wildlife Management Division for the 2010 hunting season. This allotment provides 3 mature bull permits, 6 either sex bow permits, and 8 antlerless permits. Other wildlife identified within the ranch are trophy mule deer, Merriam turkey, Black Bear, Mountain Lion, Bobcat, coyote, mountain bluebirds and many other colorful birds.

The diversified mountain topography includes numerous canyons, meadows, steep slopes, and ridge tops. The ranch lies along the Continental Divide west slope and Oso Ridge of the Zuni Mountains. Elevation ranges from a low of 7,354 ft. to 8,600 ft. At the upper elevations, the southern view shed from the ranch is sensational. On a clear day you can see far south observing the distant Datil and Allegres Mountains, the nearby El Morro, many colorful mesas, and Zuni Reservoir. This is a sparsely populated area that remains wild, scenic and full of adventure.

Vegetation of the ranch is best described as pristine forest. Vegetation at and above 8,000 ft. is predominately Ponderosa Pine Forest. This site has beautiful open piney grass meadows, occasional aspen glades, springs, water holes and provides a sensational habitat and corridor for wildlife.

The lower elevation, predominately the southern slope, is a brushy forest of piñon, juniper and oak. The forest understory contains many grasses, shrubs, woody plants and is a natural sanctuary for wildlife. The meadow lands consist of many palatable perennial native grasses; wheat grass being predominate, annuals and many colorful wild flowers.

The water shed that supplies the ranch drains southwesterly off the Divide toward the Zuni Reservoir. The many canyons traversing the ranch, supply numerous seeps, springs, and earthen tanks. Two domestic water wells have been developed and are operational. These are located nearby the lodge.

Improvements are predominately located within Section 15, within a scenic grassy meadow along Oak Hollow. The Ranch lodge built in 2003 is a comfortable, roomy, 1,984 sq. ft. structure with a loft sleeping area. There are additionally 3 bedrooms, 2 baths, laundry/well room, spacious living area. Construction is a rastra built frame (insulated foam sandwiched between metal sheets) with log post and beam roof support. The roof has a pro-panel metal cover. Water is provided by a domestic well equipped with an electric submersible pump. Nearby is a 1999 double-wide Solitaire. It has a separate domestic well and septic system. These are quality low maintenance ranch improvements.

Location of these improvements is within the Elk Haven Preserve Subdivision, which is comprised of 76 lots and three large tracts. All lots are within Section 15 which is all part of and within the boundary of Elk Haven Ranch. The lots are typically 5 to 6 acres and the 3 tracts are 62, 65 and 94 acre parcels. This is a platted Cibola County approved rural subdivision. This asset provides significant land use opportunities and potential tax benefits for the Elk Haven Ranch ownership.

Electric service is provided by Continental Divide Electric Coop. Electric service and a service road have recently been extended through the ranch to the adjacent property. This is a significant site improvement that provides good access across the ranch. The utility provides electric power to lots already platted in Elk Haven Preserve and continues through parts of Sections 14 and 11.

Overhead expenses of the ranch are minimal. Annual real estate taxes are approximately $11,325 with $5,982.46 allocated to the Elk Haven Preserve Subdivision.

The scenic pristine beauty, wildlife haven, development potential, recreational land use and investment quality of Elk Haven Ranch stand alone! The ranch is remote, private, yet within good proximity of Albuquerque and Santa Fe. If you’ve been searching for a great real estate investment opportunity or hunting ranch, then set your sights on the Elk Haven Ranch, your search may have ended!

Elk Haven Ranch is offered for a cash sales price of $6,912,000.00 (only $1,600. per acre +/-)
